The owners are available throughout the day to help you with any questions. Breakfast is made to order for you so allow forvtime to enjoy it in the morning. Not a chatty person? The other guests will respect this. A place to make new friends and bump into eachothercsome time later. Convieniatly located.

Beautiful b&b with great hosts. Designed to be a bnb, the rooms were comfortable and functional. Although in the middle if the city, the lush courtyard was quiet and peaceful with birds and other nature sounds. The hosts were very welcoming and helpful in planning things to do in Chiang Mai. Location had a good variety of restaurants nearby and doable walking distance to a large mall and old town, though grab is also easy and inexpensive.

Staying at PJ's Place in Chiang Mai was one of the highlights of my 2 week vacation in Thailand. The owners Peter and Jiab were present whenever I needed them. They provide their guests a delicious home cooked breakfast every day. My room was clean and comfortable. Location - just outside the Old City walls - was great with plenty of shopping, restaurants, and night life close by. I regret that I only had 4 days in Chiang Mai - as it was my favorite in Thailand.

We’ve just returned from Chiang Mai and a terrific stay at PJs. Wonderful hospitality, spotless rooms, great location, beautiful gardens, great breakfast.... are you convinced yet? You should be. We absolutely loved PJs Place and will most definitely return. This was our first visit to Chiang Mai and was made all the better for having such lovely hosts. After a three-year hiatus we returned to this bed and breakfast only to find that was just as excellent as the first time that we stayed there. Rooms are spacious, immaculate and well furnished. You can get a great night's sleep in this venue an enjoy a to-order full breakfast in the morning. Management concentrates on guest comfort and convenience. They even meet you at the airport or train station upon arrival and deliver you back at complimentary cost. You cannot go wrong reserving and visiting this value-for-money establishment. Staff is incredibly knowledgeable about local attractions and services and can even arrange guided tours of your choosing. Fresh towels and bed linen daily was a special treat.

Peter and Jiab are great hosts. Room was quiet, clean and modern. Nice breakfast. Enchanted garden to relax in. Fast net. DVD library. Easy walk to 2 malls, Maya and KSK. About 70 Baht to Night Bazaar via Grab app (like Uber). For 24hr coffee, try 'Camp' in Maya Mall, 'Tom N Toms' opposite Maya, or McDonalds machine made coffee in Nimmanahaeminda Road near lane 7. English style food at 'The Pub' also opposite Maya. Good cheap cooked food in Tops supermarket and other outlets, including ice cream cones at KFC, all under KSK mall. Enjoy!

To peter and jaib thanks for another wonderful stay at your beautiful guest house, 10 out of 10, as always , this is a lovely guesthouse in a peaceful and quiet location, large clean and very comfortable rooms , the guest house is located near the Chang mai old city walls, a great location for restaurants shopping malls etc

You can tell Peter & Jiab (hence PJ) run the place with much love and pride. Unlike other reviewers, as a single person I travelled alone, & it wasn't my first time in Chiang Mai (although it was my first time at PJ's Place), & I greatly appreciated the gentle hospitality & privacy they offered me during my 2 nights there. I would love to go back there next time as part of a couple. The room was very comfortable! I'm sure couples would love the space & king size bed! Top tips: 1) there is a family-run laundry 2 mins walk at the end of the street 2) further away, it is a 5 - 10 min walk to a large supermarket 3) 10 - 15 mins walk to the nightly street food at the Chang Puak Gate (north gate of the old city) Note: taxi-drivers may find it hard to locate the property's entrance which is down at the end of a quiet lane next to a condo, make sure you have the phone number with you so that the driver can call ahead to ask.

This was my 4th visit to PJ's and it just keeps getting better. Peter and Jiab are the consummate hosts, being above and beyond concierges. From being greated at the airport with a big smile to helping with whatever your request is, it is on a quiet street amidst lots of activity. Their restaurant recommendations are spot-on!!! The rooms are very clean and well appointed. It is a very comfortable spot for gay clientele, never seeing a child. I recommended with the highest praise and can think of no other place I'd rather stay. I'll be back!!

I cannot recommend PJ's highly enough!!! From the online booking, airport pickup, room, & owners, PJ's has it covered. Well located, it is the place for a gay guy/couple to base themselves in Chiang Mai. Upon arriving the owners provide a rundown on what's where in the city & best ways to get around. Any tours & taxis can be organised, & they are more than helpful if any issues arise during your stay in the city. Breakfasts are served and are decent.
