An excellent family run hotel. All staff were very welcoming & friendly. Everyday we stayed the manager/owner came to check if everything was ok. Beautiful location with lovely gardens along the river. Deluxe rooms well worth the extra cost. Very nice pool. Free use of bikes & kayaks (charge for life jackets). Lots of books, games, dvds available. Quiet location outside the city but with easy access by taxi. Good food but does take a while to arrive. Do allow 30-40 minutes preparation time for meals but worth the wait.

I stayed here for 14 night, it was fantastic. The garden and the lights at night were amazing. Food was great staff were ever so friendly!! Hope to be back soon. Also they have a free shuttle into the city twice a day and can organise tours to where ever you want to go.

Stayed as a family of 5 (2 adults and 3 children 6,9,11) during April 23. This place and the staff are fantastic and I would highly recommend!!! The accommodation is very clean and comfortable. All of the staff really look after every guest and show a genuine care and interest. We ard all vegan and were well looked after. Breakfast is chosen of a menu the night before which we really liked and great for reducing waste!! We chose the smoothie bowl everyday. You could add toast, fruit etc in the morning. We asked for almond milk for our tea/coffee which was provided with no issue. Grab taxis are so easy to get to and from the city and cost us about 150bht each way. The swimming pool was on the river front and very inviting, pool towels are provided. I will return to this hotel with no hesitation!!!

This review is a long time coming! We’re a family of four, with two boys 12 and nine at the time, and we stayed at the hotel at the end of November. Initially we were supposed to stay four nights but ended up extending to six, the two other nights were to be spent in Chiang Rai. We were having such a good time in Chiang Mai that we cancelled the Chiang Rai trip. What made our stay so wonderful was the attention we got from the staff, Prae and Buddy, we cannot thank you enough for your hospitality and patience for all the questions we had every day. Chef was amazing, the food at the hotel restaurant is so good. Keep in mind that Chef is not available late evenings, but you can enjoy the food he cooks for breakfast, lunch and I think early dinner. The food is fresh and good. One thing I noticed is that some guests would order a lot of food and not finish what they ordered, please don’t do that. Be mindful of waste. Their portions are big and quite a few times we would only order three dishes which we could share and feel full to bursting. I also highly recommend the bananas and fresh fruits in the morning. The hotel is outside the city but easily accessible through Grab, the red taxis and the airport shuttle which leaves twice a day. You can also book tours through the front desk, and they will pick you up from the hotel. When you check in Prae and/or Buddy will give you a paper that gives you the address of the hotel and directions in Thai, always keep this with you as drivers may not be familiar with the place. For a family of four I would recommend the family room which has two bedrooms and two bathrooms, which works great when you come back all sweaty from an outing. The pool is great for kids and adults alike. They also have professional masseuses who come to the hotel, you will have to book through the front desk, even kids can get a massage! This is the place to stay when you are in Chiang Mai.

This is an absolutely beautiful place to stay. The rooms face the lush gardens and the river, so it's a peaceful oasis in the inner suburbs of Chiang Mai. The staff are friendly, knowledgeable and helpful. The food is great (if you're vegetarian/vegan, ask at reception for the separate vegan menu - loads of choices). Lots of thought has been put into little details that make for an easy, pleasant stay: e.g. board games, books and coffee machine in the relaxing common area, lots of little quiet nooks to sit in around the garden, and on arrival, you're given a map showing local landmarks, restaurants and other facilities, plus a mobile phone with which you can call the hotel if you need to. We stayed a week at a simpler hotel in the old city and a week at Villa San Pee-Seua, and for us that was a good combination. We did most of our sightseeing while staying in the old town and relaxed more at Villa San Pee-Seua -- it's easy to arrange sight-seeing from the Villa, but also very tempting to spend warm afternoons by the river, in the pool or on a kayak. There's also plenty to explore in the local neighbourhood, including markets, temples and street food, but it isn't very pedestrian-friendly so for more than very short distances you might want to book a Grab car (similar to Uber).

Lovely hotel with spacious garden situated beside a river. Thou we don’t get to hear the water flowing, yet its very peaceful just to sit by it and enjoy the subtle flow of water amidst the greenery and quietness. Wonderful staff - Nui, ‘Buddy’ and Prae …at all cost do not lose Nui.. she is such a helpful person. Really had a great stay in this very homely hotel with nice cosy room.

The villa is beautiful, the food is great, staff are amazing and very friendly. Such a picturesque setting on the river, with the mountain in the background. Swimming pool is fantastic. I didn't get a chance to try the kayaks unfortunately but they looked fun. Rooms are spacious and decorated well, and look out to the river.

Wow. Where to even begin with this review. Without a doubt one of the most warm, welcoming and attentive places I've ever stayed at in Thailand. Not to mention the gorgeous scenery and breathtaking views of the river. I chose this place to host my girlfriends 30th Birthday party, and straight away I was made to feel at ease by the attentiveness and reassurance of the manager. All my requests were met with the warmest of considerations, and every little detail was attended to with precision and care. The day was a monumental success, with beautiful pool decorations, birthday bunting, flower displays, bespoke seating, BBQ and more, all arranged and organised by the smiling hotel staff. Thank you so much for making this day so incredibly special 🙏 You have all been amazing, and we can't wait to stay here again soon. Love Ben and Andy.

Nothing much to say! Villa San Pee-Seua is the best hotel in Chiang mai I have ever experienced. The location is not far from the downtown, the owner Khun Paer and her staff are very friendly and great service mind. The room is very very clean and beautiful. Environment around hotel is also beautiful beside Ping river. See you in next holiday for sure.
