value for money stay outside old town. need a taxi to go anywhere but save on hotel. very clean n quiet. there are laundry machines within hotel. no breakfast. bed too hard else would certainly return.

Decent enough cheap hotel near to the YMCA - it's about 7-8 minutes walk from the north west corner of the old city and you can get a songthaew from there to anywhere. I frequently travel to Chiang Mai and I always try to find small hotels to stay at as they are cleaner, newer and more affordable. Sunshine house is a serviced apartment building located on Sanditham Road near to YMCA building in Chiang Mai. The rooms are clean and I guess most of them are equipped with queen-sized bed. Hands down one of my favorite places to stay throughout my time in Thailand. We stayed here for 3 nights while exploring Chiang Mai during Yi Peng. This is an excellent place to stay. Our room was clean, big, and provided everything we needed. not far from center, 10 minutes away from a good bakery on Manee Nopparat Rd (before Wat Lok Molee), clean & comfortable bed, good wifi, net in window (against mosquitos), working AC, friendly staff, quiet
