Nice room & fantastic location. Bad thing was that we got to pay for 4 instead of 3 nights!! The contact for the room refused to response when contacting about this and no refund has been done. :-( Still hoping for response. Stayed 1-4/9 /Malin

You can't get any more central than this. Shares a wall with the Temple of Jupiter. Ivo the owner is very helpful. We stayed four nights and enjoyed it very much. It's in an alley right off the plaza of Diocletian's Palace.

Fantastic, you are staying inside Roman ruins in the Diocletian palace. You can get up early and enjoy the surroundings before the crowds come. The room is quite and great. I would stay here every time I come.

Pros - 1)fantastic location. 1 minute from the palace where they play live music every night. 2)nice accommodations for the price Cons 1)communication- I was arriving later in the evening and tried to confirm details 2 days prior and the day of arrival, no response. I would have felt much better having peace of mind with a reply. 2)I requested clean coffee cups after 2 days, I was told no 3)owner had to get something from my room later in the evening, I was sleeping. He apologized but I didn’t think it was necessary based on the time of day. Different story if it was the middle of afternoon. 4)stayed 3 night and trash was building up. It would have been nice to remove trash every other day.

My husband and I stayed at Base rooms only for one night in Split. The location is beautiful and for what you pay it is really nice. Excellent air conditioning, really nice bathroom, and spacious bedroom that overlooked a quaint alleyway. It's right off the main square of Diocletian's palace. Staff were really helpful and flexible about paying because I believe it was all cash. Lovely stay.

Yes, location and price are important, but a hotel needs more than that to merit better than 'average' on a review -and this place does not have it. The room was small and not especially clean. The only real amenity is a functioning AC unit. The TV has no reception. The provided computer could not be used. No radio or telephone. The in-room safe did not work (I mentioned this to staff on day 1 but nothing was done about it). Our one-each small bath towel was replaced on day 3. No daily housekeeping. Very little storage space, especially in the bathroom. I rate it 'poor' because of the big blotch of mold above the small shower stall. And, it is hard to find. You have to go into the travel agency at the bottom of the stairs to the Temple of Jupiter. There is a small sign but only the most eagle-eyed person would see it.…

Located right inside Diocletian palace, Sobe “Base” rooms enjoys one of the best locations in Split. Rooms are simple but clean & have free wifi & Internet Terminal. The staircase risers are a bit steep – but with the Jupiter’s temple on one side & the famous Luxor café on the other – chances are you’ll not mind them.

If you go into this knowing the room is more of an apartment and not a hotel then you will be very happy with it. It is a very basic room but in Split you shouldn't be spending much time in your room. The air conditioning worked well, the pillows were the best I've slept on in Europe, and the staff who manage the building we're very accommodating. Other reviewers have made comments about noise but we had absolutely no problems with it. We kept the shutters and windows closed because the a/c was on and didn't hear a thing from outside. It is hard to find and the locals have no idea where it is. My gps in my phone got me to the temple. The travel agency to the right of the temple is the one that manages is. (Note there are two travel agencies right there.). The agency is open from 9am-9pm so if you plan to arrive outside this time frame make prior plans with the owner. It really is in a cool spot and you feel like you are in an Indiana Jones movie waking up to it. …

Their 3 lovely rooms are above a travel agency. It was a little difficult to find, but a real treasure. There is no parking inside the palace, but the owners will direct you to where parking is available close by. There was no breakfast included, but lots of restaurants nearby that offer it. It is in a perfect location for exploring Split harbor, waterfront and old town.

I highly do not recommend this place. If you want to have a good time in Split do not come here!!! I just stayed here yesterday and I'm taking time out of my vacation to write this review only to warn future people who are looking at hotels. That's how bad it was. The room is so dark with NO windows to the outside and since its a room engrained into the old town, we saw INSECTS in the room!!!!!! There is mold on top of the shower and the bacteria is clearly growing :O Since there was no light and we were jet lagged, we lost track of time and checked out an hour later. The owner YELLED at us in front of 15 people, he was very aggressive and he got very close to our faces. It was the worst encounter I've ever had with a manager and I've travelled to 30 countries. It was honestly frightening considering that we were two woman and traveling alone and we were not sure if we should call the cops or not. In fear and confusion, I walked away from the man screaming at me, but I heard him yell "What? She thinks she's a queen??" It was so rude. He told us that we could no longer leave our huge luggage that we planned to leave there for the day, although we were told we can originally leave it there. We walked away from the situation but he followed us and told us to take our luggage right now. Its 40C/90F so we ended up struggling with a luggage and struggling with no wifi to find the next place to stay in. We missed our ferry to the island because he wasted our time yelling at us and he expected us to stay put and get yelled at. At the end, he had the audacity to TOUCH me with his fingers on my arm after I was enraged and told him that that is NO WAY to treat paying cutsomers. We were wrong for checking out for an hour and 15 minutes later, and I will take responsibility for that, but for him to practically spit in our faces when we gave him our business and treat us like that is beyond unacceptable. I recorded him being very rude to me and I'll put it on youtube when I get the chance, and better wifi. I'll attach the link later to a separate review. I didn't get his face so it will not violate any private policies, I also did not record the hotel and recorded only public property.…
