Loved this property, perfect for a family of 6 adults and 4 children. The location right on the beach was was a hit with the little ones as it is a very rocky beach. The pool was maintained perfectly warm and the outdoor seating areas were well used. It is within walking distance to 2 great resorts for sunset cocktails and meals. The management company was great, a very small glitch the first day got a repairman over within 30 minutes. Taxi ride to walled city is about 15 minutes. Trust me you want to be away from all the crowds.

It was a perfect villa for a long weekend - the rooms are lovely, clean, comfortable beds, good bathrooms with good size for the two main rooms which have en-suite a. The villa is private, quiet with a little beach across the road and a good location for visiting the old town by taxi or a lovely walk. Pervanovo were very helpful and responsive to all our queries. Highly recommended - thank you.

Our family was delighted to stay in this fabulously situated and delightfully appointed home. We were all needing some vital rest and relaxation and we could not have chosen better! We were a family of three generations with partners and spouses, nine in all.
The situation in a Dubrovnik suburb, right beside a beach and small marina was excellent... it offered a beautifully picturesque setting and yet was tranquil notwithstanding it’s close proximity to hotel complexes and other developed beaches. There were several supermarkets, really good restaurants and even a hospital within walking distance. The Old Town was a 50 minute walk away or fifteen minutes on a local bus or ten in a taxi. We thought about hiring a car to visit further afield but there was so much to see and do in the area.
We hired a boat and jet skis for a couple of days and enjoyed visiting nearby islands.

The pool was great to have and the family enjoyed making up various competitions, many created to accommodate numbers, ages and the size of the pool. The overall garden was spacious and permitted seclusion for anyone wishing time alone to read and reflect.
Bedrooms were spacious and comfortable. The furniture and decoration reflected a contemporary classic Croatian style with German influences in the dark heavy wooden furniture.
Bathrooms were contemporary in style.
The kitchen was very well appointed for anyone who wished to cook. We used the barbecue on a couple of occasions which worked well.
The garden staff were brilliant and arrived early in the morning to clean the pool and tidy and water the plants. There was also a concierge service with the nearby hotel reception which could order take out food if required or book taxi services, or restaurants. One regret is that we did not use the hotel restaurant during our visit ... next time ..!
We truly loved our stay and can’t wait to return.

Such a lovely time in this amazingly well supplied villa, with everything we could possibly want. Serviced regularly with lovely staff who changed our bed linen, towels etc every couple of days, a gardener who serviced the pool, & generally kept everything spik & span. We loved it all, & so hope one day to go back.

Our group rented this villa for a wonderful week in Dubrovnik. As the pictures show, the villa itself is beautiful, spotlessly clean, and well equipped with everything we needed to relax, cook amazing meals, and walk to beautiful beaches and restaurants. In fact it is better equipped than even the photos would indicate -- wine fridge, washer & dryer, 2 dishwashers, gorgeous thick robes, and a huge fresh fruit assortment were just some of the surprises we found on arrival. The main house kitchen, while small relative to the size of the villa, is fully equipped for making breakfasts and lunches, but the "outdoor" kitchen, which is downstairs near the pool, is the place to cook dinners for a crowd (we were a party of 11). It is huge, has a large fridge and freezer, large oven and stove, sink, dishwasher, everything. (Plus a separate bathroom so you don't have to go dripping into the main house from the swimming pool!). The outdoor areas are stunning, spacious and plenty of room for kids and adults to relax, play, and dine. Lots of shaded areas too, and the pool was in constant use. The views from the outdoor areas (especially the upper terrace large dining table) are breathtaking, and we loved our big group dinners at sunset each night. You could walk to a great beach just steps from the villa, or take a lovely 7-10 minute stroll down the (pedestrian/bike only) path to the Copacabana beach club for more of a "scene" (a couple of bars, cafe's, ice-cream stands, music, a floating inflatable playground, kayak and jet-ski rentals, etc.). All totally kid- and family-friendly. At the same time, the villa is away from the city center and Old Town, but that was a total positive to us, as those areas can be rather crowded and much hotter. So while we loved the amazing walks and exploration in the Old town, it was always wonderful to get back to Villa Franica when we were finished. You can get into town via a quick taxi or Uber trip - about a 10-15 minute drive (although sometimes the drivers had a little difficulty finding the villa). Also, the pedestrian/bike path that runs in front of the villa along the bay is wonderful for walks, runs, and exploring the neighborhood. If you'd like a dinner or lunch splurge, be sure to try the restaurant Orsan, also a nice walk from the villa along the water. Amazing seafood, pasta and risotto (plus a simple kids' menu), and great local wines and house-made olive oil. Its connected to a lovely marina and has a great view of the city. Finally, a huge thanks to Vinka and Vedrana from the property manager company, who were amazing hosts, totally responsive, full of great information and suggestions, and helped us manage all manner of logistical issues with humor, warmth, and professionalism. (One other last thought -- we didn't realize that the villa cost for the week included cleaning service every other day, and groundskeeping. You can decline the cleaning service if you want, but we went with it. It was pretty non-intrusive and mainly was for changing towels, making beds, and light but perfectly sufficient cleaning of bathrooms, kitchen and main common areas). All in all, a fabulous place from which to explore Dubrovnik and experience a wonderful beach vacation at the same time.

We rented Villa Franica for 3 nights in June 2011 (late June) and decided to hold our wedding reception and the party here as well - we did not regret this decision! :o)

We were 9 members of the family living here and really enjoying ourselves - the rooms are bright and comfortable, the villa modern and spacious, the pool delightfully tempting (and a luxurious necessity) and the service impeccable. The pool became a natural meeting point for the people, where we could dip our feet late in the evening and play some guitar. The villa (and the pool) was cleaned every day, by really nice staff. We loved the location as well - quiet area, but just a short walk from the beach and the hotel area. Proximity to the Old City was not important to us, but the area has frequent bus departures which makes it easy to just hop on and visit the Old City. Although we had rented the car and the scooter (motorcycle) for the duration of our stay (the villa has a designated parking spot), we've been using the busses a couple of times without any trouble at all.

We had the honour of using the villa for our wedding - we were around 60 people from different parts of the world (mostly Norway) for the reception and everyone really enjoyed themselves that night. The representative for this villa was amazing, and everything seemed to run smoothly in cooperation with our wedding planner, catering company, entertainment etc.

The only thing we regret, is not making our stay here longer. Maybe next time then! We would really recommend the villa, whether you are a family or friends, singles or couples.

Some details:
- images of the villa provided on the internet are matching the reality
- such a wonderful detail: everyone gets own slippers and bathropes in the villa - we were walking around the house in these, it almost felt like a spa vacation
- the two double rooms with on-suite bathrooms are sharing a large balcony (seaview)
- single room and one of the double rooms on the top floor have windows, while the other double room on the same floor has a private balcony (gardenview, backyard view)
- all rooms have tv and DVD, and AC.
- don't leave any non-waterproof items on the grass around the swimming pool (the sprinklers turn on during the night!)

This villa was rent for one week shooting. It was a perfect place, calm and silent. The villa is little bit isolated, far from traffic and noise, downhill, 30m from shore, with a look of a secret property. Near the villa, there is enough parking place for a mini bus (20 people) and for four staff cars. Very good for private and discrete events. Ideal for 10 people living in. For more people, it is ok but just for events . The villa is well decorated, traditionnal stone outside, and modern luxury neutral inside,well furnished, combination of the past and the present. 10 minute far by car from Dubrovnik old city.

We recently stayed at Villa Franica with 3 families -- My parents, Our friends and their 2 young kids and my family (husband, me, 5 year old). We have stayed in many luxury resorts and villas and we were very, very impressed by Villa Franica.

First let me start by saying Pave the manager was terrific. Even before we stayed she was quick to respond to emails and very helpful. Once we got there she met us at our prior hotel and lead us to the villa (we had a car, otherwise she would have arranged for our transfer). After arriving to the villa we forgot our passports at the prior hotel and Pave did not hestitate to go back for us, get them and then drive them back to the villa. To further provide kudos to Pave -- during our stay we had a small issue with the water pressure and I emailed Pave -- within 10 minutes a repairman was at the door!

As for the Villa: The approach is a bit rough looking as there is a dirt road that goes by a mix of homes and some vacant land. That said, it's worth it - as the villa is at the end of the road and very private. The villa is beautiful inside and out. The kitchen is small but functional and the outdoor space ( which is huge) makes up for it. Everything is well stocked and well-appointed. The outdoor space is really great...there is ample dining space and shaded areas as well. I don't think the web pictures really show the size of the space.

Within walking distance of the villa is Copacabana beach (2 blocks roughly where you can get food for a casual dinner, and then extending beyond that is a great path that winds along all the hotels on that side of Dubrovnik. It makes for a great walk and there are also a lot of dinner/drink options. There is also a grocery store just a couple minutes by car, and many other dining options nearby.

Old town is a very short drive away (10 min) and at first i was a little hesitant about this (wanted to be able to walk there) but it turned out to be great to be a bit outside of the tourist craziness of Old town.

In a nutshell, we were very happy with the villa and would highly recommend it.

More generally if you are looking for a great restaurant in old town I would suggest Oliva. It's pizza but is REALLY good with friendly service. It was recommended by our tour guide and we ended up going twice.

The villa is so great with lots of space inside and outside for small groups or large get together. Every night was a BBQ with dinner outside. The extra kitchen area by the pool was a godsend. Right next to a couple of good beaches. You will need a car to get to shops and into town but the 6 bus runs like clockwork and is only a five minute walk away. There were some basic problems (really small stuff) that we asked the management about. They dealt with them as if we were the most important people in the world. Very reassuring. Relaxed and very enjoyable week. Thank you.
