Tom and the staff are so friendly and helpful. Tom helped us get transport from/to the airport and to rent a scooter. The hotel is in a perfect location along the river and only a 5 minute walk to the night market, cafes, restaurants. The breakfast was delicious with hot baked bread! Water pressure good, AC great. The only little thing was the bed was very hard. Highly recommend

Over looking the Khan river, a delightful little hotel on the quiet side of town.Very central.
The rooms are spotless , though the shower needs some attention. The best part is breakfast across the road on the river bank outside...fabulous location and a great breakfast of fresh fruit , coffee and some eggs..great start to the day...

We had a restful stay in a great location. This budget hotel features a friendly staff and a good breakfast. The breakfast is served outside, overlooking the river. You are close to the temples, night market, and the monks’ morning alms procession. Like the other Laotian hotels we stayed at, there’s a lot of beautiful wood used in the building. We would definitely stay here again.

Although it’s generally quiet, I wasn’t sleeping well so I did hear the tourist vans pulling up outside the hotel at 5:45 AM to drop people off to see the monks’ procession. Also you could hear the morning rooster, which occurred in 3 of the 5 hotels we stayed at in Laos and Thailand. The rest of the family slept right through these noises.

Cute looking small hotel in a nice, well located neighborhood.

Very slippery floors in the lobby and on the stairs, so anyone thinking of This hotel should think carefully before booking.

Also, as we were leaving (the taxi was waiting and we had been in the lobby for some time) the hotel sprung a large fee on us—more than three times the amount we had paid them to launder two bags of clothes. There was visible dirt on the towel but it was something that would easily come out with cleaning—which I assume they do with every towel for new guests. Anyway, because we needed to leave and because I was shocked by being asked, I paid. But jn doing so, any positive thoughts I had about the hotel disappeared.

There are plenty of other choices in Luang Prabang, many within yards of Ban Lakkham, and I would encourage others to look at those.

I would not recommend Ban Lakkham.

Dear Sir/Madam Ashley Thank you so much to taking your time to wrote a review on us, Yes in our lobby ground quite slippery upon the clients chrck in told our clients every time because our hotel is wooden house, Our laundry service we charge 20,000 kip/ 1 kg , It's about 1$ per kg, I'm sure charge for the laundry service it's very cheap than all of hotels in luang prabang, And for your laundry two bags It's about 6 kg x 20,000 kip = 120,000 kip in dollar about 6$. For towels we have a problem like this many time because the clients used towel to remove dirty things on shoes or foots etc..., Before we didn't charge money but we saw quite often about this etc..., And we very hard to clean out and still have a stain on. In that day I charge you only 9.50 USD = 200, 000 kip and keep you the towel. Thanks! Best Regards Tom And Team Best Regards Tom and Team

I very much enjoyed my stay at Villa Ban Lakkham. I stayed in room 1 which was on the first floor and had two balconies - a nice spot to sit outside reading during the day. Aircon was good, TV had more international channels than I was expecting (discovered this on my third day - a list of channels would have been useful) and plenty of hot water. Really nice, friendly staff. Free bikes to borrow was a good perk. Great location, only a few minutes from the restaurants and nightlife (such as it is in Luang Prabang). Not all perfect, bathroom was a little tired but perfectly functional, room a little dark for me with some mismatched furniture and it was a little noisy in the evenings with mopeds cruising round the peninsula. Thankfully the "born to be wild" contingent need their sleep too as the mopeds stopped at bedtime and I imagine that you get the same noise pretty much everywhere. The not so good aspects didn't spoil my stay at all, I just mention them for completeness. For me, the real test is whether I would return to the same hotel if I were passing through LP again and the answer is yes, unless I was going to increase the budget considerably.

Luang Prabang, Laos
I booked 4 days here July 11-15, 2019. First off; IF you pay by credit card they will charge you an extra 3%. It is not on the Mekong River, it’s on the Nam Khan River. According to “some” booking site; they have free rental bicycles & telephones. I had NEITHER!
The room has; a ceiling fan, air-con/remote, a mini-fridge, so-called king size bed (NOT really; it’s 2 double beds pushed together), a too small safe-deposit box (Can NOT fit in a laptop), open air closet, hot water boiler & 2 coffee & 2 tea packets, plus 2 glass cups/spoons & a small desk.
The bathroom has; 2 towels both large & small, 2 small hand soaps, 1 razor, 2 toothbrushes/paste, a comb, 2 ear buds, 2 tissues, liquid shampoo, conditioner & body soap.
The FREE breakfast you get; a choice of eggs or some Lao soup. I choose; scrambled eggs, bacon, coffee, fruit cup & a baguette with butter & two strawberry jams. Oh, they throw in some type of shake.
The TV is something else; it has +/- 60 channels of which 5 are in English (CNN, RT, Al Jazeera, HBO & Fox Sports 2 or 3). Unfortunately, it has a USB plug BUT does NOT work; it ONLY works in “Photo”. There is NO video or music. The TV goes out the last day & a half. That would be okay IF I had my flash drives (That I brought to play podcasts & music). Too bad! The guy said it was the cable company = bull. It’s the TV = Period!
The last 75% or 3 out of 4 places I stayed did NOT have USB plugs that worked; Taiwan (1 month), Sri Lanka (10 days) & Philippines (2 weeks).

First, the positives......The location of this little hotel is excellent in that it is about as close you can get to town centre without being on the Main Street itself. The room is a reasonable size, the bed huge and was very comfortable (esp after a rock hard bed in a 4/5 star hotel in Cambodia) and the shower had plenty of hot water at an excellent pressure. There was plenty of space for putting out toiletries in the bathroom.

But, the bathroom needed an update. The grouting around the tiles was awful and made it look grubby although I’m sure it was clean. A shelf was hanging off the wall. The shower cubicle itself was absolutely tiny. The sound insulation between rooms was also not good. Thankfully our neighbours were pretty quiet but the last day I heard an entire conversation from the couple next to us (and yes, I agree that she really shouldn’t have bothered putting on make up for what they had planned that day). The worst bit was that it was a pretty noisy street with motor bikes going past in the night/early morning but also a lot of minivans would park outside early on for Tak Bat and after the tourists have done their thing, they don’t seem to think they should keep their voices down while returning to their cars, even at 6.30am!

That said, if you can put earplugs in, that helps hugely.

The overriding positives are the staff. Mr Tom and the young new boy were so delightfully friendly it made a huge difference. And breakfast was absolutely divine, the best of our 3 week trip. Have the noodle soup, either! It’ll set you up for the day and it’s so tasty. I had to congratulate the chef on our last day although I’m sure she was just annoyed I had ventured into her kitchen.

All in all, our stay wasn’t ruined by the noise and the other little issues but if they could do something about them then it would be a strong 4 stars.

And yes, there was construction work outside the hotel as the pavement/terrace was being improved but we weren’t bothered by that noise much and it was interesting watching them in action over breakfast.

We had 6 days in Luang Prabang, all very lazy days just enjoying the area, and we miss it hugely. It was the best part of our holiday!

This was a very comfortable hotel with friendly and efficient staff. Its location in Luang Prabang could not be bettered. It is one of the few hotels in my experience to provide a genuinely useful map with everything clearly labelled: the manager talked me through it when I arrived to help me get my bearings. They also organised my transfer back to the airport and lent me one of their bikes for the day entirely free of charge. Incidentally, I would definitely recommend getting to know the town by hiring a bike for a day. It’s a really nice way of exploring the cafes, old streets and riverside at your own pace without wearing yourself out walking or being dependent on a tour. I didn’t have breakfast booked, which was also a bonus because there are so many excellent bakeries within 10 mins walk of the hotel, it would have seemed a pity to miss them by breakfasting in the hotel.

Booked a room and were shown a room that did not match the description, manager / owner wanted more money for the room we thought we were getting...we thought it as a miss understanding until he wanted more than the hotel asking price, then tried to scam us on the US$ exchange rate. We weren’t the only ones he did the same thing to another couple the next day...when we confronted him he told us “ say what you want on reviews, I have lots of good reviews”... kinda says it all

Villa ban Lakkham Hotle we have different rooms prices 1. Book a room by them self ( walk in) 2. Book a room through agency In This Case,the guest booked a room with Agency but wanted a room that agency didn’t book For them and also wanted free breakfast The guest Book Standard double room but need (Deluxe Double room) *It is ashamed that the guest made up the story. For next booking please help to read details thoroughly to avoid misunderstanding!!!!

We stayed at Villa Ban Lakkham in July for 3 nights (We booked Deluxe Double Balcony with River View). The room was very clean and beautiful. The view was good, too (On the 2nd floor). Every time I e-mailed them, they responded immediately and answered to my questions. The receptionists are all helpful and reliable. I wanted our laundry to be dried under the sun naturally and they did it for us! The price for the laundry was very cheap. They also arranged the airport pick up and a driver with a car to Bang Vieng (4 hour one way trip). The same driver drove us both time. He was very reliable (Showed up on time and drove very safely). We had good discussions with him about Laos and surrounding countries during the 4 hour drive! Anyway, what made our stay at Villa Ban Lakkaham special was the exceptional receptionists. They are always trying to help the guests. Especially, Mr. Tom who booked our room was wonderful! He was very patient with me to answer to all of questions through e-mails. He also helped us to call a guest house in Bang Vieng to confirm our booking. We will definitely go back to stay at Villa Ban Lakkham next time we visit Luang Prabang!
