We spent here just one night and were happy to check out the next day. The place needs renovation and a lot to be fixed. In our bathroom the hand shower was broken (they tried to fix it before, but happened to look and function even worse). The sink pipe was also broken. Bed comfortable. Definitely there are way better...

My boyfriend and stayed at Villa Sayada for 4 nights and we enjoyed our stay. The owner is very friendly. Clean bedroom, clean bathroom, comfy bed, perfect location. Very happy with our stay. Definitely recommend the villa.

Excellent stay for 5 nights in Villa Sayada. Spotlessly clean rooms as it's run by a Japanese man Mr. Takashi. He is very kind man helping all the time finding good restaurants and offering good Japanese whisky in the evening. He even cooked Japanese dinner one night and offer it to all the guests. Knowing we would arrive with the unreliable 27+??? hour bus from Hanoi the owner Takashi proposed to stay up all night to wait for our arrival. Fortunately this wasn’t necessary, as we arrived at a reasonable hour, but he nonetheless welcomed us with a glass of his favourite Champa Rum, extraordinary!!! The three nights we very spontaneously booked in advance were OK. We had a room towards the street and there was quite a lot of noise of traffic until the city goes to sleep. If you are a not a sound sleeper, go for a room in the back. The first decent shower with a lot of pressure and heat...
