Very clean, large room, wooden floors and a nice balcony. The owner is a sweet lady who helped book our airport transfers without any difficulty. Location is very central, right next to the main street and night market. 100,000 kip for a room with air conditioning.

Super friendly family running this place. When it rained they offered me an umbrella to use, lovely people. I booked online with Agoda and paid c. $22 for a room with a huge king-size bed. I read reviews of others paid 80,000 kip for fan room, room 3, but I walked in and paid 120,000 kip, I thought the room is worth to pay that amount of money, so I paid, but I feel little bit awkward. Really liked this guesthouse. Very small - only 4 rooms on the upper floor of a beautiful old colonial house in LP old town. Walking distance to everything within the old town. Our room was small but immaculately clean, en-suite and with a tiny balcony. Both fan and air-con available. I *think* there is wifi, but could never figure out...
