False photos there is no gym, the hammam is charged as well as the sauna. The restaurant is repetitive and not at all tasteful for the taste buds. No coffee or tea offered for lunch and dinner. The pool is neglected a child vomits alert the lifeguard who does not evacuate the pool while cleaning it. The animations are mediocre no professionalism however nod to Khaled to the welcome who was very professional. When in the hotel room the air conditioning and dubious toilets leak which causes bad smells in the room and the joints of the showers are moldy. The hotel by itself is very clean just like outside there are cleaners who are active throughout the day

We stayed at this Pension about two weeks. The Pension itself is very beautiful including the reception with its large windows which overlooks a beautiful exterior with beautiful pools. The staff is very kind including maids and waiters at restaurants. The animators are very friendly too and you will always find Things to do and shows. However, big, big, big problem in terms of catering. My two children aged 4 years and 18 months became ill (vomiting, diarrhoea) despite being very careful that he never drinks tap water. No water bottle is offered. It’s been 3 times that we go to Tunisia and this is the first time that we are forced to buy water packs ourselves at the supermarket. In addition the mini fridge is charged so the water is hot. There is clearly a lack of hygiene in the restaurant. My husband got sick after eating salmon that was probably damaged. We had to shorten our stay and pay for a plane ticket ourselves when our two children were clearly in bad shape. I still want to thank Habib from Fram who did his best so that we could have a free transfer to the airport.
The Inn has great potential but food should be a priority. Many clients were ill. Wifi is also non-existent in the rooms and very random in the rest of the rooms.

Last minute 4-day trip at the beginning of August 2024, it was not our Pension choice but we were the victim of the overbooking of promotions which offered us this Pension as a replacement, one day before our Check-out.

To make a summary of the Pension services

Accommodation
We had a very badly aged room overlooking the gardens , but other guests had a view on works. Our room contained:
-A tiny shower, I'm more than 1m80, I took my showers diagonally without being able to turn around, and hardly reach my feet.
Only one outlet in the bathroom, the one in the bedroom did not work.
- An air conditioning that only worked at full or not at all, so forced to turn it off at night because too noisy. Imagine the heat in the room.
At the end of the third day, we ran out of toilet paper, especially surprising that cleaning is done every day.

On the food side:
-A restaurant (or rather) a canteen of about 200 people and only one place to have drinks, a vending machine with 5 drinks but 2 that works (Coke and Boga).
-No possibility to have bottles of water for the evening, you have to buy them in the shop next to the Pension and no filling them in the Pension.
On the fourth day I had the Impression of eating the same thing all the time.

Staff:
– As often in this kind of Pension, there are 95% very friendly people, always listening to you. Special mention to Habbib, correspondent Fram on site, he gave us plenty of good advice and the desire to come back to Tunisia to do other excursions but not Check-out from this Inn.

As often it is the war of towels in the morning, from 6 o'clock guests lay towels on deckchairs around the pool and on deckchairs on the private beach. Well, the Pension can't do much about it, but it's annoying.

The hotel is beautiful but the bedrooms are very dated. The staff made our holiday and the animation team were amazing. The hotel caters for Muslim there were lots of disappointed French and there were only two other British families there. The fresh food had flys on it, the hot food wasn’t edible. We lived off pizza bases and the inside of French stick rolls. There was no butter, breakfast had pancakes and choc sauce, croissant and choc au pain. I’m not sure what was in them but they were incredible. The restaurant had filthy tables, no bottled water, Fanta was undrinkable, coffee was revolting. I have traveled loads and never experienced such awful food we literally starved for 7 days.
The hotel room bunks were held together with filler. The beds were so hard with threadbare patches on the sheets. Our room wasn’t swept we had sand everywhere even in our beds. The bath was stinking with black hair in the plug holes. The toilet had a dreadful sewerage smell in it. Our room was better than we saw from the other guests, some of their rooms smelt constantly of sewage. The beach was littered with broken beds, broken umbrellas and security guard. The hotel spa staff plagued us for treatments and they weren’t cheap £200 pp and was claustrophobic, dirty and rough not a nice experience at all. The camel riding took us up into the back end of beyond piles of rubbish, razor snd barbed wire everywhere. This country has armed officers everywhere. The people would cut your throat in seconds. It’s a filthy, stinking hell hole of a country which seriously needs to get its act together. The reason why this hotel has very little reviews is because Brits don’t go here. The worlds a big place and this is one place I can honestly say I will never ever venture back to! It really was the holiday from hell!

A disaster. I took 10 days, that's two days. I already regret it. The air conditioning is so noisy in the rooms that you have to turn it off at night.
No fridge in the rooms, no fresh water available. Given the temperatures, the hotel does not provide, and the water in their home is drinkable, the cleanliness is more than to be desired, the housekeeping and that very rarely done whether in the rooms or the common areas.
The pool even more cloudy, tumor. No sand robot and the treatments are done at midday they evacuate the people supposedly to treat the pool.
They are able to put the deckchairs back around the pool the next day without having to sweep up, leaving the trash on the floor and the buffet is always the same. The waste of the premises is enough to put you off food.
The snack offered from 10 p.m. for those arriving from outings or planes does not work. It does not offer any meal worthy of the name, in two words run away

Have stayed here lots of times this year was the first since 2019 all the communal areas have been done up. this hotel is on a really nice beach that you get to down a path through the bungalows rooms the beach is clean and watersports are available.the pools are clean plenty of sunbeds the children love the slide pool. onsite there is a shop which has everything you need and is cheaper than outside shops a money exchange and hairdressers. Food in the main restaurant is good lots of choice the only thing that could do with improving is the kids selection which was the same everyday pasta,pasta sauce and mash chicken nuggets was on cold salad section with sauce all over. Fresh pizzas was lovely and the man let the children pick what they wanted on the pizza which they loved. Our waiter in the restaurant was lovely had drinks ready on the table .the snack bar by the pool has pancakes,cakes and sandwiches in the afternoon only problem was the sandwich was put under the heat lamp the snack bar wasn't as good as previous visits used to have chicken kebabs pizza chips.the rooms are clean and cleaned daily fresh towels beds changed once a week then rooms could do with up grading but have everything you need TV with 2 English movie channels air con worked but wasn't ice cold room was cool enough though. The staff at this hotel really make your holiday the reception staff,bar staff,waiters, lifeguards are all really friendly and nothing is to much trouble.the animation team was good with kids and nice not too much in your face they work none stop lots of stuff going on in the day archery football volleyball,darts the shows at night are good fun. Outside the hotel is shops and restaurants was a bit worried look at the reviews before we come from people in the UK but there was no need all entertainment was in English we had a fantastic holiday and will be back next year

This hotel is disgusting, we stayed here 1 night as flight was delayed and omg it was hotel from hell. We had mother when we arrived as they wouldn’t give us all inclusive like the rep had told us, the room was disgusting it smelt very strongly of smoke and air con didn’t work, we asked to change rooms but they said they were fully booked!! The room was pokey, old fashioned and mattress was extremely thin. We had a 7am pick up next day so went to get breakfast and found the bread had mould on it.. we told was of the staff who came to look went through all the bread with his hands and no gloves.. he didn’t look the cleanest of people. We all felt the same all 50 of us, so our advice is stay clear of this place, not a hotel more like a hostel!!!

Dear wendyjZ122QR, I am disappointed that we did not meet your expections during your stay with us at Dar Khayam. I understand you was upset as waiting in airport then transferring to the hotel for the night due to a delay. The group of 160 guests on the delay all arrived at our hotel, the group have all inclusive soft and this was upgraded to all inclusive for you. Rooms are non smoking, smoking only on balcony or terrace. Air conditioning is clearly advertised in brochures and online booking sites from 15/06 until 15/09. Rooms are standard 3* rooms not superior 4*+, mattresses are standard orthopaedic mattress for comfort. Breakfast service had no issues and I have no report from guests or staff of mouldy bread. I am shocked by your comment regarding our catering staff, All staff are clean and follow hygiene measures. I have answered your review as I have not received the other 50 reviews. We arrived at the hotel on Wednesday 13/09, we were given a very poorly maintained and dirty room (tire marks at the bottom of the toilet, brown joints in the shower, air conditioning with cobwebs and leaking), and let's not talk about the dust bunnies under the bed, or rather wooden board. We were located next to the stage, it's the fair until 00:30, 1:00 in the morning.

So we asked to change rooms at 8:00 a.m. the next morning, the only thing they were able to tell us was to wait until 2:00 p.m. to find out if rooms were available or not… Fortunately, we was able to have a better room with better cleanliness and better bedding.

During meals, the food is mediocre and repetitive and I found that the food was wasted, but in a very large quantity, while people are dying of starvation... I find it absurd that the hotel tolerates this kind of waste eating !!

You have a person who offers you rides in a carriage or dromedary, above all run away, the poor animals move on the main road and the horse pulls around fifteen people in the carriage all day long...

Nothing to say about the excursions in the desert (to do, really magnificent I recommend and the guide is super nice, quad, dromedary at sunset and 4x4 in the sand dunes for 45€ to doz! At the top), also that of tunis/carthage/sidi bousaid which is not bad too.

On the other hand, for the departure into the desert, departure very early! Departure at 4 a.m., we arrive for breakfast, the waiter wasn't really in favor of us having lunch, we could see that it bothered him! We had to make do with bread left over from the day before.
The pool is dirty, a lot of people swim dressed and no one says anything, at the end of the day the water is cloudy and cleaned once a week!

The pool bar and its terrace should be avoided because there is a mixture of odors between the sewers and the toilets located just behind, the tables are never cleaned unless requested.

The beach, nothing to complain about, clean and comfortable deckchairs.

The staff of the bar, restaurant, room, are very kind, and very professional in taking care of their customers, I would like to thank them because it is the big plus of this hotel which has many negative points.

The icing on the cake, two days before our departure, we encountered a huge cockroach in our room, we doubted the cleanliness of certain parts of the hotel, this confirms what we think of it and We intend to make a complaint to Promovacances which has listed this hotel on their site as well as to the Jumbo Club, formerly Fram which is not worth a club with so-called French-speaking entertainment.

We spent 10 exceptional days in this Pension. the entertainment team is at the top.chiko,dino,Alex ,titi and the others are at the small care for the guests and will keep your days busy and entertain you in the evening. The food is excellent and diversified however you must love chilli food. The rooms are ok but the bedding is hard enough.. we had back pain at the end of the stay.
The rooms are cleaned every day and the towels changed daily however it would be necessary to put a little more toilet paper because every day it was necessary to request some....
If we could give you some tips to improve the service

Put a small clothes rack on the balconies because currently there is nothing to dry towels and swimwear.
Why not offer Pension guests a free shuttle to take them to Yasmine Hammamet or the medina of Hammamet because around the Pension there is nothing to do ... the Pension is a shame that it is so eccentric... fortunately direct access to the beach makes us forget this negative point.

During summer the apartment cold be in any of these areas, spring and winter the apartment would be in the main building.
