This was my third visit to Chanters, I had last stayed in 2015 when Richard, the proprietor, took immense pride in his establishment and offered a warm and friendly environment in which to stay. Unfortunately, I don’t believe that the property has been maintained in any manner since my last visit 8 years ago, it emits an aura of neglect and is a property that is no longer looked after or loved. Our party had booked four double rooms – for 5 people. My daughter and I had 2 double rooms next to the pool. Unfortunately, the swimming pool looked very uninviting and dirty, the surrounding garden overgrown and neglected. The garden furniture covers, and patio furniture covers were stained and dirty. The reception area fared no better with a large chest freezer positioned behind the bar. Upon arrival we ordered a meal which took about 70 minutes to arrive, after which one of our group suffered from a severe bout of Gastroenteritis. The paintwork in our rooms was awful, cracked and peeling. The ceilings were water stained and there was a constant stream of ants climbing the bedroom wall, floor to ceiling. I had a very large spider living in my wardrobe. The bathroom was incredibly dated, the towels were unusable, thankfully we had bought our own. Both our rooms had hot water, unfortunately one of our group’s rooms didn’t. My room had a TV which had a two-pin plug which didn't fit in to the 3 pin U.K socket. There was no kettle, and no tea making facilities. There were no glasses either. After requesting a kettle and mugs from reception, these were delivered promptly, however the kettle had a two-pin plug and so did not work. They did not have an alternative. My daughter was tired after the long drive from Lusaka and wanted to leave, it was late, there were two conferences in Livingstone and hotel rooms were in short supply. We had to stay! The bed looked clean, but I was too frightened to pull back the bottom sheet or pillowcases and inspect further. The lock on the door did not work. The were was one plus point - the aircon did work. We had ordered breakfast for 9.00am it arrived at 9.10am with an apology and toast so hard it could have been toasted the day before. There were tea and juices. We cut short our planned stay. We did discuss our concerns with the management who said there was a plan to renovate in the future, (whenever that may be?) We were so disappointed, we had looked forward to our return visit to Chanters, but instead of a dream break it turned out to be something of a nightmare.

We arrived at this place at 18.45 for dinner, since we were told they had wonderful tacos. Upon arrival, the waitress told us it would take approximately 30 minutes. We were the only clients in the whole place nevertheless We ended up waiting 1 hour and 20 minutes for some very basic food. Completely unacceptable by any standards.

Based on the previous good reviews, I was thoroughly underwhelmed with my stay at Chanters. I know that Chanters is a value/budget accommodation and not a 'boutique' lodge so I wasn't expecting luxury by any means but I was expecting it to be neat, tidy and functioning. Upon arrival I was greeted by 3 young lads breaking up the concrete immediately outside reception with pick axes and lump hammers. Clearly there's some renovation/ building work going on out the front but it did look like I'd stumbled in to a building site, not a hotel/lodge courtyard. My room had a TV which had a two pin plug which didn't fit in to the 3 pin (U.K) sockets. There was no adapter or anything that I could see to make it work (totally redundant). The shower was barely a luke warm trickle and there was a colony of ants in the tiled bathroom behind the toilet (not crept in through gaps in the flooring etc.). The screws to both the outside and bathroom door handles were both lose and almost came off in my hand. The bathroom itself was incredibly dated, the sink was detached from the wall and the shower cubicle was poorly finished. The bed in fairness was very comfy and the aircon was very effective when there was power! The swimming pool looked very uninviting and dirty. During my one night stay there were two separate powers cuts, each one lasting a no. of hours which meant I was unable to have a shower in the morning. The hotel either does not have a back up generator and or the back up itself was also broken. Lunch (tuna sandwich and chips) was very good and cheap (£3) but was painfully slow (45 minutes). In summary, Chanters was a disappointment. It's a property that I've had my eye on for some time but it just left me with an impression of neglect and a property that is no longer loved and been looked after.

Just spent 3 nights there with my family and the lodge was the only thing we didn't like in Livingston. A pre-scheduled transfer from the airport that was not there was the beginning of a not so enjoyable Chanters Lodge experience. A part from that, we found two spiders (about 6 cm) inside the room, in different days. Although they have nets on the beds, there were a lot of mosquitos in the room since the construction was not neat and left little spaces between doors/windows and the walls (so insect could get inside). Livingston is facing daily power shortages what was being held well by the generator until diesel was over. A few hours with no electricity, no shower and a lot of mosquitos was not nice at all. Breakfast was simple but ok, and included eggs and juice. Since they have few people working there, every morning we had to wait around 10-15 minutes to be able to place the breakfast order, since we couldn't find people from the lodge ate the reception. Susan is a receptionist who worked nights that was really nice to us and explained all the tour options. We did not have much luck with the other employees. The house is very simple but they do have a nice garden. If you decide for this place, know you will find a very simple house/mattress/pillow/breakfast/shower/services etc etc Next time we will be looking for a better place to stay!

We stayed 3 nights in room 7. Okey standard but not more. Simple decor. Mosquitonet needs to be cleaned. Sheets were ripped with holes in Them. Bathroommat not clean. Better cleaning needed. Slow wifi. Very slow service at breakfast. Waited 25 minuters for toast in the morning. Nice garden but Dirty pool. Low Price. Good location in town. Easy to find. Good sign. Safe. Quiet.

It is officially a lodge. When you expect this, you will be more than surprised. It is clean, cozy and idyllic! So where is the border between lodge and boutique hotel? If you don't need the perfect, up-to-date interior other things are more important. The garden is nice and gives you the feeling to be on a larger compound than it actually is. The food is great and at reasonable pricing. The staff is very attentive and charming. There is air conditioning, but I don't need this in April here. No need to got to a big hotel, just stay here (; Thanks to the team for a wonderful stay!

Nice place, nothing fancy. OK for the traveller on a budget. Rather far from the falls if you have no vehicle. There is a pool, WiFi very slow and not available in the rooms. There is a restaurant with average food. Owner and staff (understaffed when we visited) are friendly.

Chanters is a pleasant and friendly little hotel in the edge of Livingstone. We had three rooms there, which I have to say were of varying degrees of decor. The family room is quite run down and does need redecorating, especially in the bathroom. The other two rooms were fine. The pool is in a nice, shady little garden and the food is very nice too. The lovely staff are the highlight of the lodge though -- very helpful and friendly and organised transport and outings for us perfectly.

We just enjoyed our third visit to Chanter's and really felt back at home. The staff is friendly and very helpful. Location is great as you can walk into main shopping area of town in 5-10 minutes. Breakfasts and dinner were both very good as well. We were also glad to hear the owner is planning a significant 'refresh' of the property in the near future. An update of the rooms would make this a 5 out of 5 for us, especially if you are looking for a smaller, quieter place to stay in Livingstone.

This is a great little hidden-away place to relax in quiet surrounds. Great shopping and dining is only blocks away, and the lodge offers a nice little variety of menu items for breakfast, lunch and dinner (just prepare to wait a while--it's typically one person cooking the meal). The office ladies and Mrs. Chanter were so helpful and sweet. And any time your room has to be opened by a good old-fashioned key, I'm happy. Small, but very pretty pool area, garden area, nice outside eating, and the sweetest little property cat that went out to greet all the visitors. Little things that would've made this a 5 out of 5 review instead of 4 were that our mosquito nets had small holes, so mosquitoes did get in, the small shampoos/conditioners in our room were virtually empty, and internet there is spotty at best. Best, if you're looking to disconnect in a lovely, safe (there's a night guard) environment, this is the place to do it.
