The ladies here were all lovely and welcoming. The rooms were spotlessly clean and had everything that we needed and more. Once I had worked out the air-conditioning it was nice and warm and there was plenty of hot water. The apartment was spacious and there were grocery shops and restaurants nearby. The train station and bus stops to get into central Kyoto was a 5-10 minute walk from the apartment. I really enjoyed my stay here.

This would have to be one of the best places we stayed in japan for the price. At first we were a bit aprehensive as we travel kyoto station one stop to tokufuji and walked some side street for about one klm across the river to find our hotel just nestled off a main road but what a suprise when we saw the place. the reception area is small but the staff are great. There is a lift up to the room. the room it self was huge. two double beds ( the most comfortable we have had) a lounge, table and chairs plus kitchen facilitiys. a washing machine and a shower area that converts into a dryig area for clothes. On exploring the area leave the hotel and go right and there is a subway nearby which is very convienient. ps there is also a lovely couple in an old restuarant that do nice tea and sandwiches and is full of memrobilia

Travel with in a group of 5 (youngest is 11 and eldest is 78).
Host was friendly and helpful. We arrived at noon time and room is not ready, but we can deposit our luggage with the reception, who help to move it our room when room is ready. Meanwhile, we went to visit Tofukuji Temple (walking distance) and Fushimi Inari Taisha Shrine (2 stations away - but also walking distance from Tofukuji Temple.
Place is quite new and clean).
No issue with sleeping space (2 queen size bed and 1 sofa bed) but living room/kitchen a bit cramp for 5 pax ... with only 3 chairs and one of the chairs is just besides the sink, i would suggest the host to build a partition or block; so that water won't splash over to the chair.
Can do washing and hang and dry in the bathroom with heater. Most of the clothings can dry overnight. Plus plus point for me.
Location - located in a quiet neighborhood, a bit quiet at night.
From Tofukuji station: ~7 min walk. Not that easy to navigate even with Google map, look for direction and walks in the direction towards the river. You have to pass by the railway track and cross 2 rivers: the 1st one smaller and the 2nd one is bigger. Once pass the bigger river, turn right and walk under the overhead Expressway. The apt is nearby on the left.
Note: the walk from Tofukuji is near, but too quiet and dark for my liking. Not suggest to use this route if you arriving late at night, as difficult to get help for direction.
From Kyoto station: at least 15 min to walk, but easier to nav w Google-Map. Exit from Underground East Gate (Avanti shop/mall should be opposite or within view). Turn left and walk towards the main road. Turn right at the main road and walk straight (~10 min) till you reach junction with another main road (* road on left is going towards overhead expressway). You should also see a Lawson 100 store diagonally across. Turn left, cross the road and apartment is 1 min walk, on same side of the road.

This apartment is a 15 minute walk to the main train station, within 10 minutes of 2 subway lines, and a bus stop for 4 lines right outside the hotel. The immediate area is not attractive and doesn't have a grocery store that is super close, but don't let this be a deterrent. The inside of the apartment is new, super clean and there are notes to help you learn how to use your Japanese home.

One of the apartment managers, Yu, speaks English and was a pleasure to discuss activities with. I would recommend this place and we were on location for 12 nights.

The apartment was impeccably clean. All appliances were new. The washing machine had a dryer which is unusual for Asia! There was plenty of space for 5 people to sleep comfortably. The location was very convenient - a few minutes to trains, a few minutes to the Kamo river. There was a convenience store 5 min walk away and a grocery store also!

It doesn’t look much from the outside but the apartments are spacious with everything you could need and the staff are friendly. It is also very conveniently located for public transport. Nice touches are providing washing tablets for the washing machine and toothbrushes.

Very helpful and courteous staff! Located by the River Kamo, the sakura hy the river is absolutely stunning! We took so many photos, without waiting for any crowd. The apartment is sparking clean! I really wonder how do they maintain it. The washing machine in the unit is definitely a plus!

The apartment is a good size, which fit me and my family (wife, 4 year old and 18 month old) very comfortably. The apartment has a washing machine, cooking stuff, TV and fridge/freezer. They have a travel cot available. About a 10 to 20 minute walk to Tofukuji station (depending if you have a 4 year old with you or not). That station has direct links to Kyoto (1 stop away), Gion, Nara and most of the other popular destinations.
Taxi costs about 650 yen from Kyoto station to the hotel. Don't bother with the 'foreigner friendly' taxis, they are all friendly to foreigners and if you just show the driver the map that the hotel email to you it will be fine. It is quicker to get the normal taxis because the queue goes down much quicker.
There is a FamilyMart convenience store across the street which accepts credit cards, the supermarket just a bit further on is cash only. The nearest ATM is at a Lawson convenience store about a 5 minute walk away, but that didn't accept my foreign credit card, so the nearest ATM for me was a 7-11 about a 10 minute walk away.
No coffee is supplied in the room, but there is a machine in the lobby that costs 100 yen per cup.

With two small children this was perfect. Our host was super helpful and made our stay easy.

There was a small kitchen to make quick meals for children, a washing machine which was super handy 2 weeks into our holiday.

The location was brilliant close to the river, train station, bus stop and lots of eating places.

You might see it’s on a main road but it was super quiet with thick installation.

We stayed here for two nights. It's a very nice, cozy apartment to stay, small b it everything is in there. Very clean. It's close to Tofukuji station and Lawson convenient store. You can walk to Tofukuji and Fushimi Inari Temple. The price is reasonable as well. I definitely stay here if I visit Kyoto again.
