I have stayed in this hotel since 2011 when I am in Manila.

Honestly, it's time to refurbished the rooms.

I don't know how much more does the parent company wants to milk from this hotel.

There is no air con along the corridor.

Air con in the room is cooled by a casement unit and it rattle all the way.

They can't even provide 2 bottles of water in each room.

Furniture is old. If you want to shoot a movie based on the 80s, this hotel is for you.

The room is seriously bare minimum.

Hot water is a little inconsistent.

However the Premier room size is generous.

I am not expecting a 5 star hotel with a 3 star price.

They did have an improvements.

Now the room has a safe!

TV channels are decent but the remote control are funky.

The saving grace here are the staff and the location.

The front desk staff is more polite compared to the pre covid ones.

The doormen, security and staff are friendly and helpful.

You can easily find 5 convenient stores within 150m.

Several restaurants are nearby with a popular Japanese restaurant.

If you are into ktv, you will be spoilt for choice.

The exterior looks old. The corridor is dark and dingy. This hotel needs a facelift badly.

The room is reasonable big and it’s comfortable.
The location is also good if you’re into gambling (casino Filipino is just directly opposite). Robinson place and many bars are within walking distances.

Conclusion: it’s an ok place to stay.

Hotel is mid level class.
Reception personal is unfriendly.
Rooms are clean but few comfort.
Safety doesnt feel great.
Location is ok but not so central for anything.
Breakfast was good quality.
For bar and diner better go somewhere else, too much not available.

The hotel staff were amazing however the rooms are not 2 star. They smell of smoke, there is rarely hot water and the beds and pillows are like sleeping on concrete. The cleaners start at about 0600-0630 each morning yelling down the corridors, definitely will not be back.

The Riviera Mansion Hotel is indeed a far cry from being a mansion itself, let alone the location that it is so mockingly placed on.

Permeated along the bustling red light district of Mabini in Malate, this building opens up to a myriad of characters, i.e., businessmen, travelers, expats with or looking for prostitutes, gamblers, junkies, etc. As travelers, we chose to stay here due to its proximity to NAIA. We were accommodated by the pleasant receptionist and was assisted by a nice bellboy to our room, which was in the newly renovated area at the end of the 3rd floor.

Our room was a deluxe with a bathroom (tub), dressing table, refrigerator, cabinet, TV, luggage area, lounge chair and a queen-size bed with side tables and lamps. It may seem impressive, but not completely;
- The bed and pillows were too bouncy to be comfortable. My husband and I couldn't sleep well at all;
- Our door was adjacent to the service elevator and fire exit, so we could hear the movements and conversations of the staff passing along the corridor;
- The room service food was a joke. My husband ordered two green salad, which was quoted in the menu with a high and unreasonable price. The dishes arrived soggy and not fresh.

And then there was my own infuriating encounter in the elevator with a naked Korean man on the last night of our stay in Riviera. I left my husband resting in the room to meet my cousin at the lobby. I took the elevator and pressed G for ground floor. To my awful surprise the door later opened to the appalling image of a naked Korean man standing in front of the elevator door, which apparently was on the 6th floor. I instantly screamed at him, saying "Get out!" while pressing the close button. It closed and opened again to the same floor with the ugly Korean trying to come inside the elevator carriage and talk to me. After a few more screams, I succeeded to close the door and reach the lobby.

Enraged and annoyed as I was, I immediately complained to the receptionist about the presence of the naked Korean (who was seemingly waiting for a prostitute) on the 6th floor corridor. The receptionist listened and asked the guard to check on the case. A few minutes later, the receptionist told me the stupid excuse of the Korean, saying that he was looking for somebody to help him fix the television. I told the receptionist that it's the hotel's responsibility to keep the premises in peace and order, and such misbehavior should be reprimanded right away to prevent further disturbances to other guests.

Not long after the said Korean appeared in the lobby partially dressed. He paraded in his denim shorts and sling bag, no shirt and no shoes. The receptionist and the guard both told him that he could not go outside without a shirt on. Instead of going straight to his room, the Korean sat in front of me in the lobby. I instantly shouted at him to put his clothes on and reminded him that he's not in his own country. After, he stood up and took the elevator to his room. I never saw him afterwards. The management later sent me a letter of apology regarding this unnecessary incident.

This incident happened last month. In my opinion, there should be a guard or a staff in each of the hotel's elevators to protect its guests from anomalies caused by other guests and outsiders. And to the hotel management, please do not be complacent about the dubious behavior of your guests, most especially the foreigners. They may pay a lot more than the locals, but they should not be allowed to treat our country like their garage.

We are sorry that you had to witness such an incident.  Rest assured that the incident was not taken lightly. The guest was reprimanded that same night and was also warned that he would be banned from our hotel if an incident of similar nature happened again.  Security was also assigned to his floor for the remainder of his stay to prevent any further disturbance to other guests.  His guest profile has also been flagged to prevent future incidents.  These kinds of behavior are not being tolerated. We treat all guests equally and we do not discriminate based on nationality.  As for the other points in the review: 1. Foreigners DO NOT pay more than the locals.  Foreigners enjoy the same promo rates that local residents get. 2. The word Mansion in our name does not mean we are a 5-star hotel.  Some Hotels in the area have used the word Mansion to denote a hotel that offer daily rates as well as hugely discounted monthly rates to guests.  We have been designated a 3-star budget hotel and we do not and have never claimed to be otherwise. 3. As with any other location, Malate is not for everyone.  It does have a lot to offer though.  For the businessmen, the convention centers are just a short commute away.  For the travelers, close to the domestic and international airports as well as popular tourist destinations in Manila.  For the expats, the huge mall around the corner and nightlife along Adriatico St.  For people who love a game of chance, the Hyatt casino just across the street.  But as with most areas in Metro Manila, there will be homeless people and beggars (NOT junkies, junkies connote heroin junkies or drug addicts) but they do not harm anyone.  I guess it is up to us to understand the harsh realities of this world.   4. Our green salad is priced at P150 or US$3.50.   "High and unreasonably priced" -  I will look into other hotels' pricing. "Not fresh and soggy"  -  Can be replaced or refunded at your discretion. I thank you for bringing this to our attention and all valid points will not be ignored.  We strive to provide excellent service and quality accommodations at budget-friendly rates to our valued guests.

Stayed at this wonderful hotel on 29th Jan 2014. My second time staying in this hotel and as usual smooth transaction all the way to check-in. Best book directly with the hotel via their website. Not much difference in price compared to other on-line booking website.
I booked 2 rooms for 5 adults and 2 children. The kind lady at the front desk found me a connecting room even thou i forgotten to request for it in my booking. Overall such a fine place at a great locations. Even thou i try to find a better place within my budget, it always point me to this hotel. No doubt, Its my 2nd home in manila.
Pros...
1) Less than 5mins walk to Robinsons Mall
2) Plentiful Money Changer around
3) Near to Manila Ocean Park,
4) Near to Mall and Asia and Starcity, paid about 300pesos fare for all 7 of us to Starcity per way.
5) Friendly and smiling hotel staff
In all this hotel suits me in every way. Maybe i paid more for the transfer to places of interest but getting all 7 of us in one car and peace of mind. I guess its worth it coz i'm a foreigner and safety of my entire family is my top priority. And this hotel and the people running it gave a sense of security that i need.

Cons...
No bigger room available for connecting rooms. I kind of shocked to get a mattress instead of a normal bed when i asked and paid for an extra bed. I hope the management would look into it and help me sort out the best possible arrangement in my next stay. That's the only glitches i had during my stay.

To end my reviews, I would like to express my thanks and gratitude to all the staff for making my stay enjoyable and hassle free.

I have extended your thanks to the staff and they appreciate your kind words. A little tip for your next stay. If you do not need adjoining rooms, I recommend the Junior Excecutive room which comes with a Double bed and a Single Bed. You'll get an actual bed for your extra person charge instead of a fold-away mattress.

I had a very special check-in. Arrived almost 2 hours early with my Asian daughter and her kid. I asked permission to put my luggage in the lobby. I said "madam, I'll go out to smoke 7 sigarettes till it is time to check in." Answer: "don't do sir, we will help you immediately". Ten minutes later: "sir your room is ready..." Fifteen minutes later I came down to ask for an extra pillow for the kid to sleep on: "yes sir, we will bring it, and it is for free"; later I needed boiling water..."yes sir, we will bring it and it is for free..."

Got a room with modern design furniture, large bathroom, fridge and really thick carpet... if ever you have a fight with your partner and do not want to share the bed: no problem, you can easily sleep on the carpet...huhu!
Breafast is set breakfast, but don't worry, you won't feel hungry!

Personally I did not like the location and on the other hand, I liked it very much. Difficult to understand? Maybe easy when I tell you that the front entrance is Mabinistreet which I don't like at all...but a shortcut brings you to Adriaticostreet, which is a much better part of of Malate.

Was everything ok then? No! On the 3rd day of my stay I got seriously sick. I wanted to check my bodytemperature before going to Manila Doctors Hospital...on UN Ave.

No thermometer available at the reception, no first aid kit, nothing at all. If ever you cut your finger seriously you have to run to 7/11.... Is a first aid kit such a big investment for a wellknow hotel like the Mansion? Maybe they can put a donation box at the reception to buy a first aid kit, at Mercury at Padre Faure...

I know that I may not exaggerate...The Mansion is one of the better hotels (value for money) in Ermita/Malate!

i stayed at the riviera mansion for 12 nights from sept 26 to oct 8 , i have stayed here 3 times now and im always pleased with everything . the girls at the front desk are terrific and very helpfull , for 50 dollars i got a big room on the 15 th floor with a balcony , facing the city a great view , great location near the nightlife and robinson place is only 2 blocks , you wont get a better deal in manila

We spent 3 nights at the hotel upon our arrival in Manila arriving around midnight after 20+ hours of travel so we were exhausted. The cab driver was familiar with the hotel, although we did have the address and directions. Check in was quick. The room was nice for a mid-range hotel, and the staff friendly and helpful. It was quiet and had good security. When we needed a cab, the security guard made sure he took down the cab number. Safe deposit boxes are free and located in a secure area behind reception. From here we walked to Rizal Park, Intramrous and the wharf area. Robinson Place shopping mall is a block behind the hotel. The only negative is that when we booked on agoda, we took the continental breakfast upgrad which turned out to be a cup of nescafe and toast. Definitely not worth it. There are plenty of places in the neighborhood for good inexpensive breakfasts.

I booked my stay here via bookings.com and prior to my check in I emailed to request below:-

"Please ensure that our room is clean and there's no condoms in drawers or any unhygienic substance as per on the reviews I've read for this hotel. I'm traveling with young kids and I do not want them unexpectedly exposed to such dirt of working girls around the area. If the room I've booked does not provide the as per hotel description I will request to have my booking cancelled with a full refund.

Thank you for understanding."

I checked in and I advised the person at the reception regarding my request. She advised yes ma'am.

I was assisted with my luggages and as I entered my room the housekeeping lady ensured that it was hygienically safe.

We rested and had dinner at the restaurant downstairs. As we were watching tv, my youngest daughter saw about 3 rodents around the room. The hotel reception offered to be transferred to another room, however I didn't feel safe in the hotel as the rodents was common in the hotel. Also the location was not safe, it is in front of the casino and there's traffic right I'm front. If you're traveling with kids, please avoid booking in this hotel.

I requested to get a refund as I didn't get what I paid for and requested, they gave me a refund hopefully the money gets back in my card, I'm not able to check the confirmation yet and advised them that I will never stay at this hotel and will not recommend it to anyone, with or without kids.

Actually, it is safe. Just a lot of peddlers around. Just walk to your destination and not entertain street peddlers and street kids. And like any other place you may go to WATCH YOUR BELONGINGS AND BE ALERT.

Nope! In hotels, any hotel, 1 night is from 2pm - 12nn the following day. Regardless of what time you check-in, check-out will always be the same at 12nn

Sorry about my previous reply, I thought it was about the hotel I recently reviewed. As for the Riviera Mansion, it's very close to Robinson's mall. You can do everything you need to do there. I didn't try the breakfast because it was set meal, I prefer buffet breakfast. They have family rooms but I havent tried it. I'm sure it's just as good as their other rooms. Hope this helps.
