Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.

Owners were so friendly and chatty on arrival. Knew where all the good restaurants were and took us (for a fair price). They arranged an excellent river tour straight after check in. Then picked us up and took us to a restaurant that I could eat gluten free food. Owners spoke great English and we felt so welcomed. Bed was very hard bit only thing I have to say that is negative. Fantastic place, would definately recommend.

Pros: 1. Staff was very loving, kind, and helpful. 2. Drinking water is provided 3. Hot water shower 4. The ambience of the place is great – you are in the middle of nature. The water features and outdoor cabin with hammock provide a wonderful area to relax. There are many sitting areas outside to relax and read a book or get some work done on the laptop. 5. Great Wi-Fi signal 6. Laundry service for a good price 7. Mattress pads are used on the bed for hygienic purposes 8. Hand bidet 9. Great location on the island 10. The host is quick to respond to all our requests. Cons: 1. The room is not sealed well. This means that mosquitoes, spiders, and large ants enter the room through gaps in the doors, windows, and around the screen in the toilet room. 2. The walls are very thin and so you can hear all conversations outside and all the animals (cats, dogs, birds, roosters) very loudly. Also, there is car racing on the main street at night which can be heard from the rooms. We wore earplugs to sleep. 3. No pillow protectors on the pillows – pillows were dirty and need to be washed thoroughly and then protected with waterproof pillow protectors just like in hotels. 4. The rooms and property need some light maintenance and refurbishing: leaks of water outside that drip on you when you walk by; spiderwebs in the room; stairs uneven. Overall, a wonderful place to stay for the price. Ayutthaya lodgings can be very expensive but this place was priced just right. This property had everything we needed for a short stay. Some things can be worked on but they got many things right, such as the ambience of the place which makes it easy to relax. You are really surrounded by the beauty of Thailand here.

We walked here from Ayutthaya station and found it very difficult to find, the ladies who answered the phone to give us directions were beautiful, very nice and tried to be helpful although they struggled to give us any solid directions for a long while. They are very set on making extra money from their guests such as very expensive washing costs which half of came back not even clean and mentioning money constantly trying to get us to pay for them to drive us 5 minutes down the road such as telling us multiple times to pay him 1000 baht when originally we had said we were happy to walk but he told us he would take us for free then wouldn’t shut up about us being stingy and not paying. He also tried to tell us he had bought us a ticket to somewhere and when asked for a receipt he said there was no receipt because his friend paid and that we should pay him 400 baht which we didn’t because there was no receipt but made us feel very guilty about it. Nice rooms clean and tidy just weird owner who stares at you until you feel very uncomfortable, however the women there are lovely!

What a truly lovely open foyer/dining room/living room to hang. Such lovely people to help you with anything you need. And how generally nice and quiet the whole area is. But. Those beds. Rock hard, and not too fresh anymore. Really folks, invest a few Baht into some decent sleeping furniture and you’ll see people staying longer and leaving happier.

This place has a lovely open foyer and common area. Staff are very nice and accommodating. Great location. What made us leave was the bed!! And solid as a rock, with a plastic under sheet. So uncomfortable! Washing was 5baht per small item and 10baht per large item. We moved to Jutharat Home. Only 10nzd more. FREE washing. Lovely comfy bed. FREE BIKES! Sorry guys, will not be recommending this place.

Baan Eve Guesthouse is a step back in time with the use of excellent air conditioning and exceptional hospitality. We arrived in the morning and weren’t really sure we would be welcomed so early in the day. The people at Baan Eve were very accommodating so we able to move into a room and start our day. The owner’s father, Niki (phonetic) took us under his wing and took us on a tour of some of the temples in the area. It was not free but it was reasonable -200bhat/Hour. Once or twice he took us into a temple to be blessed by a monk. When we left he took us to the train station and helped with our ticket. Mr. Niki was a retired English teacher which was helpful because we do not speak Thai. Breakfast was good. Our room was small and dated but immaculate. The air conditioning worked very well and was greatly appreciated. Mr Niki will be one of our lasting memories in Thailand

The rooms are ok, ours seemed clean as was the bathroom. The common area is alright as well. However, the beds were horribly uncomfortable, would've slept better in the hammocks outside. The air con settings couldn't be changed so we had to turn it off. They constantly insisted on us buying food which was very expensive for Ayutthaya. We were supposed to be picked up, that didn't happen. Then offered to be dropped off in town and charged 300 baht (a tuk tuk charged us 70). Finally, as we had booked Baan Eve through an agency, they were responsible to get us train tickets to Lop Buri. Not only were we forced to leave way too early, he also got us the wrong tickets and definitely not by accident. So overall not the best experience.

All the staff were very friendly, Nicky was an excellent tour guide and the food was good. Room was clean, good shower and air con was a winner. Bit of a walk to the centre but other than that all good.
