The hotel was great, but Rita made it even better, she was a really nice and kind host, she gave us advices about taking tuk tuks, the food in the train, what to visit and how and was so helpful.
The room was clean and comfy and we had complentaries like tea, water or snacks.
The bathroom was also clean and big.
The pool is a really good extra 😊

Like really... an amazing place. You're coming to Ayutthaya for some Temple/Wat gazing
and to compliment that perfectly, you need a calm relaxing place! This is the place.
A young couple (Swiss guy, and a Thai lady) have recently opened this little auberge and they
understand fully the needs of the traveler, not to mention a full understanding of the city they live in. Their pool will be your life saver on the afternoons when it's scorching hot, the breakfasts are just right, you can rent a bike and pedal around, or rent a scooter, they have both. Aside from the hosts, the staff are just great and always there to help! We were here for two nights, it was extremely pleasant and we were sad to leave. The rooms were very clean, the location was really ideal, next to the night market, a 7-11 and a GREAT fruit stand (right next to the 7-11). Walking distance to the train station (cross the river by Ferry- turn left on the main drag, and the street for the hotel will be on your right), tuk tuk for 50 baht.

Came up to Ayutthaya from hectic Bangkok for a few days of temple-watching to slow down a bit after all the shopping-malls and markets of the capitol. Brand new place with lovely staff, really nice rooms and a lovely chilled out pool area. Breakfast included and all the information about local sights you need. Top marks.

My friends and I had a fantastic time.we stayed 3 nights.rooms sre great.clean and well presented.the owner couldnt be more helpful.we had a free boat trip because we stayed 3 nights.breakfast was fantastic.he even gave us a goody bag to send us on our way.cant praise this place more highly.will definately will be back.

me and my husband stayed at baan tebpitak last weekend. if you are tired of hectic spots like kaho san and are looking for an authentic thai b&b guesthouse, look no further. this was the perfect escapade after a couple of jampacked days with business meetings in bangkok. the rooms are affordable with ensuite bathroom and hot shower, and spotless, also thanks to a strict no-shoes policy :) owners lino and rita and their helpers were absolutely wonderful and helped us in every way imaginable. their english "self help" guides to the temples and sights were a gem. close to major atms, 7 11 as well as bars and local foodshops. 5 mins bicycle ride / 10 mins walk to the main sights.

In Ayutthaya on a business trip for my husband, I spent 2 days of the 4 here by myself, and Rita & Lino made it feel like a home from home for me.
These two are the ultimate team: Rita is local and does all the interpreting, while Lino provides the English (& German) interface. The fact that both are qualified professionals in the hotel industry shows.
Without ever being pushy, they helped me discover the local markets & sights; and provided the personal touches - like Lino's own no-writing-picture translator; and a flashy light to wear when I was cycling home at twilight.
When we almost had a disaster because the sleeper train to Chang Mai was booked out, Rita came to the rescue: organising an overnight bus, and even driving me to where I could book it most cheaply through the locals.

The pool is to die for: cool and sparkling clean, surrounded by Rita's garden and orchids. Our comfortable room on the first floor, overlooking the pool, was decorated in teak, with a sense of local authenticity, that I liked a lot.
The value for money that their beautiful little oasis and personal touch provided, was even more evident when we found ourselves missing it in the trendy but badly serviced hotel in Chang Mai.
We'll definitely be back!
PS Don't miss out on Lino's coffee :-)

I hope the title says it all. I would never choose to stay anywhere else if I ever go back to ayutthaya. Baan tebpitak hits so many of the criteria I have for accommodations.

It's relatively near the train station, being a ferry boat and 10 minute walk away. It's also 5-10 minutes away from most of the major sites by bicycle, which the guesthouse rents out at 50baht a day.

It's an excellent value for money, with spacious rooms and good, firm mattresses that ensure a good nights sleep. This is a still a tropical country though, so there may be birds or geckos that serenade you in the night. Light sleepers can pack earplugs to be safe.

Lino and his wife Rita are warm and friendly, and never try to push any paid tours on you. However, should you want to take a tour, these are all listed down in a handy FAQ booklet that they provide to all the guests. Listed there are tours with prices for tuk-tuk fares that can give you a better idea of how to budget your money. It's a wonderful resource and I highly recommend and future visitor peruse the booklet to see their options.

The pool is perfect for a break from tramping through temples in the tropical sun, and is the final, perfect touch in this wonderful little guesthouse. Our only regret is that we didn't stay longer, but that can easily be remedied in the future.

I loved this place! The hosts, Lino and Rita were very helpful. From showing is on the map which sites to visit, to calling their favorite tuk tuk driver to come tour us around, to patiently answering our questions, I felt very well taken care of.

The sights that Lino recommended were really amazing. We also did the sunset boat tour (highly recommend!) and went by tuk-tuk to see some of the ruins lit up at night. The temples and ruins he highlighted on the map for us were wonderful places to see.

My room was lovely. From its nice size, beautiful carved and comfy bed, in-room safe and refrigerator, good wi-fi, and nice size bathroom, I had everything I needed. The common areas on the first floor were really nice, and the pool looked lovely, although I didi not have time to use it.

The breakfast was delicious, and was served in an outside gazebo-like structure which was a lovely outdoor room.

The only downside was that you were not in easy walking distance to much...although there were bicycles you could use. So we did a lot of tuk tuks.

I wish I'd booked more time in Ayutthaya, as I had only one afternoon, one night, and one morning. When I return, I will definitely book a room here again.

Pros
1. Excellent customer service
2. Detailed check in
3. Helpful information provided
4. Clean room
5. Ok bed, not so soft and not hard
6. Quiet area
7. Rita was flexible which made things comfortable after all we were on holiday and the last thing we need were stress

Cons
1. Reception activities finished at 7pm and no one can assist to call for transportation
2. No slippers provided but we are obliged to walk barefoot

I still gave them 5 star even with the cons listed because Baan Tebpitak is a homestay designed property, it's not a 24 hour service hotel. I couldn't fault the hotel for that because when we booked online we did our research and some people already mentioned it and upon check in Rita informed us, she wasn't vague about it. I just wrote the cons for other travelers if you expect 24 hour service or full amenities in the room then it's not for you.

Amazing place mainly due to the very friendly and helpful hostess Rita. Always offering us free muffins and drinks, happy to book tuk-tuks for us. Lovely pool and location. Beautiful house - smarter than seems in the photos with gorgeous teak floor. Close to main sites, night market and lovely restaurant by the river with live music.
