We stayed at the Grand beach resort for 5 nights. The lady who runs the reception was very lovely. Right on the beach and the best view of the sunset in Koh Tao in my opinion. Room was very nice and clean, fresh towels at your request and you can get your room cleaned everyday if you want. Little noisy as it is right on the beach next to quite a few restaurants and bars. With ear plugs it was just fine. Great location to all the night life in Koh Tao and other restaurants. The restaurant connected to the property had lots of great food options with a nice sunset happy hour selection. Only downfall is there are many noisy birds in the area, but that is Thailand :) Would definitely stay again.

Nice average rooms. They are Nice and clean, AC works perfectly. The bathrooms are by no means luxurious but Nice enough. Very affordable and right by the Beach.
Do notice that the hotel is located right next to a bar Which plays quite Loud Music (we had the room closest to the Beach and the bar) AND a scooter “parking lot” so bringing earplugs is a good idea. Also the guests during our stay were mostly Young people who Came Home very drunk and noisy in the middle of the night (but that’s not exactly the hotel’s fault….) Would probably find another hotel next time tho….

The hotel is perfect location for the main area of Koh Tao. Situated on the beach front surrounded by bars, shops and restaurants.
The hotel is clean, not luxurious but is what you expect for the affordable price.
The bathroom isn’t modern but fine enough.
The reception staff are lovely and very helpful.

Love this place!
The sunset here is awesome. This is the only spot that got packed every night for sunset happy hour. They put tables down on the beach. Music isn’t too loud. Great for conversations. Met some really interesting and cool folks here almost every day.
Staff at the Restaurant is worth coming through to meet. Funny, attentive and all good looking. Kind of like they did a casting call.

The Rooms are OK.
We opted not to do the bungalows. The cracks in the floors of the bungalows had my wife on edge. Spiders and lizards and centipedes would probably casually just glide in. The room we had on the second floor has a nice little balcony where you can see the beach. The ants tho... everywhere on the island. Do NOT leave your bananas anywhere, they will come in and carry your food right out the door. Bed is huge and super firm but surprisingly comfortable. Stayed 6 nights and would do it again.

Only issue is they have 5 routers and the internet still kinda sucked the whole week. Slower than dial up most of the time. If you gotta get work done, make sure they reboot the routers.

If your budget is low to midline, Go here. It is pretty reasonable. Had a nice time!

This was the worst experience of my life concerning hotels. I honestly never met a staff so arrogant, disrespectful and careless. No sign of people speaking acceptable English or any other language except thai. The place itself is not even close to comfortable, clean or enjoyable. The rooms are not functional, there is no place to move, not a shelf, not a nightstand, no toilet paper, not a single hook for towels or in the wardrobe, the wifi does not work (and I wouldn't mind, if it weren't specifically said that there is wifi and that it works also in the rooms) and the the water in the bathroom smells like sewer and there is not water pressure enough to have a shower. Definitely not worth a quarter of its price. But the weakest point is the staff, seriously, stay away from this place and save yourself from getting angry, not being understood and being laughed at you face when you point out that they're being disrespectful.
Giving one star just because is not possible to give zero.

At 700 baht for the non-ac cottage it is absolute value for money. Fantastic location at Sairee beach. The ac cottages are much better but you have to pay a little more. The owner Ipta is very helpful and friendly. Her mom is quite a disciplinarian so beware though. Since we were diving with mojo it was very convenient. Only con I can think of is that the bathrooms could use a few hooks to hang towels and clothes. Rooms are very basic. The neighbouring restaurant on the beach has a party going every night and the music is loud. So if you're a light sleeper you better take the ac cottages with glass windows. See pictures.

Stayed 2 nights here + would have happily stayed more ,really polite + friendly staff (Boom, Min and Dong) were so welcoming to us, had the green Thai curry and was amazed at how flavourful and cheap it was! Great location too!

Mint location, pretty cheap as I had a double private room just off of the beach, although the rooms are a little outdated the sink leaked when the tap was running and just felt like it needed a big referb!
