Absolutely fantastic. Loved every minute. The bungalows are perfect. We stayed in the bigger bungalow and out two teenagers stayed in the slightly smaller one (Both had air con, beautiful views and really comfy beds. It was the best bed I stayed in all holiday.). We would have happily stayed in either bungalow but the added space and slightly higher position made the views even more spectacular.

All of the staff were so attentive it was our favourite place to stay on a 6 week trip. You can walk to the beach nearby but we hired bikes or got a 4x4 taxi which staff helped organise.

Yoks food was fantastic. Can't recommend highly enough.

They also helped us organise a snorkeling trip which was great. It was a smaller boat than some of the fancier ones we saw but the staff were fantastic and got in the sea with us at each stop to make sure we saw turtles, reef sharks etc.

We didn't want to leave Tree House and we would go back in a heartbeat. Thank you to Neal and Yok and all the staff for making our holiday so special.

My husband and I stayed here for a month around May and absolutely loved it! The view is just incredible and it was so peaceful. We had a really nice balcony with a hammock. Perfect for reading, yoga, meditation or just chilling. In our bungalow, you could also see the view straight from bed ☺️

It felt like we were in the middle of the jungle, but at the same time it was convenient to everything. On Koh Tao you are never far away from anything 😂 You also don’t have to drive on any crazy roads to get there which was a major plus for me. It is near Ao Leuk, which is a really nice beach for snorkelling.

If you stay there, you will be a 2 minute walk from the on-site restaurant, Tree House Café. I can’t recommend it enough. The food is amazing 🤩 and we ate there pretty much every night!

What a wonderful stay at Tree House Bungalows, as you can imagine the bungalows are rustic but that just adds to the charm, I felt 10 years old having a sleepover in a real treehouse!
The atmosphere is laid back and so chilled, the staff are incredibly friendly and kind, the food was outstanding and we ate sat on cushions on the floor in my Pj’s, after a delicious dinner we just laid back and listened to the sounds of the jungle.
If you want to get away from it all (5 min taxi or scooter to town) then this is the place, if you want to feel like a kid, eat delicious food and be surrounded by nature then you have found a little piece of heaven.

Me and my boyfriend stayed here for 4 nights. Then when we stayed another place but ended up cancelling it because we wanted back to this place so bad. Sweet staff and very flexible. Good breakfast included. Big rooms, ours were around 20 m2 or so, and a big terrasse for only 1250 bath per night. And the view, omg, it’s incredible!

The hotel is in a less touristic area of the island and is very close to beautiful beaches (especially if you're interested in a casual snorkel to start/end your day or looking for an adrenaline jump off a small boulder in Tanote bay). The two larger and more touristic beaches are less than 10 minutes away by taxi or scooter. The rooms made me feel like a true islander (in a positive way) and the main lobby has an amazing view from which you can see Koh Phangan and Koh Samui on a clear day and it was consistently filled with friendly and down to earth tenants and hotel staff. Whether you're coming to Koh Tao to relax, snorkel, dive, or party, I strongly recommend this staying at this place!

Pros: The amazing people (both the new hotel manager and tenants hanging out in the lobby truly made my experience on Koh Tao). The location and view. The atmosphere (if you're into nature and don't mind walking several steps to get to your room you'll love it). The food. The hammocks. And once again the manager; Stevo was amiable, funny, generous, extremely helpful and was very knowledgable about the island.

Cons: Given that life on a small island follows a slower pace, checking-in and ordering food would take a bit longer than I'm used to. However, the waiting time wasn't too bad and with an amazing view and the opportunity to talk to wonderful people. The hotel staff would wait until they were told by the manager to clean rooms; that may be a cultural thing but hopefully it improves as he continues to train them. This doesn't apply to the hotel haha, but trust me and do not rent an ATV quad bike... Stick to a scooter, taxi or even better a bicycle.

Taking the bullet point approach for this one :-)

• Beautiful Bungalows in the hills with ocean view.
- Some are brand new, the others nicely kept up and clean.
- We’ve stayed in a new one (Superior) that was built elaborately and with good materials
- Hammocks are fantastic!
- Minibar with fair prices
- Beach Towels
- AC that works (There may be bungalows without AC)
- Ceiling Fan with remote control (my Thai Boyfriend was fascinated by it :-) )
- TV and DVD Player but we’ve never used it
- Plenty of Power outlets that keep charging your devices even when room key removed from the Master Switch!
• Homey feel
• Super friendly and helpful staff
- Nok & Sven will give you great advice about everything you want to know.
- Sven is a native German speaker
• Beautiful Garden
• Lovely cats on site
• Gay friendly
• Restaurant with surprisingly good food to decent prices
• Transportation to fair prices (not only for Pier Transfers)
- Ask them to pick you up from the Pier
• Motorbikes: they rent it for 200 bath / day
- You will need it to explore the island and the beaches
- Possible to WALK to the beach in 15 minutes
• Some of the bad reviews were written during the 1.5 Years when SEAVIEW was leased to folks that almost ran it into the ground in record time
- I’ve read through those reviews and can thankfully confirm that none of it applies to the current situation anymore
• Ever felt ripped off in a Hotel e.g. by the prices of the mini bar, Restaurant, transportation, Laundry Service etc? This is NOT the case @ SEAVIEW!
• Book with them directly as opposed to through booking.com etc. You might get a discount and your money stays local and doesn’t flow to the American Corporate black hole
• Fastest way to get there from Bangkok is with NokAir through Chumphon Airport and Catamaran Speedboat. (Another reason why “I’ll be back”)
- Low cost domestic Airline NokAir will offer not only the Airfare but also the transfer from Chumphon Airport to the Pier and the Boat Ticket as a one deal Package. It’s hassle free and for a good price. (Btw, they do these Transport packages for many destinations in Thailand that don’t have an Airport nearby)
- Be aware that the Koh Samui Airport is privately owned by Bangkok Airways, their flights are expensive and most other Airlines are not allowed to land there. That’s why the Chumphon approach is less expensive, so you might want to consider hopping to Samui and Pha-Ngan through Chumphon/Tao
• Improvement suggestion: Add “Fried Rice with fried Egg on top”, to the Menu of the included Breakfast…but maybe that’s just me :-)

This hotel is really nice. I will definitely go there again.

Pros:
+ Neil (the person in charge) is REALLY REALLY nice and helpful, he gave us tips of places to go, helped us with a lot of stuff, came to look for us on the ferry, and drop us there to.
+ Awesome food in the restaurant, it is not cheap, but it is awesome.
+ Good WiFi
+ They provide shampoo and soap
+ It is located near the best beach in Koh Tao (in my opinion), BUT to get there you have to walk 15min in a road with A LOT of up and downs (a heavy walk), and you will get to the beach exhausted

Cons:
- The water heater is electrical, and the electricity on the island is awful, so you may, or may not, have a nice shower (its not up to the hotel that, but...)
- If you are not fit, dont go there. It has A LOT of steps to climb.
- The wildlife noises can make it hard for you to sleep. They are really loud.
- There is a lot to improve in the bathroom.

This place was amazing - GREAT STAFF, GREAT ROOMS, GREAT FOOD AND FANTASTIC VIEWS - TUCKED 10MINS AWAY FROM THE MILD HUSTLE AND BUSTLE OF TOWN!!!!!!!
They even provide a Full Chauffeur service to and from the port on arrival and departure.

It seems apparent that many people come to this part of Thailand expecting some sort of material luxury along with their "paradise" - not a good expectation to have if luxury (for you) means marble floors, cocktail parties or a bug free environment: KOH TAO IS A JUNGLE PARADISE and is, of course, far from being "bug free"; In fact many species of interesting insect can be found on the island and some beautiful snakes and lizzards too. As a regular visitor of this island I can tell you there are two non human species to be concerned about and cautious with:
1. the large red centipedes - they bite yes, and the pain is apparently excruitiating! not sure if they can kill you.
2. the discrete brownish/black snakes with a slightly "arrow" shaped head - these guys can kill you if you are bitten and without the appropriate treatment post bite.
Other than the aforementioned the geckos bite and do not let go, but this is easily remedied by removing the head. They are not poisonous and are 99% more likely to scurry away at speed than bite - i.e. if you've been bitten, you were invading the lizzards personal space!
Mostly accidents on the island tend to involve white, western drunks falling off of scotters at high speed!

There are ants and termites to been found all over the island. There are beautiful colourful and very voiciferous birds. There is also a fantastic and quite mind blowing array of marine life to be observed and discovered!

Look out for the slightly mischevious, cunning small green squirrel, who's behaviour, when observed is intruiging at least - for the hunters among us, they make a tasty snack (i've heard - although i wouldn't encourage this sort of practice here).

Now we'll focus, quite relevantly on the resort;
There seem to have been a few rather negative reviews about this resort, and naturally, it is to be understood that the rating of such a place is down to enjoyment and perception, and both are products of subjective speculation and /or emotional and psychological interpretation.

In short, many people come to this island, which, may i remind you, is a jungle-covered island (predominately) around 6hours (depending on weather) from the mainland and 2-3 from the neighbouring islands, aware that it is indeed and island, 70% covered by jungle, isolated, and bursting with natural life. ALL of the resorts here, despite their ratings are a little distant from those who expect marble floors, roasting hot water showers/jacuzzi's, Tivo and a spottless, bugfree environment. Seaview, like all of the other resorts on Koh Tao provides the standard room/bungalow, and I will I correct the guests who say otherwise, which comprises of a very comfortable double bed, clean sheets, effective mosquito net, fan (not air-con) and bathroom with a non-flushing toilet, basin, exposed palm leaf roof and luke warm to hot (at best) shower.
They also have Superior bungalows and even a full villa with all the mod-cons - i.e. air-con, satellite TV, tiled shower room/bathroom and flushing toilet, fridge etc. etc.
N.B -
1. The toilets for most standard rooms in all of the resorts will come as non-flushable - fresh water on this island is resevoired and despite the rainy seasons can fall short as tourists (western in particular) can be rather wasteful - thus the bucket of water next to the toilet!Remember this is a 350m-above-sea-level island surrounded by sea and with no indigenous fresh water springs/supply (if there is such terminology).
2. Electricity is also an expensive commodity, despite the tourist industry and it's economical input and again is wasted readily by obnoxious, consumerist, western tourists who have no sense of value for the finer things in life; it is thus considered a luxy to have a real HOT shower and hence expensive to rent a room with as such. Note; many of the locals shower and wash in collected rainwater, so that us tourists can bath in clean water! They also cant afford the fresh stuff!

SeaView also provides rooms that have full on HOT water and that are sealed/lined in the walls, floor and roof, for those of you who expect to come to a jungle island paradise and not find an ant in your room, seriously?!

I stayed here twice with my wife, both times in a standard bungalow, and despite our gecko neighbour (living in the palm leaves of the roof somewhere), who frequently sang to the moon at 4 in the morning, had a fantastically comfortable stay!!!!!!!!! We even celebrated our birthdays and had two full-on BBQ parties organised for us and provided by the staff!!! for FREE!!!

Seaview is 10minutes by bike, off the main strip, its tucked away in a quiet part of the island and comes with AMAZINGLY FRIENDLY, UNDERSTANDING AND VERY GIVING STAFF!!!! and regardless of weather, or your mood, BREATH-TAKING VIEWS OF THE distant BAY "AOW LEUK" (GOLDEN BAY) and the jungle/forest leading down to it.

A young and extremely devoted, hard-workling Thai lady and her beautiful mother own the resort and work and live there. The mother, known by the appreciative locals and guests as "mama", cooks and often offers a little free snack, and the occasional thai words for you to
practice. She is a fantastic cook let it be known!!!

Also, to reassure the less skilled among us, the young lady owner is a qualified doctor (has a degree and all) and runs a clinic down near Chaalok Ban Kao.

On one occassion here my wife fell ill with bronchitis, the same morning we discovered this and within only a few minutes of doing so, we were on our way to the clinic to see our host.

"Pe Nok" the lady in question was seated, white lab coat, at her desk in the clinic. 20minutes later we walked out having had a comprehensive assesment of my wifes illness, a full course of the appropriate antibiotics (anti-inflamatories of some kind I would imagine) and the same amount of cash we had when we went in!

I cannot fault the staff at seaview in any way for their comittment and genuine open and honest characters; they are fantastic, loving, caring, and have now become life-friends!!!!!!!!!!!

The last time we stayed here, I arranged by telephone with the owner to have my bags picked up on arrival at the bay and my room ready. I even pushed my luck and asked for dinner to be "on the table" for when we arrived.

Guess what - as we arrived, by ferry, at Mae Haad, the SeaView pickup was waiting. We threw ourt bags on the back, politely greeted the staff in the appropriate manner, and headed to Seaview, 5-10minutes away. On arrival, Mama had rustled up a storm in the kitchen , and, as cheekily requested, she had made sure our dinner was waiting, hot and tasty!!!

There are so many poisitive things to say about this resort, and so few negative, please bear this in mind when chosing your accomodation. We had the time of our lives here and miss our friends at seaview dearly!!! We'll Be Back - We Promise!!!!!!!

ADVICE FOR THE KOH TAO NEWBIES

1. If you come to Koh Tao, make sure you're able to ride a moped or motorbike, it's the best way to get around! With few concrete roads and being an island in the middle of the Andaman Sea, the island is suceptible to heavy rainfall/storms and dirtbike is the only way to travel efficiently.
2. If your into spa's, Shopping malls, Versace jeans, Prada bags, Fake eyelashes, Hair extensions, Skinny fit jeans, Wine bars etc. etc. (you get the point) - then its probably best that you go to Ibiza, Ajanapa, New York or Paris instead - Not your cup of tea!!!
3. Respect the locals - If you do come here, respect the locals, their traditions, culture, beliefs and most importantly the ENVIRONMENT. - Police are relatively scarce on this island, however, this is compensated for by devote, caring and dedicated local families that care for, run and oversea ALL that goes on - if you dont catch my drift yet i'll make it easier for you - dont go round trying to prove to yourself you're a man by getting into or starting fights, you probably be "advised to leave" or worse, don't litter, touch marine life/coral etc., steal, or get involved, in any way, with hard drugs. dont swear at locals, and NEVER touch the head of a Thai that you do not know, especially in an agressive manner! Its common sense and easy to understand.

My apologies for those of you who have been patient enough to read this entire review, most of it is quite general and unfortunately i felt it necessary to cover some of these points as it would appear some tourists come to this place expecting something entirely different from that which it is. - A jungle has insects in it. Like the sea has fish. The weather is unpredictable and can be very stormy, rainy, in the monsoon/quiet season (naturally). But THIS IS PARADISE!!!!!
It seemed a terrible shame to rate such a BEAUTIFUL, CHILLED-OUT AND WELL MAINTAINED RESORT WITH AMAZINGLY KIND STAFF so poorly considering the reality.

I HAVE SATAYED HERE TWICE AND WILL MOST DEFINATELY RETURN - yet this time my wife and I will be taking our newborn child - !!

Pe Nok, MAMA, "Burmese Mcguiver - my man!", "the small young flirty Thai Girl (my wife knows you flirt with me!)", "crazy Dean the northerner who got moody and left", Pe-A - the master in the art of kindness, and the other fantastic guests that shared in our momenrt, we Love you all - you gave us a time in our lives that we will always cherish and never forget, we'll meet again friends!!!

On arrival we were told that there were no rooms available, even though we'd booked through Agoda - not sure with whom the blame lies. Eventually got in - decent little hut; clean, big enough, hot shower (but no flush on the toilet!). Not ideal when travelling with a mate but very romantic for couples! It was about a 10 minute taxi ride from the main area, you wouldn't want to walk it. Restaurant served good food.

I just found out that booking did not accept my review, so I will post another one here.

The staff is perfect. They helped us with each and every request - without any hesitation. They even offered us a shuttle service to the pier.

The food is good, we enjoyed our daily breakfast! The rooms and especially the views are stunning.

If I come back to Koh Tao, I will definitely come back to Seaview resort as well.
