Stopped here for three nights in one of the Hillside Standard Bungalow. The Bungalow was basic and a little small for a family of four ( two double beds) and would therefore recommend families opting for one of the two storey Bungalows. However the room was cleaned daily and fresh water and lined provided. The receptionist was extremely helpful throughout our visits and made a number of helpful recommendations on places to visit. The location was near to the main ferry pier at Ban Mae Hat in a quiet location and was about 15-20 walk to the busier more vibrant Sairee Beach and village.

We wanted to make some dives on koh Tao, this place was the perfect accomodation for that! It was a 5 min walk from the dive school, really quiet in the nights (no disco beach), air-conditioned room for just 700 baht (if you don't book through a site but just at reception). The staff was overall friendly but sometimes a little grumpy. But the girl in the reception made the stay great (we don't know her name). She was incredibly friendly and always down for a chat and giving some advice. The bungalow is really basic, but perfect price to quality ratio.

Very friendly and helpfull staff and beautiful view from the deluxe bungalow on the top of the hill. Only bad thing to say about it, was that there were no sun on the beach so we had to go sun tanning and swimming on the hotel next to ours.

Our daughter stayed here and left after one evening, unfriendly staff, unsecured accommodation, filthy rooms and aircon is extra. We visited the room to see for ourselves. Omg we got her out of there ASAP. The place needs knocking down and the staff need a lesson in how to deal with guests. Shocking hotel...DONT STAY HERE!

Really the only thing that we liked was location of the place-close to pier, close to the beach (practically on a beach). Next to our place there were those rocks in the water and it was the best place for snorkeling. We could see the sunset just from the outside of the property. The staff was not nice at all. People did not even look at us even when we were paying for the room They didn't smile to us once. The breakfast was really poor. The WIFI was bad. If you don't have a WIFI in the bungalows, don't write on booking that there is a WIFI. We booked 4 nights but our plans changed and we could come for 3 nights (of course we informed the staff about it). We asked if because we will be there 3 nights and we will pay the entire amount, can we have like a free dinner or a drink-lady said that we can't. They didn't even offer us a free coconut-even tho there was a palm tree with coconuts just next to the property.

I liked , i had a good time, is not 5**** but the price i pay was fair, very close to town, just 5 minutes from the ferry dock, just walk to the right and at the end you will find it, 15 minutes walking to Saarie beach

If your only option to visit Koh Tao is staying here, your better off either not or visiting for the day only. From the beginning the staff were very rude, they tried to charge us for a room we had already paid for on Expedia as they obviously cannot organise themselves efficiently. Threatened us with keeping our passports until we paid. All this made us late to our trip we had booked for the day. When we returned in the afternoon, they realised they had made a mistake and slammed our keys on the desk. No apology, or eye contact, nothing. The worst staff I have ever seen for a resort. To top it all off, the room was horrendous. The bathroom was horrible and there were stains everywhere. Numerous mosquitoes and even two geckos kept us awake at night which made our two night stay unbearable. Me and my girlfriend started looking at other places to stay as we could not bare to stay there. Can’t believe they can call themselves a “Royal” resort. Completely misleading and wouldn’t recommended it for anyone, would rather sleep on the beach. For 1,200 TBH a night (without air con) this place is a complete rip-off. Plenty of other places to stay on the island that are 10x better and much cheaper!

The worst resort I have ever stayed at. There is nothing ‘royal’ about it at all! The women receiptionst was rude beyond Belief. When we tried to explain our booking was on Expedia and not booking.com She refused to listen, demanded money, refused to give our passports back, dismissed our explanations and was just overall out of order. When they finally realised it was THEIR problem, we received no apology (as this left us missing an hour of a Suba diving trip) and slammed the passport and keys on the desk without looking st us. In terms of the room; It was fifthly, blood stains on the curtains, boiling (even with AC) obvious holes in the room to ‘invite unwanted guests; loads of mosquitos and lizards. Toliet and shower were disgusting- something out of the dark ages. If this is the only option for you to stay in Koh Tao. Don’t visit Koh Tao.

Quite good value for money, good and quiet location, helpful staff, nice traditional Thai bungalows with hammocks, comfortable bed, lovely beach - great to watch sunset. Hidden away from busy streets, but still close enough ;-)

Check-in was nice. And the lady seems okay at the beginning. Unfortunately in our first bungalow the mosquito net was too small for one big bed. We had to sleep without and my girlfriends had a lot of bites. Additionally the air condition didn’t work. We asked for a new bungalow or to change the net. One day later we got a new bungalow. The mosquito net was fine but the AC still not working. We send the out complaints and they told us that it will work tomorrow. One day later still not working. We informed them again. Next day same and we resigned to stay there without AC. At the end of the trip they charged us the full AC price (2700 baht - 100 baht discount for the trouble). Very very unfriendly. Funny thing is: we recommended this resort to two of our friends after the first day because they promised us to change it and the location is good. Never again. Biggest mistake and most bad resort after 6 weeks traveling.
