Yes it is basic! In our room the balcony door had a gap around it, the lamp was broken and at an angle. But it was clean and comfortable, we overlooked the street which was not too noisy just normal road noise nothing excessive. The bed was comfortable and we both slept well one downside is the sockets they are very loose so your plugs fall out which is annoying. It's a good place for exploring lampang

Water provided daily. Free WiFi. Spacious room, plenty of cupboards. Restaurant good selection, air con. Bright. Cheaper than sitting by the river. Easy walk to night market Sat and Sun and other permanent markets inc. Tesco Lotus Express etc.

The room was fine- reasonably clean and comfortable; however, we overlooked the street for our first night and found it very noisy, We moved across the hall for the next few nights and it was very quiet, no street noise at all. The hotel staff speak very limited English but arranged a comfortable car and driver who took our group of 4 to the elephant conservatory. The reception area is small and a little dingy so we would meet in the adjacent coffee shop for coffee/beer an activities. There are a number of restaurants nearby with decent food at a good price as they cater many to locals.

Rooms are over a coffee shop near the river. The bedroom was pleasant with a small balcony. Bed was rock hard (even for Thailand). The bathroom also smelt badly of drains when we arrived - but this was possible because the room hadn't been used in a while (we hadn't booked in advance) & it did subside once the taps/shower had been used for a while.

Good option near river and weekend walking street. AC, fridge, free water, daily cleaning service. Only a few eating options nearby. Not much english spoken by staff. Would stay again. Coffee shop underneath hotel was undergoing renovations during our stay so didn't get a chance to try. No construction noise in room during stay

My review is for the restaurant and coffee shop. I have been there 4-5 times for lunch or a coffee. Food is ok and coffee is good. They also have decent prices. The staff is friendly and nice. You can choose between sitting outside. Or sitting inside with aircon.
