Great, laid back place on the river in Lampang - we stayed in one of the houses that had two nice balconies overlooking the river with views of the Bridge. Its a short walk to the local market and a range of cafes and restaurants. The guesthouse is well run with reliable and friendly staff, we loved our stay.

Peace full place by the river. Stayed in a big room,with 2 beds. Beds a bit hard as usual. Bath room ok. Good aircondition. Parking right outside the room on same level. Cafeteria with breakfast close to the river, with good view. Helpful staff. Good English speaking. All over an Ok place to stay. Rekkomending.

What an amazing place! Just love it ! The room is incredible the bed is awesome ! It is spotless , it's in an amazing location on the banks of the river with a dining area overlooking the river , you can cook yourself up something if you want the outdoor weekend market is just on the other side of the river very easy walk old town is also right there , an amazing set of temples are right beside the little bridge as well

A really lovely guesthouse. The rooms are beautifully decorated and immaculately clean. The location is perfect on the banks of the Wang with a breakfast veranda looking out over the river. Kanecha and her parents are welcoming, kind and very helpful. Tea, coffee and toast available free all day. Exceptional value for money too.

We stayed for a week at the end of June. After the first night sleeping on the Thai bed, I was ready to look for another place to stay. I didn’t sleep much at all and didn’t know the single bed in the room wasn’t Thai style. My wife mentioned to the manager that I didn’t sleep, a I couldn’t believe, she went out a bought a mattress topper for the bed. What a nice gesture ! And it was so nice and comfortable ! That’s just some idea how nice the father, daughter are that own/run the place ! We had the the Water House and it was perfect for our family of four. One huge bedroom with a bathroom and one big bedroom with a bathroom. Plenty of hot water, strong WiFi and fans and ac in the bedrooms. We also had a two level sitting and dining room outside of our bedrooms that was private and nice to eat and sit at. I enjoyed sitting on the home-stays breakfast deck in the mornings looking at the river, bridge, and people going by and the seclusion of the deck. We check in late and was given maps and some instructions about the rooms. After that they let us be for the most part. But what ever we needed or wanted, they made arrangements for it. Rental scooter, helmets, massage location, mosquito tennis racket, soap, water, help parking and turning the car around, where to get/find things, anything ! The Water House really gave you a lot of space for the money and I was happy I chose it over the Wooden House with the futons and higher steps to get to climb. It wasn’t a newer accommodation, but it was quite comfortable for the most part. I was told one of the ac units in the master bed room was only working in manual mode, I never did figured out how to adjust it manually, and I bumped my head on the top threshold of the bathroom doorway of the room my kids were sharing, (doorway was shorter than me), and you had to remember the light switch was outside the bathrooms, but other than that, this was a great place to stay and I think this side of the river make for a nicer area to stay/spend time. We thank the owner and his lovely daughter for taking care of us so well. And the staff for cleaning up and washing the dishes so well as we brought in a lot of our meals. They also had a large refrigerator at our accommodation that was new and worked well. And they will pick you up and return you to the train/bus station too if need be. And they have other/newer accommodations too. One brand new Wooden House with a river view currently being built. This homestay work out great for us. Would recommend and come again. Was a nice place to stay with a good location. Well worth it !

Frustration for a lot of money. 1300THB w/o breakfast, old and various interior, no nice. Our room was called wooden with garden view. There is no garden, just a few shrubs. Reality is far away from pictures on www. Room was clean and big with another room as living room, aircon ok, bathroom ok, complimentary water, cofee and tea daily, microwave oven. We dont have any experience with others rooms, but as I wrote, our looks very cheap. By walking distance is mini BigC and bridge over river to night market, but just during weekend. One positive on the end. Perfect massage salon just front of Kanechas, oposite side of street, go there! Conclusion: overpriced homestay, no recommedation. For that price must be accommodation on much much higher level!!!

This place is just perfect in every way. Small family run bed & breakfast pretty much right in the heart of Lampang. The rooms are big and tastefully decorated in Lanna style, with all the usual things; AC, flatscreen TV, wall mounted fan & free Wi-Fi. The lovely Kanecha welcomes you personally when you arrive, gives you a big map of Lampang, and offers some suggestions of what to see, and where to eat. Through out your stay she will continue to help you and answer all your silly questions that she probably have been asked a million times already. What about location? Well, for me I think this is a perfect location. * Thai massage right across the street from Kanecha's Home. * 5 min walk to Mini Big C & fresh market (lots of tasty food here) * 5 min walk to "The Gravity Bar" a local hangout after 18:00. * 10min walk across the bridge, and you're right at the beginning of "Walking Street" that pops up every saturday & sunday evening. There's thai restaurants all over the place, small cafés that doubble as cocktail bars in the evening. You pretty much have everything right at your doorstep. Kanecha even have free bicycles that you can borrow to get around town. But I prefer riding around town on a motorbike. Kanecha can help you with that too.

This place is a somewhat charming guesthouse giving guests a glimpse into traditional Thai housing, complete with creaky floorboards and thin walls. The stained glass windows, the shutters and the open air living area were quaint. The A/C and hot water showers were also a plus. However, the beds were very hard (resulting in uncomfortable nights), and there was construction going on right next to us. We were told the builders would finish at 4pm, but they usually went past 5:30. The breakfast area was too small to accommodate all guests. The managers of the hotel were very kind and helpful, but nonetheless, we probably wouldn't stay again.

Almost one year after our visit I will keep my promise and write a review. So here it is. The pickup at the railway station in Lampang was very welcoming. The accommodation was clean and in good distance to a local market. Also the night market is within walking distance. We even joined our hosts for shopping to the ceramic festival that takes place once a year. We had a lot of fun with hour friendly hosts from Lampang. Stay the way you are. Keep on smiling. 😊 We shared our house with two nice teachers from the US. Almost one year later we are still sometimes in contact with them.

Fabulous little boutique homestay/villas. Quite location but close to good restaurants. Rooms are huge! And extremely clean, parking facilities, air-con and free wifi a bonus. They treat their guests like royalty and go out of their way to make sure your every need is met. We can not rate this place high enough and was one of our better hotel choices through out our 3 week holiday. Walking distance to the well known Aroy One Baht restaurant was also a huge plus.
