The actual property is pretty nice and the rooms are a good size/clean. However there seems to a big design flaw in the back huts whereby there is open entry from the outside to the rooves. Then with the bathroom ceiling being slatted wood, it leaves entry open to mosquitos. So we ended up spending about 20 minutes every day swatting a load of them when we get back to the room. This is made slightly worse by the fact northern Thailand is obviously a risk area for certain diseases, so it's just not something you want to deal with every day when you just want to relax.

I also thought the service at reception could have been better, including having services for transfers to nearby cities etc.

So with all that in mind I probably wouldn't stay there again due to the mosquito problem. However not a bad place outside of this....

Nice bungalows, comfortable, good air cond, right in the heart of it. Can be noisy with the music near by. Great little family restaurant across the road, and cheap. It could easily have an above average or excellent but the staff let it down, just don’t seem interested. Walk in rate was 850 baht no negotiation, so went online and booked it cheaper. Through checking in and check out, if they got off their phones it might make the experience a bit better, I guess they dont like repeat or recommended business.

This is a fine place for groups and has various sized bungalos (a.k.a. huts) available at various prices. AC and WiFi available in higher priced rooms. It was clean and tropical plants were abundant. One of our group got the room with the balcony overlooking the river. The owners were pleasant and the hotel location is in the central area of Pai with attractions surrounding it. Parking is available throughout the facility, the entryway is TIGHT!

Formerly Baan Suan Rim Pai and now under some reno. A few extra rooms are being added to the main building and a pool has now been added behind the reception area. Parking is available next door and access to the bungalows can be done thru the side fence. The bungalows have had some improvements done with tiled bathrooms now and no longer the noise of the adjoining bathroom in the next unit. Well cared for gardens and convenient to all that Soi 3 offers. A little overpriced though considering how empty Pai was at the time.

We could only pay with cash which was weird at first. Later it turned out the hotel is located at the main party road (this is not stated in the description) the noise level was insane loud techno music and couldn't sleep untill 00:30. I wonder if we get a refund, since we will be leaving asap. Also the description states including breakfast, it turned out no breakfast. Also 24 hour reception and hey nobody was there at night..

One of the best. For 500 B a bargain.
Very pretty garden setting right in the middle of Pai.
Lovely people. Cabin type rooms with AC good bathroom, good big mattresses, clean and tidy. Nice veranda on each cabin looking in the well established tropical garden. Wifi is a problem in the back cabins. ptoGreat cheap traditional Thai restaurant across the street, they also do laundry in 4 hrs.
