Great place.

We paid 600 bath a night for a double room with aircon and en-suite bathroom.

Rooms look exactly like the pictures on the facebook page. Very beautiful.

Super Clean place!

Everything is in great shape, the owners take good care of the place.

The shower has a good flow and the water is hot.

Free parking in the back, so if you rent a scooter you can put it in a safe place at night, no worries.

There's a fridge in the room, they allowed us to eat our own food for breakfast on the front terrace, and lended us some spoons :)

They make the room and put new water bottles everyday.

Also the best part for us is that the room is very quiet and after three weeks travelling in laos and Thailand, the beds were simply the BEST we ever had. Felt like heaven and we had 3 good nights of regenerating sleep!

Thank you for your service! We'll come back to your guesthouse if we're ever in Sukhothai (Which is GREAT by the way) again ;)

This places has pretty good rooms for the price. Wifi was good, clean room apart from a few ants crawling on the floor and a very slowly draining shower. Nice TV reception if you want it. I can't complain about the room for the price - value for money is pretty good.

The service however is disappointing. Apart from the nice Thai lady on check in (who's English was pretty poor but she tried and was genuinely friendly) we found service to be poor. We asked to stay for one night with the possibility of extending for another if we slept well and enjoyed the room, and were woken in the morning not just once but TWICE as the girl asked us if we were staying longer - the second time they insisted on us paying on the spot! Half asleep I told them I would settle once I had gone to the bank. It shouldn't have been a big deal but the unfriendly way they did this was pretty bad, other places don't treat you like you are going to run off without paying.

Met the hotel manager / owner who was disinterested and not so friendly either. Also didn't like the rules and fines on the back of the door, again suggesting a lack of trust with the guest and a money grabbing attitude. The only time they seemed to bother with us was when they were seeking money. Shame, as this place has potential.

However the place was still decent enough to stay in. If you want just a good room stay here, if you are looking for the smiles of Thailand and a friendly experience I'd suggest looking elsewhere as we found much friendlier and more welcoming places around the New Town.

I am very sorry to say that we did not have the same good feelings as the other reviewers. OK the family is friendly and the bungalow looks good.
But........we stayed 4 days and the bungalow was cleaned only 1 time. We had to take our own towels to the bungalow and as told before also asking everyday for toiletpaper.
We saw that people from outside, no guests asked for Thai food as breakfast and they got it. When we asked the next day, it was not possible.
The last night we were there on a sunday and we asked to have dinner there. Very early because they close at 9.00pm. And then we heard that there was no cooking that day.
The bungalow looks cheap, but with no free water, no aircon, no breakfast, no cleaning and poor service it is not priceworthy for us.
Maybe because of the good reviews, they were full booked when we stayed there, they are getting a bit lazy. Or maybe it was the wrong time to be there. Next time we are not coming back though.

First I called in advance and the guy said he would pick me up from bus stop.. but then I had to walk it. I paid extra for a air con room, as I was hot from the walking at 500 baht a night.

The rooms (not bungalows as I never saw them to judge) was boiling hot. The roof is poorly insulated.. the roof is hit with the sun and there is a 30cm gap between the roof and ceiling of room (office ceiling tiles) (hope you understand this) this just creates a pocket of hot air which then radiates into the room.

That night the room was so hot that I had to move the bed to be directly underneath the air con. I put up with it and thought fine no fuss.

In the morning the manager asked if I wanted another night and how I was. I told him yes but the room was too hot.. he said okay maybe you can go downstairs. I came back from breakfast to find him in a temper. He said 'All the rooms are too hot' (he was touching the floor to check for heat) 'I dont think you'll be cool anywhere'

I said okay, I will stick with my normal room (whats one night more). But seeing as he was angry, I tried to cool things down and say 'hahaha... sounds like you want me to leave'. He turned around all serious and said ' yes.. I want you to go. right now' in an angry manner.
I was shocked.. he told me to pack and leave. I had to then in the heat find a another place. It really left a bitter taste in my mouth and dampened my mood in Sukothai on my first day of exploring.

Usually I would just stick it out or check out without a fuss, but this dude actually asked me how I was last night in a nice way. Why ask me if you can not handle a negative response. I even said my old room is fine, but he wasnt having any of it.

The room is waaaaaaay over priced it looks nice but I wouldnt pay more than 200baht for this. bathroom has ants and insects and was not very clean and very hot. Manager had a split personality. One minute nice and inviting and next wants to kick you out.

Luckily I found a place right next door called 'The Garden House lodge'. This really turned things around for me. I got a bungalow for i think 350 or 450 baht a night with air con. The rooms were cool (should be able to cope with a fan), clean and with a mosqito net. The place had character they had fish tanks and ponds everywhere, the bungalows looked amazing and the staff were super nice and worked so hard. I recommend them.

Now, im a nice guy and generally look the other way but I have never been treated like this at a hotel/hostel/guesthouse. Really not exaggerating, i kind of feel bad writing a negative review which will reduce business for them but I got to be honest. Avoid if you want.. it may be that he just didnt like me (did on the first day)

For Sukothai one night is enouhg, Unfortunately I read good Reviews in Lonelyplanet and i didnt have too much time we arrived at Sukothai. The owner is very unfriendly, the rooms are dirty and the bed smelled terribe. I know that you get what you pay, but cheap doesnt mean dirty. Also they have this Taxi Mafia with the people at the Bus Station. They Charge you what they want, and the Tourist doesnt have a choice. We miss the bus when we wanted to live Sukothai but we spend the night next door at The Garden House. What a difference!! For the preis of a room we got a nice Bungalow in the garden, the People are super friendly. Dont bother coming here,, Go direct to The Garden House you will not regret

TR Guesthouse was ok. It met the expectation of a clean room with an A/C. The bathroom is a different situation. The shower area and toilet is separate from the sink, so there's a lot of opening and closing of the doors. The food is average at best. The location is good - close to the night market. The staff is also very friendly.

Judging by the other reviews I must have gotten the worst room in the hotel. After a long bus ride we were looking forward to a nice shower but our shower was really bad, the head was old with most of the holes plugged up and all that came out were a few thin streams of water. I had to wash myself inch by inch. Besides the shower there was a television that got no channels, not even thai ones, and an aircon that was unadjustable, also the sink was in another room from the toilet and shower so there was alot of opening and closing doors. On the good side the room was clean, the bed was comfortable with clean linens.

We read about this place in the rough guide and on wikitravel, described as one of the best places to stay at Sukhothai here's our experience:

First we got the double room with fan for 300 baht/night. Cheap, for a big and colourful room. But the bed was awful, I like hard beds but that was rock solid.

We saw that the rooms with aircon had better beds so we chose to pay 150 baht extra just to get some decent sleep.
Then, when we left for lunch, we saw that the guesthouse next to TR offered bungalows with aircon for the same price.

The place itself is not appealing at all; it doesn't have a nice atmosphere, staff are not friendly and everything is either broken, old or worn out.

Yes, it wasn't a rip off, but you get a much better stay, at a lower price on the other guesthouses which are on the same street.

Pros: The bed was really comfortable.

Cons: Everything else.

We stayed in a twin room here for 3 nights and so pleased we did. The owners are lovely and are more than happy to help you.
Good location, just a few minutes walk to the bus stop which takes you directly to the historical park. Also 7/11 right there as well.
There are restaurants right next door for dinner/drinks.
At first we thought the room was a bit weird as the sink is separate to the shower and toilet (the sink is on the balcony you get) but really nothing to worry about as there is a mosquito net so no bugs are there!
Air con was good, which was an essential as it was so hot in Sukothai!

The Breakfast! - so good! If you choose to stay here their banana/or pineapple pancakes are amazing! They are a must have! The plates if fruit they offer is also really good, the portion sizes are v big!

Would definitely recommend!

We booked on booking.com and were a bit worried after reading the comments about the service but our stay was great. We arrived on time so maybe it helps but staff was welcoming extended our booking for one more night with no problems. The room was clean and had a/c, great for less than 500 baths per night! the bed was comfi, bathroom had a hot shower and ok the sink is in a separate room and it was abit weird but again not a big deal especially for this price. We had breakfast one morning and the food was good and normal price. One evening they recommended a restaurant as their kitchen was closed and that was an excellent recommendation (Chula for those who want to try amazing Thai food for a very cheap price)
So great experience, very good value for money, central location, I definitely recommend!!!
