The room is spacious, modern, clean and is equipped with ironing facilities but without a refrigerator.

Bathroom is spacious as well with good water pressure but the floor can be really slippery so be careful of that. A slight design fault which meant that there was overflow into the loo area from the shower.

Breakfast was basic but adequate. Staffs were polite and professional. The hotel is 10mins drive away from the town centre but with own transport / eHailing this is not really an issue.

Recommended for a short stay at Sandakan.

I choose to come back to stay at this hotel because it is near the Kim Fung Market. My children enjoy eating snacks and local delicacies at this market and lots of choices to select for afternoon teas. This time our hotel room's air-con is not working. Quick thinking, the hotel staff move us to another room where the air-con is working great.

We spent a week at this property. There is a breakfast set-up for guests, but no actual restaurant. There are good dining options nearby. Our room was spacious with electric blackout curtains and a comfortable bed. The staff are attentive and available for assistance. The Wi-Fi was good, the TV was good. The pool was warm and wonderful, but no lounge chairs, just plastic chairs.

Room was clean.
Additional pillows and towels will be charged - i believe only budget hotels do that.
Shower area was spacious enough but beware of the slippery floor.
Coffee provided with plastic spoons which would bend in shape when immersed in hot water.
No refrigerator in the room.
Overall, i feel that they are calculative in the way they treat their customers.

I rarely write reviews of hotels as I have always had great experiences... But the Livingston Hotel shocked me.

I arrived at the hotel a little disheveled as I had spent the last three nights on a wildlife expedition on the Kinabatangan river.

As I arrived I was completely ignored by the bell boy and the staff at check in. I struggled with my bags to the check in desk where I was looked at with disgust.

I placed my bags down and handed over my passport. I was continuously asked by the manager if I had a reservation and she then continuously repeated the price and looked at me in a condescending way. She then said are you sure that price is ok? I looked at her and again repeated my answer of yes.

She gave me my room key and I could tell she wanted me away from the check in desk as soon as possible. I asked if there was someone to help with my bags - as I saw the trolley and she then called over the bell boy.

I was shocked at how I was treated, purely based on the staff thought that I didn’t have money!!

Before my river expedition I spent 4 nights at four points Sheraton, the service at the Sheraton was second to none and blows this hotel out of the water.

I would welcome a response from management and an apology!

Room spacious, clean and well maintain. This hotel do not have gym however has swimming pool. I got room at the end of row. The water heater temperature when turn to hot is cold (no hot at all). Complain about it at counter and within 10 minutes the technician quickly assisted me. He told me need to wait for longer time sometimes to get the water heated. I hope the hotel management could rectify this as when i tried many times and waited for quite long, the water still remain cold. However the water pressure is fantastic. WIFI speed is intermittent on and off, the speed also not good. Im not sure this is due to the most end room. I would suggest for those who stay for business visit and required to work from hotel to 1) Get a room some where in middle to get WIFI coverage 2) to use Mobile 3G/4G as hotspot to access Internet.

AC cold enough, bed and pillow so comfy. The hotel located just small town which has the famous seafood "Ocean king seafood". The place also has ATM machine, GIANT shopping malls and lot of shops.

Located at a strategic location, it’s one of the newest / nicer hotel in Sandakan. However, there are a few key items missing from its room.

1) Under such sweltering heat, cold drinks would be nice but there’s no fridge. So not only you won’t get a cold drink, you can’t even store anything for later consumption.
2) Only 3 local & 2 China channels as entertainment. This has to be one of the hotels with worse entertainment options.
3) There are no hand towels, soap dish, lotion, iron....
4) The key card got expired on a daily basis and you end up having to run down to the reception upon reaching your room

Staff are mostly friendly and prompt. Just need a few addition to make it better.

Hotel is great. Clean and condusive. Spacious bathroom. Great shower. Good amenities. Friendly staff and helpful. Breakfast is ok. Location acceptable. Value for money. A place to consider to stay when coming to Sandakan.

Very bad service, called for room clean up 3 times, they just keep giving excuses, dint even clean up from morning, noon, until late night, and they say they dont do clean up at night.. at last my wife and i hace to do it ourself!
