I stayed in Ashdown House more than 20 times over last 10 years & rate is very highly. Each time I stayed the personal touch by the Ashdown team makes me feel at home. Its just a fabulous guesthouse with ideal location for my meetings in Jo'burg & safety is guaranteed which is important in SA.

I often feel when staying in Johannesburg that there is a distinct lack of quality boutique hotels, it may be that they are there but kept secret by their ardent supporters!! Ashdown House is a very cute, quaint boutique guest house, views of the garden from my bedroom were a welcome site rather than a suburban jungle view. Mamma Margaret as she should be called, was very hospitable and welcoming without being overly fussy. Mamma Margaret was of great help when I arrived and then promptly left for a function, dispensing with only the necessary details was a great help. The room was large, well appointed with delightful touches such as ground coffee for making a tasty cup, fresh milk, fruit and if feeling reckless, sherry!! Wifi signal good and should I have wanted it, plenty of space to move around. Breakfast time was a little confusing as I turned up to find the dining room locked up, I could not find any available information in my room about the guest house and its facilities which might have assisted me, that being said on my second attempt all was well. Breakfast was a buffet style for cold eats and a help yourself service for tea, coffee etc. One useful gadget being a milk frother, instant capuccino without having to work a machine!!! My food was satisfactory, poached eggs and mushrooms presented well and was hot. I would have preferred fresh bread rather than pre sliced but hey, a small detail. What was more off putting was the TV tuned to a channel which was completely unnecessary. On departure, Mamma Margaret was attentive and helpful, seeing me off as though I was family. Ashdown House is hidden gem and I will most certainly return should I be in the area.

It's a great place to stay, with decent rooms - I stayed for 8 days. Breakfast was OK, and staff were fine but the room I stayed in had a few issues one of which was the resolved even though they did try..doubt I will stay here again, the only thing was it was convenient and nicely designed other then that there may be other places. I am bemused by the rating they have on the wall as I would say it's more 4 star then 5 star guest house.

My husband and I have stayed at Ashdown House quite a few times and, five years ago, I wrote a review that highlighted the attention to detail, the comfort and the personal touches offered by this establishment. However, after an overnight stay at the end of November, we feel that Ashdown House has sadly lost much of its personal magic. While we cannot fault the accommodation and were kindly upgraded to the same room we had five years ago, the breakfast and personal feel of this establishment is not the same as reflected in my first review. In fairness, based on my husband's previous experience staying in a smaller room, if one is purely looking for a pleasant overnight room, any of the rooms are acceptable. However, the breakfast was extremely disappointing, which is the same comment made by my husband after he stayed there on business a while back. On our recent stay, we arrived at breakfast at 8h30 but, though we were offered the normal cold buffet as well as hot breakfast, there was nothing appealing about the buffet. While the yoghurts and fruit looked pleasant enough, everything was uncovered and there were small flies all over the fruit. When I pointed this out to the young lady in reception, I was advised that she had noticed this, but there was no attempt made by anyone to either cover or to replace the fruit. There were a few nice cheeses on offer, but little else and the only "pastries" were prepacked muffins, so for someone who prefers a continental breakfast, the only appealing option would have been to have made one's own fresh toast to enjoy with cheese and jam. As such, we chose to rather order a hot breakfast which, considering we were the only guests in the room, took inordinately long to produce. In addition to this, the coffee on offer was ice cold and, as there was no-one around the dining area, we had to go into the reception area to request that a new pot be made. While there is (now fairly standard in such establishments) free wi-fi, we also noticed that the mobile phone connectivity in our room was also really poor and, though this is not the fault of the establishment, it was rather frustrating to have to make calls in the public area. Most of all, we are sad that, over a relatively short space of time since our first visit, a bed and breakfast establishment like Ashdown House has failed to maintain the very initial high standard set in quality provision of both "bed" but also "breakfast".

All reviews, whether positive or negative are always welcome and it remains a means of gaging how we are doing in terms of maintaining standards – constructive ways of improving are what keeps us on our toes. However, it was with the utmost dismay that I read your review as I personally designed, decorated and implemented systems in order for staff to maintain the very high 5 star standard at Ashdown House and I have never had a review quite so negative before. We have been operating for 9 years and have maintained our 5 star status every year. Ashdown House has always been renowned for its delicious breakfast and vast variety of fruits, berries, nuts, cheeses, pastries and even Bloody Marys! I have had international guests tell me that the breakfasts at Ashdown House are the best they have ever experienced from any other hotel in the world – high praise indeed. All staff employed by Ashdown House are meant to work daily at maintaining this standard in all areas of Ashdown house and the service you received in the dining room is unacceptable on every level! I have addressed your concerns and complaints with the manager in question and I sincerely hope that this lack of attention never happens again. I do hope that you will give Ashdown House another opportunity to prove that our exemplary standards are being maintained and that this was a once of incident. A complimentary 3 course dinner for 2 awaits your next trip. Unfortunately, the cell phone reception with some service providers is bad in our area and outside our control but our Wi-Fi is extremely fast and should not present any problems. In closing, my sincere apologies for the bad service and breakfast experience you received from my manager. Hopefully you will give us another chance. Warm regards Glynis Owner

We stayed at Ashdown House for 1 night. We booked 3 hours before we arrived and upon arrival were greeted and were nicely surprised with an upgrade to a suite. The manager was very friendly and we were shown around. The suite was huge with a full bathroom, separate lounge and sleeping area. The terrace overlooked the garden and pool area We were the only couple in the house at that moment and it was very nice and quiet. We did go out for dinner the evening. The breakfast area was beautifully set and everything was there for you to have. Even a Bloody Mary mix should you want one. Breakfast was very good with a wide enough variety. We enjoyed our stay here and should we stay in Jhb again will definitely stay here again.

Ashdown house pays attention to the details. The rooms are decorated beautifully and the addition of refrigerated milk for enough tea and coffee along with fruit provides create comforts. They have also put effort into creating a peaceful and serene environment for relaxation.

We stayed in a suite and it was amazing. This guesthouse just has all the attention to details - the wall paintings & decorations, the warm bottle in your bed, the bath tub, the port wine in your room, the bathroom cosmetics - and above all the food! We had dinner here every night simply we did not want to miss out what the chef was coming up with next! Definitely a great place to stay in Jburg with a pool and a small lounge to watch the birds come by.

This was our second visit to Ashdown after a comfortable and enjoyable stay in February this year. We were again welcomed as family and well looked after. The breakfasts are amazing and the 24 hour honesty bar is quite handy! The location is ideal for both Sandton City and the new Mall of Africa not to mention the numerous restaurants available within a short ride.

This is truly a beautiful place: attention to details and a lovely garden. Friendly staff - we felt looked after. Breakfast was excellent. Peaceful and quiet area with only the sound of birds in the trees. Well secured.
