We could not fault our stay, everything was great. The room had everything you needed and was very clean as was the bathroom with the great large walk in shower. The breakfast was delicious and plentiful. We will definitely return when visiting the area.

This B&B was ok - our expectations of a high standard through our were not met. Friendly hosts- yes. Generally clean but not spotless. Breakfast - provided as booked in conservatory. Left to yourselves - yes. Good parking. Good access to wells. So why the rating- First impression as you arrive at the front door- Dirty step and leaves and cobwebs up the side. It was partially cleaned on our second day. Dirt trail up the stairs. It needs a deep clean or the carpet replaced. Bedroom was fine nicely made up. But curtains hanging off hooks - so they didn't hang correctly. Some Mould on grouting in the shower. Needed a deep clean. The covid card- 'we will only come in your room and clean on request.' I understand some people's preference. But should it not now be rooms checked and tidied and bathroom wiped each day and towels changed if required unless you request us not to. When we needed replacements they had to be put outside on a tray. I definitely felt I was doing the work. This was a birthday treat - felt let down . Top price being charged for mediocre standards and service. I understand the owners have other jobs.

We too are "disappointed"....... in your review! If you visit our website and read our many 5 *star reviews this would clearly show exactly what service we provide. We run a small, friendly, homely, relaxed B&B. So lets answer some of your rather bizarre comments..... I'm sorry we can't manage the spiders that live outdoors or organise the wind so as not to blow leaves on the outside steps (this is cleaned regularly as you noted). "Dirt trail" up the stairs....bit of an extreme exaggeration don't you think? Cleaned daily and to deep clean I have to be shut for 24 hours, not something I can do in peak season. The curtains in your room did not have hooks but were hung on poles with eyelets so how can they be hanging off the hooks? And if this was a problem why didn't you let us know so we could remedy the issue. There is no excessive mould on any of the grouting which is again cleaned daily and deep cleaned weekly with a bleach solution. What I think you are referring to is where the silicone discolours over time but again not something we can replace in the height of our summer period as it would mean the bathroom would be out of action for 24 hours. Covid is still an issue and Hospitality has suffered considerably because of it. If we were to get ill it would have a detrimental affect on our business, our guests and our livelihood. We've had many compliments on how we manage the aftermath of Covid as most Hotels still have restrictions in place to protect their staff. To have your room serviced it is clearly stated on all correspondence that all you needed to do was to ask us at breakfast and we would be happy to do so. But you didn't. Then you complained in your review! It is even in our booking confirmation so if what we offered wasn't to your liking you didn't have to book with us? We do not charge "Top price" for Wells next the Sea. Please have a look at other properties in the area for a comparison and you will see how competitively priced we are. Also, why did you feel "let down as it was a Birthday treat"? We had no idea it was your Birthday because you failed to mention this at any stage? Lastly, something we find rude, too personal and totally irrelevant to any review for our B&B, is your last sentence?

Stayed for 3 nights at this lovely B&B mid June and were made to feel very welcome. We were able to check in at 11.00 and then leave the car parked up as it was only a 10-15 minute walk down to the harbour. Also a local pub The Bowling Green was a couple of minutes walk away, well worth a visit. The room was very comfortable and the owners Julia and Richard had thought of everything to make our stay a home from home. The complimentary tea/coffee facilities and recyclable bottled water in the room were excellent, all could be replenished on request and there was fresh milk and water in a small fridge located on the landing just outside our room. Toiletries and hairdryer also provided. Breakfast was excellent with fruit juice, selection of fruit and cereals, a choice of a full English or various other options, just needed to let them know the evening before what you wanted. On checking out we were also able to leave the car parked there until we left (car parking is a bit pricey!) Thanks for a lovely stay, we will definitely be back if visiting Norfolk in the future.

We stayed in the Garden room. It was fairly compact. The shower in the bath was fine but not suitable if any disability. Indeed 3 of the rooms are upstairs. The place was very clean with nice touches. Fresh milk in fridge on landing. The breakfasts from Julia were excellent and she was a great host. The decor is quite old fashioned these days but probably quite adequate for us older folk! Very walkable (20 minutes) to the Quay. We had a great day at Holkham Hall - 5 minutes away in the car.

Just returned from a two night stay in Saltmarsh room and very comfortable it was to. The bed being large and comfortable. The room was spotless and attention to detail excellent. The breakfasts and service were also excellent. The Armeria is just on the edge of Wells and is therefore easy to get to. Having it`s own car park is also a plus. The other plus was no dogs and no children ! Many thanks

We stayed one night whilst walking the Norfolk Coastal Path, and had a very pleasant stay. We had the Salt marsh room at the front of the house. It is large room with a king-sized bed, and a great sized ensuite. There are tea/coffee making facilities, and the use of a communal fridge. The decor was in good condition, and everything was in working order. The self-check-in procedure was a bit cumbersome, but worked well for us. The house is about half a mile from the sea front, so it is very quiet and peaceful there. Breakfast was really good. We had vegetarian full breakfast and everything was well cooked. This is a great place to stay in Wells!

This lovely B&B was just fantastic. Easy check-in, spotlessly clean room with en-suite shower. Classy decor, we had a sofa in the room too. Bottles of water in room, with coffee and tea making facilities. A fridge on the landing with extra cold water and milk. Bed very comfy, even earplugs and pillow spray provided. Breakfast was one of the best we have experienced. Huge choice, pancakes, full English, cereal, fruit, yogurt, fish, toast. So handy for walking into town, not far from other amazing beaches, definitely would recommend it. No children or pets allowed.

We stayed in the beautifully decorated garden room which had everything you needed. So many Thoughtful extras, comfy bed, spotlessly clean, sofa for a comfier sit after a long day in Wells next the sea. We usually travel there and back in a day but will definitely have long weekends away in future. Lovely homely hotel, great host, perfect breakfast and just fully lovely. Will be recommending to family and friends so they can enjoy this place too.

What a lovely place! Really handy for a short walk into Wells. Decent eating places within walking distance. The Armeria itself is spotless. We stayed in the Garden Room at the back of the house with views out over the garden and fields beyond. Julia and Richard were lovely hosts and the breakfasts were amazing, lots of options and all beautifully cooked. This was our first time in Norfolk. We love the area and will definitely come again and stop at the Armeria.

My husband and I have just spent a week at this wonderful, peaceful, relaxing bed and breakfast. Our room was quite spacious with a lovely queen size bed, lots of choice of refreshments with a small fridge on the landing with extra fresh milk and water. Julia the host provided a wonderful breakfast every morning, my favourite meal of the day, she was very attentive to us and also very informative as to things we could do while staying here. Will definitely stay here again thank you 🙂
