A delightful house with delightful hosts. Views over the harbour from our room. Great walks from the door. Best full English breakfast we’ve had, with quality ingredients. Nice bathroom products and plastic free policy. Peter took the time to answer all our questions about the area and lent us a good map. Excellent experience. Highly recommend.

Stopped here for a few nights in June. Can’t fault anything about this charming little Guest House. Ideally situated close to the quaint high street but just out of the way enough to have some peace and quiet if required. Breakfast was ample for a days walking and the hosts were full of knowledge about the area so made the stay even more relaxing. The North Norfolk coast has good bus coverage so if desired, you can leave your car in Wells and bus to most of the North Coast towns and villages. Throughly enjoyed my stay here. Thank you Peter & Maddie for a fAb few days. I will return!

Just returned from a relaxing and thoroughly enjoyable stay at the Old Custom House. Fantastic view, and warm comfortable accommodation. Peter, the host was informative, but not intrusive, and possesses a wealth of local knowledge, which is really helpful when planning your day. Each day, breakfast was superb, and all freshly cooked. Homemade marmalade by Maddie was delicious. We hadn't stayed in a B and B, for years, and on this experience, wouldn't hesitate to return. Can't thank Peter and Maddie enough for making our short break so enjoyable and memorable.

Stayed here in the Queens Warehouse with our two dogs. Nice accommodation in a great location on the Quay. Pretty much in the centre with easy access to the shops, cafe and bars. The accommodation is on the harbour front with great views of the harbour. Friendly host and comfortable, clean accommodation.

Friendly, well run B & B with just an amazing view of the harbour. You can lay in the 4 poster bed and watch boats sail past. Nice bath with copious amounts of hot water. Spacious rooms oozing with character and a perfect location to watch the world go by.

A beautiful property with lovely views charming decor and friendly and attentive hosts. We had a lovely stay, very tasty breakfasts and couldn’t have asked for more. Crisp white bed linen and lovely soft towels and lovely scented locally made toiletries added to the luxury as did the coffee machine. I am coeliac and my gluten free options at breakfast were great. We were also nervous venturing out after COVID but our hosts had done everything to make our stay safe for us (and them). Thank you for allowing us to experience your beautiful and interesting home. We will never forget our few days of heaven and seeing the herons out front and the aerial display by the wildlife on an evening. The photos don’t do it justice!

We stayed in the downstairs apartment with our dog. Everything you need is here and the location is amazing. The coffee machine was good and the breakfast was wonderful. Beyond that: we were a little underwhelmed. The beds are comfortable but the whole space needs updating to justify the cost.

We received a lovely welcome despite being dripping wet following a days walking in the rain! The owner helped us with transport and dinner bookings. The four poster suite is lovely with the most wonderful views. It was so relaxing to sit in the seat overlooking the harbour watching the boats outside. Great selection of teas and coffees. Excellent breakfast. The toiletries were excellent particularly the soaps. Right in the heart of Wells, a perfect location for the Norfolk coastal path.

After some careful research, relying as usual on TA, we chose to stay at The Old Custom House and have never made a better choice. The town is most attractive and this lovely B&B is ideally situated with everything in close walking distance and all the surrounding area readily accessible. We had the most comfortable and well-equipped ground floor mini-apartment, with a view of the sea from the windows and a nice big bathroom. We couldn't rise to the full breakfast challenge but others did and were fully satisfied. There is no better B&B in Wells next the Sea.

Mum and I had a one night stay here recently. We were met with a nice friendly welcome. We stayed in the ground floor room as mum isn’t particularly mobile. Beautifully clean and well thought out. Lovely comfy beds. My only small criticism is the towels which were very hard and almost impossible to dry yourself on. Breakfast was served around a large table with all the guests. Not really for me as I am a quiet “come to”person in the morning and not great with chatter....however everyone was very friendly and despite my misgivings it was quite nice. We didn’t have a full breakfast as not especially hungry in the mornings. I had fresh raspberries with lovely organic yogurt followed by poached eggs on toast which was really nice. The other guest were all tucking into full breakfasts which they appeared to thoroughly enjoy. All in all a pleasant stay
