Pinewoods has been welcoming holidaymakers to its unique site at the north Norfolk coast for over 60 years. The site nestles behind pine-topped sand dunes at the edge of Wells beach with its iconic row of beach huts and is within walking distance to the historic port of Wells-next-the-Sea. It is ideally situated for discovering the county’s windswept coastline, neighbouring seaside towns, villages, and attractions. Part of the Holkham Estate, Pinewoods offers a range of holiday accommodation from a fleet of static caravans, six state of the art lodges, and 116 caravan or motorhome pitches. There are also beach huts available to hire to complete the holiday experience. All the hire fleet caravans are less than five seasons old, with the majority less than three and there are five grades of accommodation to suit all budgets. The lodges were new in 2019 and enjoy a particularly scenic and quiet location. The touring park with its generously sized pitches, opened in 2017 and boasts incredible views over the marshland countryside, Holkham National Nature Reserve, and views back towards Wells town. One of the main attractions of Pinewoods is undoubtedly its stunning surroundings comprising the Holkham National Nature Reserve’s sublime beach, woods and saltmarsh landscapes which change with the time of day and the seasons. Once the car parks have shut and visitors have headed home for the day, those staying at Pinewoods are treated to the vast open skies and often empty beaches and pinewoods at sunset. An early alarm often holds the promise of a spectacular sunrise, too.

About a week before we went to PInewoods with our motorhome they sent us an email containing lots of pages of maps and information. It showed the location of our pitch but the special instructions regarding check in and coronavirus were unclear and misleading. It appeared that the reception office was only open for emergencies, but also told us to check in at reception. I had no idea what to expect when arriving; would there be a parking area near reception? Would someone be there to instruct us? Should we drive straight to our pitch or would there be a security person and a barrier? When we arrived there was no designated stopping zone for check in, and nobody to guide /welcome us. If there were signs for reception they were not clear or obvious. So we drove in and asked a maintenance worker for directions, turned around, and found our pitch in the touring field. A couple of hours later we went to look for the reception desk on our way out for a walk. The reception worker could not understand why we hadn't stopped to check in and collect the tag to hang in our window. She was very arrogant. "Did you not get the instructions we sent". Well, yes, I did receive lots of documents and I had read them but they were poorly written and didn't make sense and their reception area was poorly signed, and why wasn't there anyone waiting outside to receive new arrivals? " You don't expect us to stand outside in the cold and rain do you" she replied. Anyway, the site was clean. Full of old people with dogs. Dogs everywhere. Dogs barking at you if you stepped out of your door. Lots of dog walks. Keep off the grass signs. A long walk from the gates to the touring field along a windswept road. A long walk from the touring field to the beach, and a long walk to the town of Wells. The toilet block was clean, smart, immaculate, with hot showers. There were engaged/free boards outside to make sure the occupancy was limited to six. Each pitch had an EHU, water supply and drain for grey water. I would say this sites biggest asset was its cleanliness. But it was its only asset. Even the miniature train to the town was closed.

We had a lovely first stay at Pinewoods Touring Site.
Pre arrival information sent was clear and informative and check in was swift and efficient. Our allocated pitch was easy to find and was a generous size. The pitches are well spaced out so there is plenty of room between each pitch. The facility to have water and drainage on a pitch is always welcome. Bins and waste disposal points are plentiful. The toilet and shower block is spacious and there are two of them. The only pain is the short time the shower runs before it shuts off so you have to hold the button in while trying to shower.
The location of the site is good with a nice walk to the beautiful large spacious beach. We also walked into Wells Next The Sea and got the little train back which is definitely worth doing. We enjoyed a nice take away curry from the visiting Currylicious which was pleasant but quite expensive for what we were served.
Our only real niggle was the poor Internet signal which as others have said constantly dropped out when trying to use it. We were aware it was for minimal use only but did expect it to be of a better service.

After a year and a half of shielding in our gardenless flat we were so looking forward to our regular September visit to Pinewoods, so much so that we splashed out on an A Gold Lakeside static caravan. Which we had stayed in once previously and so we were looking forward to the freedom of lazing on the outside deck enjoying the birds and lake, but as you can see the reality was somewhat different, we could not see any birds or lake due to the overgrown greenery (however this is the only caravan that had this problem all the others in the row are well trimmed). From inside the room you could see some of the lake over the high bushes but who wants to sit inside all holiday? especially after this past year. We asked at the desk if a small area could be clipped so we could see and were assured it would be, after a couple of days we emailed to ask when it would be done and were told it was due to be done in January and would be done then! When we arrived one of the curtains was hanging off, the remote controls were filthy, cobwebs and dead insects by the main windows.we had a good clean just to feel safe and when we got the hoover out it was already full and let out a musty smell, so useless. The vans could do with a broom, and a mop or seperate cloth for use to mop up the wet in the bathroom after washing and showering would be a good idea. This park is fantastic location for the beach and a nice 20 minute walk from town. Pinewoods Park is not what it was pre covid, we wish we had not paid the extra for A grade gold lakeside, this time it was not worth it.

The greenery is a bit more tricky - as it is predominantly reeds, we are unable to cut these until the winter months when the season's growth has finished. Property's Favourite Review
We had the best time at Pinewoods, staying as a couple with a dog for a long weekend in one of the resort’s dog-friendly ‘Park Style’ caravans. All three of us loved the experience so much that we booked our next trip here as soon as we got home!
The location is of course the standout feature - incredible to be able to stay on the Holkham Estate itself, surrounded by beaches, woodland, country lanes and even a little nature reserve with a lake - and just a short walk from Wells harbour and a slightly longer (but very pleasant) walk to Holkham Hall.
The caravan itself we loved - super comfortable, toasty&warm, and very well equipped. We were impressed with how well designed it was - it felt cosy but not cramped. Everything was spotless and the welcome gifts/supplies were a nice touch. Reception very helpful and when we had a minor issue with the shower, a friendly maintenance man came and sorted it right away. All the grounds seem to be very well maintained, and the site is very pleasant to walk around - we especially loved the boardwalk through the nature reserve to the lake.
An onsite bar/cafe is perhaps lacking, but the beach cafe is right next door and there is a handy onsite shop, as well as street food pop ups most evenings.
Wells itself is a lovely town and if you have a little longer it’s only a short drive to many other beautiful spots in and around the Norfolk coast.

We have stayed here a few times now and absolutely love it. To say it is one of our favourite touring sites would not be an exaggeration. The fact that they have stopped charging for dogs now is definetly an added bonus. We love the wild flower strips between each pitch, the pitches are huge, all with their own water, electric and waste, which when you are in a motorhome is brilliant. The shower block is the best we have seen, its so clean, modern, with very hot water in the showers. A shame the showers are the push button types and each burst of water only lasts six seconds which is difficult when your washing your hair, but a very minor niggle. The site is perfect if you have dogs, the huge dog friendly beach and forsest running along the side of the beach is literally five minutes walk away. The little town of Wells itself, is charming with plenty of little shops to cater for all your needs and the fact that they have a new well stocked co-op is a definite bonus too. We have been on sites where the management keep checking on you all the time, which I hate, but here you are completely left alone unless you really need some help. You can also set your pitch up as you want, as long as you stay within your pitch, and believe me thats definetly not something that happens at a lot of sites (especially CAMC sites) Before you are due to arrive, you get a very helpful email telling you all about the site and even giving you your pitch number with a map, so you know exactly where you are going to be. My husband had asked for a particular area where we wanted to pitch about three months earlier and they very kindly let us have a pitch in the exact place we wanted to be. If you want a quiet, get away from it all, with lovely views and walks this Site is perfect, although I probably shouldnt say that as its popular enough! If you want bingo, bars and late nights, its probably not for you. We will continue to go to Pinewoods as many times as we can get away. Thank you for giving us a perfect week and the weather really helped too!

Stayed on a touring pitch and the welcome was poor. We had a 5 hour journey and yet when we arrived 30 minutes early, we were unable to park our caravan anywhere and were made to feel unwelcome. This was despite our pitch being empty and the time clearly not being spent cleaning the dog mess from a previous occupier of our pitch; as we later discovered! The facilities were clearly designed soley for static 'owners' and every dealing we had with staff involved us being told "our owners like it that way". The camping part of the site was nowhere near the main facilities (shop, train, play-area(closed)). There was a road connecting the field, which had a blind bend and not suitable for children, so the joy of allowing your children to pop to the shop for an ice cream independently was out. The decision to close the children's play park, but keep the mini-train open, was surely a financial one, as equally Covid risky! The advertised shop was only open for a couple of hours in the morning, so no popping out for forgotten milk etc. But the main issue was the open nature of the site. Several cars driving through the site at all hours making us feel very unsafe, along with our boogie boards going missing over night. Staff informed me they do not have a boom as the "owners like it that way.....". Overall, a wonderful location with a camping pitches dumped away from main site for extra revenue, with dismissive staff attitude to tourers. Loved Wells, but will not return to Pinewoods.

We must point out that we are currently sticking to strict COVID-guidelines for the safety of our guests and staff, this includes limited opening hours and specific arrival times, we apologise if this made you feel unwelcome - that was certainly not our intention. Our touring field is situated in an Area of Outstanding Natural Beauty overlooking the Holkham National Nature Reserve; one of the biggest appeals of our site is staying amid nature, so we are sorry to read the open nature was not to your liking. We take great pride in our touring field and do not consider it 'dumped away from the main site', in fact, we think it has one of the best spots for star gazing and wildlife spotting. Our touring guests are also equally as important to us as any other guests or owners. We hope, despite the points you mentioned, you were able to enjoy a wonderful break. We have stayed at Pinewoods in the past on a number of occasions. The location is perfect, close to the beach and woodland (great for the dog), and a short walk into the main town (for fish and chips).
On this break we rented a Saltmarsh Lodge for 4 adults and 1 dog. It was very comfortable, clean and spacious. The lodge accommodates up to 7 people and 2 dogs and has wrap around decking with outdoor furniture and a gas BBQ (if you are not sure how to use it then call reception and they will send someone out to show you how to use it. We went to the local fishmonger and got lots of fresh fish to BBQ!). Big fridge freezer, wine cooler, dishwasher etc. Loads of room. The 2 bathrooms were also clean, well presented and spacious. Couldn’t fault it.
If you have a dog and want to stay somewhere close to the beach (walking distance from where you are staying), this is the place to come. Our dog loves the woodland walk from Wells to Holkham. It’s about 1.3 miles each way and ideal when it’s hot weather since the woods are cooler

Pinewoods was mentioned to us when we were in Cornwall as a top Norfolk site to stay on and they were not wrong.
Brilliant site, well laid out and directly opposite the estuary into the harbour, a short walk takes you to the beach
We stayed 4 nights, the facilities are superb, plenty of showers, toilets and basins. There are even 2 motorhome service points
The shop sells a wide selection of local produce and there are plenty of walks from the site. |The icing on the cake is the little train that runs from the site to Wells and return for £1.50 single ticket . Ideal for cycling as well . Overall one of our top sites. Would we return , you bet

The location was ideal for access to the beach and overall we had a great trip.
There were sadly a few disappointments with our accommodation at Pinewoods. We had a lake view cabin with a lovely wrap around balcony facing the lake, but unfortunately the day we arrived a staff member parked a mini JCB and trailer right in front of our balcony, which was left there for our whole stay. This really ruined the view and felt like we didn’t get the experience we had paid extra for.
I understand that some smaller items have been removed due to cleaning standards/ Covid 19. But I was really surprised to find there wasn’t even a sponge or tea towel, no washing up liquid or hand wash. I find these really are the basics I would expect from self catering accommodation, especially if we are expected to wash up.
As the cabin is by the lake we also had a problem with flies/ midges, one night there were so many of them on the wall we had to Hoover them up! We tried our best to keep the windows/ doors closed, but we had very hot weather during our stay and the cabin itself gets even hotter, a bit like a greenhouse! No fan was provided and again I felt this was a miss considering the hot weather, the cabin would also benefit from bug nets on windows/ doors, especially for the cabins by the lake where this is more of a problem!
The cooker also wasn’t working, it kept sparking and the milk left for us was out of date!
It was a shame about the negatives as the site itself was really lovely and fantastic for access to the beach and town. But this wasn’t a cheap accommodation and I was really disappointed with the things that had been missed/ overlooked.

We strive to make every guest's holiday as perfect as possible and it is really important to know where we can make improvements. If we are made aware of any issues during your stay we will do our best to resolve them asap. However, now that we can't do that for you personally, here is what we will be doing in response to your feedback. Yes we can certainly appreciate that the JCB was not best placed. It was being used to repair the grassed areas which had got very churned up in the wet weather. We wish we had known about this one at the time so that we could have found an alternative place for the JCB to be parked when not is use. We will keep an eye on this in future. We take on board your comments about washing up materials. We can see that it can be made clearer on pre-arrival information that guests need to bring these at present and we will also look into the possibility of sourcing environmentally-friendly products to include in our welcome packs in the future. The flies and midges are not usually an issue and we think this is down to the combination of having a few weeks of very wet weather followed by some very hot weather. We will certainly have a look at bug nets to see if they will offer a feasible solution for these rare occasions, however your suggestion of having a fan is a great solution and one which we will start to implement. We have no idea how we managed to leave milk which was out of date, and apologise for this. Of course, had this been brought to our attention, we would have swiftly remedied this, as well as taking a look at your cooker. We never want our lovely guests to leave Pinewoods thinking that their holiday has not been perfect, and while we were unaware of your issues at the time and therefore unable to resolve them for you, we thank you for your suggestions.

We’ve stayed a couple of times pre COVID and wanted to enjoy the quiet winter beaches so readily accessible here.
On arrival Substantial finger prints in the kitchen area, as I went to turn on the light switch fan above cooker and againon
Microwave ‘power on’ button suggest clearly these areas not been touched.
If removing everything that was once a nice free perk ( milk, bread, spread, jam in a hessian bag )no longer then you do expect for the sizeable fee a clean cabin...? The package is still good but more attention to detail would leave me (us) feeling better than worrying we were truly being looked after.
Dining lights definitely awaiting their scheduled clean..greasy and obvious.
Could do better and not TOO far to travel, keeping an open mind

We are understandably concerned to read your feedback as we have taken great measures to keep our visitors, and staff, safe: 'fogging' to disinfect the whole accommodation before it is thoroughly cleaned, and then double checked before visitors are welcomed in. I can't answer this as I was there in a motorhome not in the static rentals.
Hi, thank you for your query. PInewoods does not usually allow conversions on touring pitches, however if the campervan is registered with the DVLA or have the legal requirements listed below then it is possible to accept it.
• A door that provides access to the living accommodation.
• A bed, which has a minimum length of 6 feet – this can be converted from seats used for other purposes during the day but must be permanently fixed within the body of the vehicle.
• A water storage tank or container on, or in, the vehicle.
• A seating and dining area, permanently attached to the vehicle – the table may be detachable but must have some permanent means of attachment to the vehicle.
• A permanently fixed means of storage, a cupboard, locker or wardrobe.
• A permanently fixed cooking facility within the vehicle, powered by gas or electricity.
• At least on window on the side of the accommodation.
Yes, most of the beach is dog friendly, but please note that there are some areas where dogs are not permitted or need to be kept on a lead.
Yes it’s a 20 minute walk, along a flat pedestrian path which is adjacent to the estuary. Alternatively in peak season there is a pedestrian train which runs from / to Pinewoods.
