Just spent two nights here in the appropriately named Bass Rock View, a beautiful, elegant, spacious room with a huge bed and what has to be the best sea views in North Berwick. Waking up in the morning and taking in that view was a brilliant start to the day! Breakfast is amazing, can't think of anything you could want that isn't available and also delicious. The owner Lorena is warm, welcoming and really cares for her guests, the house is spotless with all measures in place to make you feel safe and protected at this time.
Lorena, thank you so much for your attention and kindness, looking forward to staying with you again next summer.

Spent a lovely 3 night break at Seaholm to attend the Fringe by the Sea festival and it was perfectly located for this year's fringe venue at the Lodge. Seaholm was a fabulous find with a lovely, friendly and very helpful host in Lorena. She really couldn't do enough for us and the welcome tea and apple cake was very much appreciated after a long journey! We stayed in the Bass Rock view room with lovely views out to the beach - great for people and dog watching! The room is huge and can be set up as a double or twin. There are tea making facilities and residents have use of a small fridge on the landing. The bathroom is modern with a bath and an overbath shower and is located adjacent to the room. For breakfast, there is a good selection of fresh fruit and cereals, toast with jams and marmalade on the table and Lorena will prepare a cooked breakfast of whatever you wish for. Seaholm is very well located, just a short walk from the harbour and Seabird Centre and the lovely North Berwick High Street with all its lovely individual shops and cafes and restaurants. All in all we had a fabulous few days. This was our first trip away post Covid and Seaholm felt very safe, a home away from home and we will definitely be back. Stayed for four nights in this amazing B&B right on the seafront in the ‘Bass Rock View’ room which had full panoramic views and if you love a sunset then it will amaze you!
Welcomed by the lovely Lorena who greeted us with tea and home baking as we were amazed by our room and just how nice it was. Bathroom was next door to our room and it was massive and we were provided with dressing gowns and slippers. All you need was in the room, plenty tea, coffee, water, biscuits, cups and even a little teapot!
Close to shops, tennis, pitch and putt, the Scottish Seabird Centre and loads of lovely restaurants it really is the perfect location.
Breakfast was amazing and if you wanted anything at all you just had to ask! Lorena went out of her way to make you feel welcome and always had service with a smile.
Travelling with my Son alone I often get anxious going on holiday, never knowing whether to expect, but I felt very safe in Seaholm. In fact, it’s the safest I’ve felt in any holiday accommodation, ever. Lovely selection of games and books available to borrow. North Berwick is gorgeous and Seaholm is perfect and will be my only choice now when I visit. The whole B&B looked lovely no matter which room you chose and all the other guests said exactly the same, they moved it.. Such a gem of a place with an angel at the forefront in Lorena who was amazing when my son got sunburn and was distressed. All in all a fab break, in a fab place. I was sad to come home.

This is the 2nd time I have been a guest in this Guest House and I didn't think twice about returning.

It is ideally situated on the east bay with a panoramic view of The Bass Rock, The May and Craigleith islands. Also, when the tide comes in you can actually hear the waves crashing on the shore from the Dining Room and No1 Bedroom.

The Landlady, Lorena, makes you feel at home and gives free access to the House whenever you wish. Breakfast is a 'feast' and is always served with a beaming smile and she is always ready to have a friendly chat.

The Guest House is spotless and extremely well organised. I can't recommend this Guest House high enough and will have no hesitation in returning for a 3rd visit as soon as possible.

This is the 3rd time I have stayed in this Guest House and it won't be my last. Lorena is the hostess and she makes you feel like family with a set of keys in which you can come and go at your leisure. The rooms are spotless and the view at the front of the Guest House is magnificent with a panoramic 180 degrees view of the Firth of Forth with The Bass Rock and Craigleith islands prominent. Her breakfasts have to be seen and tasted to be believed !! Lorena always offers to pick me up from the Railway Station which is a huge help since the pavements in North Berwick are quite narrow in places. In summary, nothing is too much trouble for Lorena !!

Everything you could wish for in a traditional seaside B&B...and more! Lorena was a wonderful, warm, friendly host and made us feel very welcome. Our room was spotlessly clean, comfortable and had a great selection of hot drinks. The B&B is a stone's throw from the east beach and there's free parking right outside on the road. Lorena's cooking skills are incredible and she made us the most amazing vegetarian breakfasts which were the highlight of an already fantastic stay!

We spent two nights in the Seaholm B&B. We had the Bass Rock View room. The room was fabulous with an amazing view over the sea, only obscured by the terrible storm that was ripping through the whole country during the evening. The entire place was extremely clean, and really well taken care of. Lorena, the landlady could not have been more friendly and helpful. The breakfast, well, what can I say about the breakfast. I didn’t eat anything else until dinner. We had a full cooked breakfast, really well done with high quality ingredients. There was fruit, cereal, tea, coffee, juice, yoghurt. Everything you can imagine. As an alternative to the Scottish cooked breakfast, she offered smoked salmon or kippers.
Overall, a wonderful experience, that I heartily recommend. I will definitely call again next time I’m in North Berwick.

Found this B&B by chance while travelling to North Berwick. What a gem. Seaholme is right at the luxury end of the seaside B&B with comfortable beds, plenty of hot water, a warm welcome from Lorena and the best breakfast I've had in a long time. In a great location on the east bay with views of the Bass Rock with on street parking nearby. Being able to borrow a book to read from the library was much appreciated and there was a good selection of puzzles etc for a longer stay. Seaholme is Covid-19 safe without spoiling the experience. Great value for money. We'll definitely be returning.

Just back from a four night stay at this lovely B & B situated on the East Bay with stunning views of the sea and the Bass Rock.
The owner Lorena made us feel at home and greeted us with tea and delicious home made cake. The breakfasts were superb and nothing was too much trouble for Lorena who has a passion for cooking.
The house is beautifully decorated with love and care and the dining room looks out onto the sea.
Cannot wait to return to Seaholm.

This is the most wonderful B+B experience you’re likely to find. Lorena, the host, could not be more welcoming and kind. She cooks a delicious breakfast with home baked bread and will happily cater for your requests. There are so many nice touches - home baked cake on arrival, lovely locally made toiletries in the modern and spotless bathroom, wood burner crackling away at breakfast. We stayed in the Bass Rock View room, which is vast and light filled with a very big, comfortable bed and a stunning view of the beach that can be admired from the sofa in the bay window. At night the waves soothe you to sleep and in the morning you can watch the dogs running round on the sands having the time of their lives! Lorena even gave us a lift back to the train station at the end of our stay. We were sad to leave but are already thinking about returning. Thanks for a fantastic weekend away.
