Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

I had an excellent stay. The room was so well kept, with water and glasses, tea, coffee and milk and some biscuits. Everything was clean, and there was great storage - a cupboard for hanging clothes, nice big tv. Shower was great, hotel staff so polite and helpful! Also North Beewick is a great place to spend a holiday and this hotel is just the thing for a stay! I highly recommend staying at number 12. Thank you!

We have stayed at No12 Hotel on several occasions and we cannot rate it highly enough. The welcome was very warm. The rooms are equipped with everything you need and if you require anything else then you only have to ask. The beds are extremely comfortable, super duvets and pillows. Tea and coffee facilities are available in the room, plus you get shortbread. The restaurant and bar is extremely cosy at this time of the year, with a lovely log fire. The food is excellent with a very good menu. The hotel is situated in the heart of the town. It's handy for beaches, long walks and excellent shopping opportunities. They also have a lovely beer garden for an aperitivo before an evening meal. Blankets and heaters are provided if the day is a bit chilly.

Excellent hotel in a great location. Friendly, helpful staff (particularly Sean who kindly returned a jumper my wife had left behind), nice restaurant, lovely big room and great value. Couldn't fault it. Highly recommended.

Really cozy & comfy hotel bistro, just a few minutes walk from the harbour & beach. I would definitely stay again, really comfy bed & the best pillows I think I have ever slept on. I was in the single room (room 5) with glimmers of the sea above the roof tops. The steak & peppercorn sauce I had in their bistro was absolutely delicious, thank you Danny. Louise very helpful re: train & weather issues & Hassan very professional too. Great stay & I look forward to my next visit!

The hotel staff were excellent, the room was very clean and tidy. Breakfast was excellent, we had evening meal there too, it was really good, staff were attentive and always asking if we required anything else. Perfect location in North Berwick. Very close to main street and other good places to eat and drink.

Once again another fantastic stay here. This time we enjoyed dinner in the Bistro as well as our usual B&B. The food was awesome and portions very generous but the main reason we keep returning is the staff, every member of staff we have encountered have been cheery, friendly and extremely helpful and a credit to the hotel. Thanks for another enjoyable stay, we’ll be back again.

Wonderful room of a good size. Very comfortable bed. Bathroom obviously newly renovated which had good shower and was spotlessly clean. Meals could be had at the restaurant. Adequate breakfast. Easy walk to the harbour which is well worth seeing.

I found the No. 12 perfect for my night in North Berwick during a golf trip. The room was clean and comfortable, street parking was convenient and it was easy to find. Additionally, the staff was friendly and effective, and my dinner and breakfast were skillfully delivered. Nothing not to like!

Centrally located so you can visit shops and restaurants in town. However, we loved the food so much we dined at the Bistro both nights! The chef was very attentive to the needs of one of our party who had food allergies. (Thank you so much!) Great bar/beer garden in back. Breakfasts were good (especially the flat white coffee), and bar service was excellent. Rooms were comfortable and spacious with local artwork for sale posted around the building. Staff are very flexible and accommodating! We would stay here again if in the area!
