This is an extended site built on a golf course. The lodges themselves are beautiful, we stayed in a 4 bed Woodland Waterside lodge and it really is stunning inside. The view over a lake is great but it does back onto a road and train tracks with noise all day and night but this didn’t bother us. Travelling with a dog and a toddler the decking which wraps around the back and one side of the lodge is perfect as there’s a gate to secure both dog & baby but it is low so bare that in mind if you have a big dog, also be warned the hottub team who come & check your tub everyday do not close the gate behind them!! The hottub was sunken into the rear decking, which for our location was lovely & peaceful but many other lodges had the decking facing the road so really not private at all.
The internal furniture isn’t overly toddler friendly, lots of sharp edges and low appliances in the kitchen. Although on first glance the kitchen seems well stocked it lasts essentials such as an oven glove! How do you get oven trays out the oven without scolded yourself? They also don’t provide plastic glassware for the hot tubs, a standard all other sites I’ve visited have had.
One of the twin rooms easily fitted our travel cot and had space to manoeuvre, many lodges we’ve stayed in before haven’t had space so this was a bonus! The 2 en-suites & bathroom are so small & the shower door is tiny, you have to breathe in to get through and have a shower!
The site is under construction so we lost power during our stay which meant we didn’t have the use of our hot tub for a day but we didn’t mind too much the team were very good at communicating and we had a lovely vent working on it for most the evening and he kept us informed the whole time, if I’d of caught his name I would have 100% voted for him on our nomination card.
Overall the Receptionists we met weren’t the friendliest. I felt we came away with little information from check in but in reality the site has very little. The golf course & driving range is fine if that’s your thing but they don’t even have a small shop for the essentials you inevitably forget and the closest shop is a good 15 mins away.
The restaurant has a tiny menu (pizzas and paninis) with no kids options and it was closed for the most part of our stay. When I called guest services to try and ask about it, I got the impression they didn’t want us there so we went elsewhere. Really disappointing.
You can park outside your lodge but I saw park staff speeding through the roads so not very safe for kids.
The lodge is beautiful and maybe when the full development is complete we’ll return but not for a few years, there’s a lot of work that’s needed all round.

Don’t be put off by the negative reviews. We stopped in the heartwood which was clean and felt still new. We took the dog and kids. Could take the dog nearby for walks in the woodland which has a new path and plenty of dog poo bins. Nice secure balcony with outside furniture and hot tub was nice. No shop on site but Asda, Tesco and Lidl only 10mins or so drive away. Wheatsheaf pub only a short distance to the park and could walk. Splash park and park at the clubhouse with a small arcade and driving range next door. Drinks were pricey I thought but depends what you drink but my large glass of white wine was over £9. We didn’t have a main meal but it looked nice and they did lunch deals for £10 with a soft drink. Kids meal was £9.95 with 3 courses and if you wanted 8oz steak it was £19.50. It is cheaper at the Wheatsheaf but the clubhouse is really nice with outside benches with umbrellas, patio with glass enclosures and roof. Nice decor inside and out and you could take the dog. Staff are really nice and very helpful. Welcomed the children and dog. We like this place better than Tattershall lakes because it was quieter and we play golf. 9 hole course and driving range 100 balls was £10, £15 to play 9 holes and you can hire clubs at £3 each and buggies to hire. They stop breakfast at 9.30am in the bar which was a shame as wished it went on a little later. Activities for the younger ones was on at times where extra charges apply. Safe for the kids to play and we took our barbecue at the accommodation. We really enjoyed it and the accommodation was far better than Tattershall where the Rockstar and Tribeca we find not very clean and tired. There was a lot of wasps, flies and mosquitos so be aware in the summer as wished we took some repellent and fans! As the accommodation got hot even with all the windows open and then you get all the flies and wasps in. We also did an online shop that got delivered to our accommodation with Tesco, just manually type in the address online. Skegness and chapel not too far just over an hour drive away and other attractions not far such as the zoo. We would definitely go back and told they are building a swimming pool for next year.

Lovely clean site with a fantastic, spacious cabin.

Everything that we needed was available although the wi-fi wasn't great at times which made watching TV difficult on an evening.

No entertainment for the kids although the booking stated entertainment passes included which led us to believe there would be. Not a huge problem for us as we went out during the day anyway but some people may expect a little more.

Staff were friendly and helpful.

We asked what cleaning materials they use on site as the cabin and bar / restaurant had a lovely clean smell and were told it was specially formulated for them which was disappointing as we wanted to buy some.

Just arrived home after a fabulous chilled week with the family. Been to order away resort holidays previously, but this was our first time at Appletree.
We were looking for a quiet, chilled break for the last week of the children’s school holidays. This park was fabulous for that, the accommodation was clean, spacious, and in a great location. The site was really well looked after and immaculately kept, all lodges/caravans or spaciously set apart, so you get a lot of privacy, unlike other parts when they’re all piled up one on top of each other. my daughter is six and she had a wonderful time with Connor in the entertainment complex, he was great with the children. They all loved, going back every afternoon for some time and colouring. The park was great for the children with the outdoor seating area for parents. Seated perfectly in view of the children playing. The food was also really good. We will definitely be coming back.

We just returned from our stay at apple tree and what a stay it was aswell.
From start to finish our whole stay was just what we needed. The staff where above and beyond, the lodges themselves where very clean and accommodating, we took our little girl who also loved the surrounding areas and play park.
The golf course is in great condition, the greens are like carpet and the golf range is top notch fitted with the added luxury of shot tracer.
The food was excellent and the restaurant is finished to a very high standard.
Thank you all at apple tree, keep up the hard work

On a side note the greeting pack is a very nice touch, little things go along way and there was pretty much everything we needed in there.

This Is England 2023. Booked in advance midweek break after most of the kids in the UK had gone back to school. OK, I know that makes me sound like an old curmudgeon but hey, I can still groove and move (just) when I want to. Located in Boston and approximately 45 mins drive to Skeggy we had all intentions to go there and central Boston itself for a day out but ..And heres the but. If you have all you want around you including bar, restaurant , 9 hole golf course and driving range then why go anywhere else? OK, maybe McDonalds 10 mins away for a toffee latte but that's our dirty little secret. Wait!! Have I just given that away? Joking aside this is the kind of caravan/lodge park you need to stay at. Away Resorts and, specifically the staff at Appletree, looked after us from the minute we checked in. Luxury caravan with hot-tub was our choice and was 100% worth it . Cost approximately £500 for 4 nights good value too. Especially when you get all bed linen, towels (for bathroom..bring your own for hot tub) and toiletries in their standard little bottles thrown in , plus a welcome gift bottle of prosecco thrown in. We were located basically at the end of the park with hardly anyone near us so the peace and privacy was rather nice. Bar serves good beer on tap reasonably priced. You might want to check the food menu as we didn't indulge. A welcome stay and with discount if you re-boon within certain dates . We'll be back hopefully next year. Thanks to all the staff especially the lady who seemed to be everywhere. She deserves a medal that's for sure. Apologies we never got her name but she's friendly, funny and a bloody hard worker.
It was so good that it didn't feel like we were in England.

We arrived on the 16th of August for 7 nights. First time staying here and it was stunning. We booked accommodation with hot tub as we all just wanted to have a more relaxed week. There was 6 of us ..myself, husband ,son, daughter in-law, granddaughter and grandson. Unfortunately our grandson had broken his elbow in two places and had to have it wired 2 days prior to coming. But we sorted his arm so he could still go in the hot tub to some degree so he didn't feel left out as he is only 6 years old. Luke came every day twice a day to make sure the hot tub was safe for us all and on Luke's day off Darren came checked and it needed to be refilled these two gents are an asset to this company. The accommodation we stayed in was 3 bedroom lodge that was stunning inside and out. It had one bedroom with en suite, double bedroom and bedroom with two single beds in. It had separate bathroom with bath and over shower. The living room was very spacious with through kitchen and dining area.
The kitchen had everything you need plus dishwasher.
They also had laundry room with a washer / dryer.
The patio area was spacious with plenty of patio cushioned furniture and hot tub.
This lodge was a home from home and more and we would book again if we could have same lodge.
Down at reception you can walk through and there is restaurant and bar ( is quite expensive for what it is in food and didn't enjoy mine as half of food was not on my plate that was listed on the menu so I left it.) outside of restaurant is a splash park and park for children and if into golf a golf course for adults.
Would we stay here again ? Absolutely!! 10/10
We enjoyed every bit of our holiday.

On a recent visit to Boston West golf or Appletree as it is now known, I wanted to mention that it would be great to be able to get a coffee and a bit of breakfast before teeing off ( golfers perk). Something as simple and just a bacon bap would be great to offer players as £15 seems expensive for a 9 hole round of golf especially as local courses include a breakfast for that price. The greens have really improved since my last visit and the range is great. Restaurant looks amazing but not open!!

This was a little dissapointing. First the good points the caravan we had was lovely very comfortable complete with towels, washing up box of bits and a lovely box of toiletries. Extremely comfortable bed and lovely shower. The park itself is spotless definitely geared towards the golfer.Not so good, we didn't think it was very child friendly but it does look like a work in progress, looks like it's going to be a very big park.
I do agree with a previous review the staff do drive along in their buggies far to fast, and the receptionist could do with being a bit more friendly, but the worst thing was the noise nowhere on the website does it tell you about the railway line and the busy road that are noisy all day and all night!
We were on kestral rise and all the bedrooms back onto that road.
If you do go avoid that area!!
All so beware or the bar my husband went in only person in there no one came in while he was there and at £6:50 for a pint of Guinness I'm not surprised!
At the moment we wouldn't go back maybe when a few more units are on and you could get away from that road. We did ask to be moved but was told there wasn't anywhere they could move us to, I'm not so sure there was plenty empty!

Booked for my special 60th birthday
I was so excited to return from a week's holiday abroad & onto this family park the next day to a luxury lodge with a hot tub .We arrived outside our lodge with lovely views of the Riverside & couldn't wait to get in & start our holiday. On entering I immediately noticed a damp musty smell & the sofa's so dirty with stains of all sorts. Carpets really dirty & checked the bedrooms dirty stained towels!!!!! The lodge was decorated in balloons & banners to celebrate my birthday. I opened the fridge to dried up milk that must of leaked from previous guests & the sink full of stains I immediately reported this to reception as I was in tears & my family with grandchildren due to arrive shortly. The manager came to inspect & was totally appalled to the uncleanness of the lodge he was to report to the cleaners & changed our lodge to next door. We had to undo all thd balloons banners decorations & redecorate the lodge next door. Thd lodge wasn't any difficult but a little less stained on sofas We were so tired so unpacked as quickly as possible then my son dil & grandsons arrived as we were re organising everything. The equipment was totally unexceptable broken knives broken cleaning equipment dirty glasses so that was it We rushed to the supermarket to buy disinfectant & cleaned it entirely throughout. I spoke to the manager who assured that he would call in on us the next morning to check in on things & get the cleaners to clean the lodge.This NEVER happened no sign of manager atall .We took photos of everything & tried to make a weekend away best as we could.My daughter who has worked in travel for 18yrs was appalled of the accommodation we booked and the service we received or lack of!!! We made a official complaint to the park manager who stated he would deal with the complaint rather than reporting it to Hoseasons with whom we booked with & never had any issues any previous & several lodges we've stayed in . We paid over £1500 for a so called Premier luxury lodge (it's a revamp of a older property) & definitely no luxury feel The manager offered us a measly discount off another stay which we decided to decline I cant think why I'd want to stay here ever again My 60th birthday was completely RUINED by the accommodation and would definitely not reccomend any of my friends & family ever to stay here We like luxury things in life not basic dirty holidays. Dont waste your money book elsewhere.

Is this park and restaurant dog friendly? Are there any nice walks in the area?

Yes, there is an area inside where you can take the dog and then also a heating outside seating area so you've got options. Lots of lovely footpaths around the park and nice spacious fields at the back if you want some more space for your dog to run around.

The park is child friendly with a splashpad, adventure play area, footgolf and driving range with kids games on the top tracer. There is also another play area out on the park. In summer and kids holidays, more entertainment on but not evening entertainment like Butlins. Best to give the park a call to check depending on time of year.
