My husband and I had a relaxing trip at Ednam House Hotel. It’s right in the centre of Kelso, so once you leave the grounds you are in the high street. I’s a small market town and nice for a wander, with some ruins of an old abbey to explore and a few little shops. Plenty of space and walks nearby, and the hotel itself is set in beautiful grounds right on the river.

Our aim was to unwind and we certainly did – it’s the sort of hotel you don’t feel guilty for sitting by the fire for hours just reading and relaxing. Lots of big squishy armchairs and staff on hand to bring you a drink.

The staff are all excellent. Patricia in the dining room was funny, kind and looked after us really well. Both the barmen were attentive and nice. We had stayed once before a couple of years ago and it was the same staff that served us which I always think it’s a good sign – there isn’t a high turnover of staff coming and going.

The food is excellent. My husband opted for very generous Scottish breakfast both days while I went for smoked haddock and poached eggs which were perfect. We ate in the dining room on both evenings. The langoustine special and the cheese soufflé were delicious; we both opted for steak on the second evening and it was perfectly cooked.

In terms of Covid, they take it seriously without inhibiting your stay too much. All staff wear masks as do guests while they are walking to and from different areas in the hotel. Last orders are 9.45pm sharp to comply with the new guidelines but room service is offered so you aren’t without a drink if you want one. The cleanliness was really good with the dining team cleaning down the tables, chairs and every salt and pepper seller to ensure it was all spotless. You could see they are taking a real care.

I’ve seen reviews about the décor being a bit tired. It’s not shiny and new, but it’s all quality and very comfortable, which I much prefer.

We wouldn’t hesitate to recommend a stay to anyone who likes good food and wants to relax.

We stayed with friends and enjoyed the old town of Kelso and the hotel. The main building must be over 200 years old, having large rooms with high and ornate ceilings, just the sort of place you might expect to be cold and draughty. On the contrary the hotel was warm and comfortable throughout, helped by blazing fires in the public areas, and so we were able to enjoy the old building with only the odd creaky floorboard to remind us of its age. Our accommodation was large, and although the furniture was from a bygone era, we were very comfortable by day and night. The modern bathroom had a huge walk-in shower as well as a large roll-top bath. DInners were imaginative and well above 3-star standard, and on one day we took an exceptional afternoon tea before an open fire. The staff could not have been more helpful or accommodating, and always with good humour. Strolling (or even getting lost) along the old corridors and up and down staircases was in itself a pleasure.
The hotel stands in its own large policies on the edge of the river, a few yards from Kelso's impressive central square. The town is full of small interesting shops of all kinds, much enjoyed by some of us, while others explored other hostelries, Town and hotel are highly recommended.

This is an old hotel, so don't compare it with a plush 21st century chain. Measure it against its location (on the banks of the Tweed and a stone throw from Kelso Abbey). Measure it against the friendliness of its staff (helpful, chatty but not overbearing). Measure it against the quality of its food (the lamb shank melted in the mouth). Yes, some decor needs refreshing but it didn't feel dirty. Indeed, it is well-prepared for the COVID world , with plenty sanitising stations along its one-way system and refreshments left in a sterile pack in the rooms (although the barman often forgot to cover his mouth AND nose when indoors !).

We has a super night's stay at the Ednam House and would have no hesitation in returning. Highly recommended.

Most enjoyable weekend in this elegant and historic mansion set in parkland by the Tweed, yet right in the centre of Kelso and close to pubs, restaurants, shopping and Saturday market. There are several well-appointed public rooms with original ornate plasterwork and sumptuous upholstery. Our room had beautiful views of the river Tweed and the riverside walk, with freshly painted decoration and a large and modern bathroom with both a bath and a large walk-in rainforest shower. The conservatory restaurant provided a really tasty dinner and massive cooked breakfasts made with high-quality local produce. Members of staff were personable and helpful. There's so much to do in the local area too, between stately homes and gardens, beautiful countryside and Borders history.

The staff were very good as was the food both in the restaurant, the bar and at breakfast which I find surprising given the latest review and other previous ones.

The furnishings are tired and I question who now owns the hotel as 5 years ago it was reportedly purchased by a local group who had big plans to improve it which I doubt has happened. There was a smell of food in parts of the hotel and when I sat in the corner of the lounge was so acrid that it made my eyes water.

Our room (36) was small but adequate with comfortable beds and a nice big well equipped bathroom with large bath and large . However why on earth does the door to this consist of a large allegedly opaque panel, which not only illuminated the room when the light was switched on but was anything but private. It needs either a blind or painting over.

The other gripe was with the bright outside lights around the gazebo area which remained on throughout the night and because of the inadequate curtain in the room, provided enough light to clearly illuminate it. When I asked whether these could be extinguished at midnight I was curtly told that health and safety would not permit it. Quite unnecessary and sleep depriving.

The WiFi worked well!

All in all an enjoyable stay but I would question which way this hotel is heading and, especially at a quiet time of year, the price was surprisingly high.

Thank you for taking the time to write your review. The hotel was bought out by a private owner and a lot has been invested in the property. Much of which is back of house and not visible (work that had to be done) Two new kitchens for instance. Whilst the public to some may look shabby, a lot of returning do so because it has that charm. I take on board your comment on the door in room 36 and discuss with my maintenance manager. Not an observation made by any guest but a valid one. The outside lights are to illuminate the pathway to the Orangerey an once again not a comment i have received and will ask housekeeping to look at the curtains to see if anything can be done.

We stayed a couple of nights to do a spot of fishing on the river. Unfortunately my wife was injured and that meant she was confined to town so the hotel became hugely important to us. We booked room 3 which was a river view; if you're into your salmon fishing, it effectively looks out over the Junction Pool, so pretty serious views.

The room was huge and meets the current trend of having a bath in the bedroom. I'm wasn't a huge fan of the trend but actually I grew to really like it. The furniture had a lovely old-world charm about it and I love that, it was reminiscent of somewhere more expensive. The bathroom, or rather the shower room was really modern and had a decent shower (and some really cool lit mirror thing).

My wife loved the food a lot. It wasn't expensive and it wasn't pretending to be fine dining; it was good solid fare that was great value for money. The staff were super-friendly and really charming and those staying longer than us seemed to have built a real rapport.

There was a wedding on when we were there but somehow the noise didn't carry even with a window open. I've no idea how. Impressive really.

Overall, I liked the place and plan on using it for the next trip up to the Tweed.

I booked a table for 4 people for Saturday the 5th June for drinks out on the garden terrace at Ednam
House.

On arrival at the bar the barman asked what we would like to drink, I ordered a pint of magners for my partner and a bottle of fruit cider for myself, I informed the barman we had a table booked outside for 4, he pointed out to the garden and said “oh there’s a table just go and sit there” I politely pointed out that there were only 3 chairs and I had booked a table for 4 people to which he replied, “well just go and find another chair and drag it over or find a table with 4 chairs” I had booked a table so I expected one to be reserved with 4 chairs for 4pm !!!

The magners went off so he went to change the barrel came back poured the pint which had no ice in it and was flat, I had to ask for an extra glass with ice in it for the pint of cider.

Our table that we had to find ourselves that had 4 chairs was an ornate metal one, the paint on the table was all flaking off and the 4 chairs looked like some kitchen chairs from the 70’s not what you would expect in a place of a supposedly decent standard they were shoddy, and every table was just a mis match of unkempt tables and odd chairs.

Our friends arrived and they had ordered a pint of Guiness and a bottle of Prosecco, we had to go and ask for a wine cooler/bucket for the bottle because it wasn’t provided when ordered and they gave my friend a wine glass not a flute to drink her Prosecco out of, if you’re going to charge £20 for a bottle at least serve it in a chiller and if it’s bubbly serve with a flute glass, it’s the detail that makes all the difference.

When I went into the bar to order another round I was told by the barman “ can you just go back outside we will do table service” there was only one gentleman in front of me and one lady behind me but we were barked at to go back to our tables, instead I popped to the ladies then returned to the bar to order, again I had to ask for ice for the magners and again no flute for the Prosecco, the barman looked like he couldn’t cope with anymore than one person at the bar or anything more complicated than a pint of lager.

The setting out on the lawn over looking the Tweed is beautiful it’s just a shame that while it’s been closed the shoddy flaky tables weren’t given a sand down and repaint before opening and some matching chairs and tables purchased so that you weren’t sat on chairs that looked like they came from your Nan’s kitchen

Bit disappointed with the service and the general decor of the hotel and garden furniture maybe if we visit again things will have had a re vamp and the bar service will have improved.

Stayed at the end of May for two nights for our wedding anniversary having had our New Year’s Eve booking here cancelled due to covid. Spent over £300 and being local we thought it would be good to support a local business with the ongoing pandemic. Amazing weather and a central location made it great for getting out and about. Reception staff friendly on check in/out. Mixed advice on booking for lunch(told on phone there was no need as we were resident)arrived and extremely rude waitress said there was no tables and we couldn’t eat at all or sit outside-despite there being free tables with no reservation on them. After a lot of fuss on the waitresses part she then gave us one of the many free tables?! Staff continually bicker with each other and make comments to customers.
Graham(?)was the only excellent member of staff in the dining room and had the most impeccable manners and service. I feel the other waiting staff could learn a lot from him and he is definitely to be commended.
Food did not seem to be as I have seen on other reviews or as advertised, 30mins at breakfast just to get a coffee and cold in the middle, reheated, dry potatoes at dinner.
Hotel not as clean as I could expect even outside of a pandemic-never seen anyone wiping tables or cleaning anything at all. Smell resonated with a care home(not in a good way!)Dead bluebottles and slaters at the bottom of dining room windows, also several bluebottles flying around the dining room. Massive cobwebs above the entrance stairs to the rooms and rooms not being serviced “due to covid” is a poor excuse if you are able to open and run the hotel. Had to go and ask for clean towels and was told these would be put on the floor outside our room along with cups?! Unhygienic at the best of times but makes no sense when you can’t have them put in your room apparently due to a pandemic.
Our room had lovely views of the river and a fantastic free standing bath but overall the room was not clean. Muddy paw prints on one of the chairs and spilt coffee stains(?)on surfaces. Dead fly on coffee cup saucer. Also dogs being allowed to sleep on the beds and on furniture with a requested blanket is a massive no for me- I find this totally unhygienic. Had I known this I would never have booked.
Lastly why is there so much disposable plastic??toilet roll wrapped in a plastic bag, 3 bags of toiletries tied in a knot in a plastic bag. With this amount of plastic being unnecessarily used the notice about reusing towels definitely doesn’t hold up to much.
Left it a while to write this review as I filled out a feedback form with permission to contact to discuss further and this has never happened via email or phone.
I will never be back and unfortunately as a local I found it massively disappointing and wouldn’t recommend.

Room 42- Ednam House
Nice room ample space overlooking River Tweed - single glazed draughty windows should consider fitting secondary glazing
Heating system however totally inadequete. Bedroom radiator did not start heating until 7 am and never got above luke warm . This is not good enough , its winter in Scotland.heating should be available all day. Bathroom good size but poor water flow from shower and also lack of adequete heating
Spoke to waitress in dining room which was also not really warm enough , she said that heting is always a problem at the hotel so it is not an unknown problem

Food /service etc in dining room was all good value and public rooms all nice and comfortable except for heating. Staff attentive and friendly, however could not recommend the hotel to friends or return ourselves if heating etc not greatly improved

Had a lovely weekend break with our dog. We were provided our own dinning room to eat our meals in which suited us perfectly because our dog can be a bit fractious in busy situations and we felt safe Covid wise . Food was excellent - such a treat not to have to cook . Particularly recommend the soufflé for starter.

Be aware that rooms don’t always match the pictures on website ( as it states) . Disappointed Initially because were given a room no where like the website pictures but this was quickly sorted .

ALL the staff couldn’t have been more genuinely welcoming and helpful and did everything they could to put us at ease with our dog . A truly dog friendly hotel for sure .

Not really. I would suggest smart casual - smart jeans/trousers and shirt for the gents/blouse for the ladies. however, I would recommend you wear a jumper/cardi/jacket to start with. The restaurant has glass all the way round and although the radiators are at full blast, if you are sitting at the windows, it van get a bit cool.

Yes, the Ednam House is very dog friendly... dogs are allowed everywhere except in the restaurant... you can have a meal in the bar with your dog... my dog who is a lively golden retriever loves it there!
