The Old Priory is a gem of a house half in 1796, when it was built, and half in the modern world. We straddle the gap between Woodmarket and the old world of Abbey Row which houses Kelso Abbey. The aim is for us to provide comfort in an atmosphere of charm and taste as befits the age of our home. Our Library Room overlooks the Old Parish Church and garden, our Family Suite is two rooms, also at the rear of the property and can be used in a variety of ways. We also have two downstairs room for those not keen on stairs! We have been 15 years as No.1 on TripAdvisor in Kelso. Our conservatory is used as a Sitting Room by our guests. We have silk filled duvets, percale bedding and a great water pressure, each room is quirky in its own way. All rooms have a tea tray, hairdryer and multi channel TV, free wi-fi, toiletries and good fluffy towels.

This is a great B&B in the centre of Kelso which has the added bonus of private parking. The priory is a lovely old building with lots of charm. Our room was very comfortable, especially the beds, and although it was on the ground floor facing the street it was very quiet at night. Robin is a considerate and helpful host. Nothing was too much trouble. Breakfast was excellent, especially the home made jams. We would thoroughly recommend staying here and will certainly be booking again when we are next in Kelso.

One of the best B&B's I have stayed in. We come back every year. Warm clean comfortable room with excellent facilities especially the shower. First class breakfast, Robin the proprietor certainly goes the extra mile. Thank you for a great stay.

we stayed in the Old Priory four nights, booked the family room and the library. Robin was so friendly to offer us that the kids could share the familyroom, so we parents had a room for us. The room were so lovely and spacious, the beds very comfortable and the shower wonderful. Robin was a wonderful host and gave us many ideas what we could see and do, even for the time after Kelso. Breakfast was excellent and we loved his homemade marmelades and jams . If you want to go to the borders, this is the place to be

Our fourth visit to the Old Priory (and our first since Covid) in the Family Suite. The change this time was a beautifully appointed and much larger bathroom between the two rooms, with made a great suite even better. The beds are very comfortable with silk filled duvets and we always sleep very well. Robin cooks great breakfast choices, my wife's favourite being the smoked salmon and scrambled eggs. He also makes his own jams (I particularly enjoyed the plum and almond!). The weather was kind (albeit outside Robin's control!), allowing us to have a picnic lunch in the garden one day. We usually have one takeaway during the week, and again Robin provides a table in the breakfast room with cutlery and warmed plates. Robin welcomes you into his family home and is an excellent and amusing source of local knowledge (if required). A bonus for cyclists is undercover storage. We were warmly greeted by host, Robin. Our room was ultra spacious and extremely comfortable. Huge bed, super comfy. Huge shower. Everything was absolutely spotless. To me Robin's B&B outshone many a hotel we have stayed in. Kelso is a lovely borders market town with loads of individual shops which is good to see nowadays and an abundance of places to eat.

This is a place with real character. Stayed for 3 nights in The Study room. It had plenty of space and a really comfortable bed. Breakfast was good and portions generous. The House is in the centre of town so you can get to places to eat in the evening in just a few minutes. All the places we ate at were under 5 mins walk. Unusually for a traditional town centre house there is outside space available for guests and parking. Loads of places to visit in the area so a winner all round.

A fab B&B with good parking facilities and ideally positioned to enjoy all that Kelso and the surrounding area has to offer. A beautiful old building that is traditionally decorated in keeping with its age. The property offers conservatory and garden seating areas for relaxing outside of your bedroom. We stayed in the Turret Room, which is a double room at the front of the house and curb side. However, it was not noisy and the shutters were perfect for privacy and keeping the light out. The room was spacious, clean and comfortable with a powerful shower and a nice deep bath. There was plenty of hot water available to enjoy a soak in the tub after a long day of walking. The in room hospitality tray offered a good selection of plentiful drinks with fresh milk available on request. The information folder and leaflets along with the proprietors advice on the best walks and eateries were much appreciated. The breakfast was top class with a good choice of hot, home cooked options, alongside fruit, cereals and fresh bread. The array of homemade jams and marmalades was impressive and delicious. I am vegan and was very well catered for with a hot breakfast of potato scone, tomatoes, mushrooms and vegan haggis and my own pot of vegan spread and jug of vegan milk - thank you Robin. My husband and I have been travelling since early June and have stayed in many places including hotels, air bnbs, friends’ places and guesthouses. Our experience at the Old Priory trumps them all. Robin was a charming and entertaining host who was willing to share local knowledge, the bed had beautiful linen and pillows and mattress and the room was decorated with sumptuous curtains and furniture. The breakfast was beautifully prepared and we even liked the dvd collection.

My fiancé and i had a delightful stay at this this lovely B&B. We were made to feel very welcome by Robin who also shared some history of the place. After a good nights sleep we enjoyed a delicious full breakfast in the morning. Highly recommend and will definitely return thanks Elaine and Derek.
