Bellropes is a fabulous property that can comfortably accommodate up to 27 people, and is available to hire exclusively for special occasions, family reunions, a significant birthday, a corporate away day or just a get together with friends. Set in two acres of beautiful gardens and boasting spectacular views of the Blackwater Estuary, Bellropes is the perfect place to get away from the daily routine and relax. The space The main house offer 6 spacious rooms (2 King rooms, 2 twin rooms, 1 Double room and 1 Single room). The double and one king room are interlinked, making them great for families. There are a further 6 double en suite bedrooms in a chalet-style accommodation block and a further two king/twin en suite bedrooms in the garden rooms, which are also interlinked. Please ask if you need any clarification. The main social spaces include the recently refurbished open plan kitchen diner offering panoramic views of the garden and estuary, and a spacious living room for everyone to enjoy. The outside areas are brilliant, with excellent facilities for barbecues on the patio area complete with a large rustic table where you'll all have space to sit, chat, drink and eat as the sun dips beneath the horizon. There is plenty of space to kick a ball about or play Frisbee in the garden or even take a stroll over the footbridge and feed the fish in the secure fenced pond. Roam the Essex countryside with miles of footpaths right on the doorstep before relaxing in the hot tub. Alternatively there are plenty of local activities, such as clay pigeon shooting, horse riding, sea fishing, sailing and golf (to name but a few) to keep you entertained! Other things to note ** Please note a £1000 security deposit is required one week before your stay. This deposit will be refunded as long as there is no excessive damage or cleaning required. **

Perfect place for a big family or friends get-together. Highlights are the fantastic kitchen (2 dishwashers a godsend) and large communal dining area (we had 29 for our meals!). The views from the property, rural setting, walks from the property, amazing garden, mini-lake with carp (children loved feeding them) and of course the hot tub.

Having 8 bedrooms in separate buildings was brilliant when parts of your group want to stay up and put the world to rights while others need sleep! It also really helped the tetris challenge of who stept where! Only slight quirk is the showers in the middle of the rooms but it's only a small thing

Would definitely recommend and use again.

We booked Bellropes for 3 nights for 22 family and friends when we had a post lockdown wedding celebration at nearby Highfield venue. Karen was brilliant keeping in contact checking what was needed for our stay, there was well stocked tea, coffee, sugar, ice and biscuits which was a lovely touch when we arrived. Really enjoyed our stay in such a beautiful house and setting on the Blackwater. Hot tub was fabulous, BBQ facilities were brilliant, everything worked and everyone enjoyed their stay. Purple Olive catering did a great job for our next day breakfast too. Definitely recommend for a family gathering like ours, thank you!!!

What can I say about this wonderful place , the attention and care that Karen gave us was second to none . We went for a golden wedding anniversary 25 of us and the whole weekend was amazing. The house and scenery was beautiful and we all had the best weekend . We played games we sat in the hot tub , we sang karaoke and danced the night away . We had purple olive cater a bbq for us on the Sunday who were amazing with great prices . Highly recommend this wonderful place to spend with your loved ones !!

Avoid at all costs! Dirty house, broken facilities, rude staff. Splashed out on this accommodation for a family birthday but was utterly disappointed to find the house wasn’t cleaned properly on arrival - debris from parties before, used face masks in rooms, cobwebs and dust in outdoor lodges; the hot tub was cold and unusable for the weekend; the list of rules by the housekeeper was mammoth and she was particularly interfering. Whilst all this we were willing to overlook, the event was completely overshadowed by a scam to withhold funds from our damage deposit by the housekeeper/manager.

Premium price but not premium quality. Great views from the property ,however we were disappointed with the quality of the property itself .We stayed in the house in the master bedroom which we expected may have been the best room in the house ,however this appeared tatty ,the drawer front fell of the dresser, the tiles on the bathroom floor were cracked across the middle of the floor , the balcony railings to the righthand side were moving and looked unsafe, there was raw bacon rashers !!!! on the roof above the kitchen which you saw from the balcony.
General cleanliness was questionable as we found debris/items from previous guests about the property .
Regrettably the hot tub seems to be stuck on 31 degrees and was far to cold to use .
Nice house but clearly there just for rental ,the quality of fixtures and fittings reflected this .
In summary ,if you are looking for a touch of something special carry on looking this is not it .

We only stayed at Bellropes for one day and night, bit we could have stayed there forever! The place is stunning, in the middle of nowhere, views across the sea, and a beautifully refurbished space. The communication was second to none from start to finish, we used the recommended caterers who were great as well. Wouldn’t hesitate to recommend Bellropes to anyone!

Our entire team had an incredible experience at Bellropes Countryside Retreat!

The property is exceptionally well-equipped for large gatherings, featuring numerous bedrooms and bathrooms, a spacious kitchen, and an expansive garden. The host was exceedingly accommodating and responsive in the lead-up to our trip, ensuring every detail was taken care of.

Fantastic house for a large group. We had a Hen Do here for the weekend. We were recommended fantastic caterers and were allowed a DJ to come and play at the house on the Saturday night too. Nothing seemed to be too much trouble and the whole group had a great time. The grounds of the property are absolutely amazing and made a great background for many pictures that we will cherish forever. Thank you for a fantastic stay!

We enjoyed a long weekend at Bellropes for my Mums 60th Birthday in Jan 2024. There were 24 of us in total and the place was so spacious that we didn’t feel in each others pockets. The rooms were all clean and well kept, the master was beautiful with the most stunning view. Speaking of views, this property has the most spectacular views from the kitchen, I mean wow, it was the main feature! We enjoyed the hot tub, the walks, feeding the fish in the pond with the kids. Honestly I really rate this property if you’re looking for somewhere that sleeps over 20 and has a great entertaining space with beautiful views and a hot tub. Karen was very helpful and thank you for helping us with finding the best takeaways near by! :) a wonderful stay and we would definitely come back x

Best Christmas ever spent at bellropes with all the family 23 of us in total! Very helpful host everything went perfectly. Hot tub was well used. Brisk walks to the private beach. House was fully decorated with lots of little touches couldnt recommend highly enough for a large gathering
