For the price paid and the misleading hotel website photos, I should have splurged for something else. This place was a disappointment from the start. The reception upon arrival was unwelcoming and gave off inconvenience vibes. I had to ask about breakfast since the information was not provided. The door to the room did not open without force. There was an issue with the toilet and was told maintenance would be by to assist. 90 minutes pass and the woman at the front desk NEVER notified maintenance. Fresh coffee was not provided nor were these cookies mentioned. The laundry room door would not open without force. Pro: laundry is complimentary, parking available, and top floor is quiet. Cons: it’s rundown for the price asked, appliances are questionable, front desk personnel are rude, liars and dismissive. Additionally, since I could not find the information myself - it is not a “fully equipped” kitchen. And housekeeping is not on property outside the hours of 9-5, if you’re lucky. Evidently the front desk will not provide towel exchange if you miss those hours because you’re out sightseeing.

Have stayed at other Larkspur Landings and would say this one was the lowest overall experience of the ones have stayed at. Staff was friendly during check in and during the stay, however the web site is misleading as it says "Breakfast" which makes it sounds like they have the original set up for Breakfast as before Covid, but not so, all of the furniture is pilled up and Breakfast is picking pre-made items off a menu and they will bag them up and have them waiting for you the next morning. The decor and ambiance looks old and worn, in the elevators some of the ceiling light panels were missing, it appeared as if they are putting some new hallway carpets in, as half of the hallway carpets were missing on each floor and just cement. We stayed only for one night and had a studio room, the room was ok, but the bathroom was angled in the room and when you walk out, have to be careful not to stub your toe on the bed frame, also in the bathroom the texture was peeling off the walls and was also bubbled in quite a few places, the sink cabinet was banged up and looked old and worn as well. Overall this location needs an update and refresh on the decor and rooms. Would suspect they have a lot of guests each night due to the number of business's around and close by, but the overall appearance is run down from the inside. We would not stay at this larkspur location again, so many other options around. In addition there are signs around the parking lot to not keep valuables in your car due to frequent break ins.

Convenient with a home warming. Good internet connection and with good places to go in the area. Fitness opened 24 hours and laundry for guests. Breakfast fair enough for a business s trip and easily for pick up, if you prefer to use Uber or any other transportation app.

The refrigerator kept running all night and the noise woke me up.

I am on the 3rd floor be prepared to hear very loud thumps from upstairs from walking.

Construction Workers Stay and this Hotel lots of trucks.

Unsafe parking very poorly lit parking.

Late checkout only given only 11:30AM.

Housekeeping banged on the door at 11:20 yelling checkout is at 11.

Was there on a business trip for almost a month. The kitchenette in the room was a good touch as it allowed me to prepare some meals in the room.

Pros:

Very convenient location with various eateries around the area! Walmart is about a 5 to 8 minutes walk from the hotel.

Complimentary Use of the Laundry Room. A plus point for me !

Warm front desk staff who knows you by name.

Decent spread of breakfast options.

Free Freshly baked cookies welcomes you after a long day at work!

Bathroom was really well kept and clean.


Cons:

Interior of the room is dated, reminded me of the 90s.

Jacuzzi only could fit max 2 people which was a bummer.

Sound proofing of the room was really bad. I was able to hear a full conversation from the next room. The huge rattling from the fridge motor in the middle of the night woke me up quite a few times which made my jetlag even worse.

Wifi connections drops time and again.

Was able to hear the dude that was staying above me doing Godzilla steps every night.

Housekeeping standardization. Ie. One day I had a bathroom mat , another day I was missing a bathroom mat .

Bottom Line:

It is a businesshotel worth considering , considering the pricing.

Location is really convenient.

We stayed at the Larkspur Landing in Milpitas on Thanksgiving weekend. We usually stay at The Courtyard whenever we're in Milpitas because it's right at the Great Mall but thought we'd try a new place just for the heck of it. After doing some research and price comparisons, I found Larkspur Landing. There was 3 of us and having the queen bed in the separate room was a key selling point. We booked directly through their website and received the Weekend Rate of $99 per night. That's a very good deal since the price consists of...

Spacious 1 Bedroom Executive Suite with a separate living room. Complimentary high speed internet access in-room and in the business that includes a color printer, copier and fax machine. Fully equipped kitchen with full size refrigerator. 1 King Bed with upscale bed package including FeatherBorne pillow top mattress. Pull out Queen Sofa Bed with FeatherBorne pillow top mattress in living room. DVD & CD player. Full size work desk with comfortable office chair. 2 telephone lines plus cordless and speaker phones. Remote voicemail access and free local phone calls. Remote printing from room to state of the art Business Center. 2 sinks and full vanity in bathroom. Iron, ironing board, & hair dryer. Same day Valet Laundry Service. Free USA Today newspaper delivered each weekday morning. Plus complimentary grocery shopping service for guests.

We didn't use most of those amenities but we did take advantage of their free dvd rentals at the front desk. They also offer Starbucks brand coffee 24 hours a day in the lobby. They also put out freshly baked cookies at a certain time in the evening which are very good. For those of you who are staying for extended periods of time, you'll find the complimentary laundry facilities a plus. For breakfast, they offered several different types of breads, bagels, cereals, yogurt, hard-boiled eggs and individual bottles of several types of juices along with milk, chocolate milk, tea bags and hot cocoa mixes.

The employees we had the pleasure of meeting during our stay were very friendly and answered all of our questions. The hotel was near several restaurants and stores. The Great Mall wasn't as close as I thought and it took a little navigation, but it still wasn't too far away.

My co-worker happened to book a stay at the Larkspur Landing in Campbell and she raved about her stay as well. We both would recommend this hotel to anyone staying in the area.

Breakfast was awful, room was awful (pillows terrible, sheets dirty, bathroom dirty), gym was a joke ( machines broken), reception did not care. I would not recommend this hotel to my worst enemy. Entrance smelt of sewage just to set the atmosphere of what you will be walking into.

My boyfriend and I usually stay here whenever we're in the Bay Area. The room is very clean and the bed, definitely comfortable. In addition, I was able to cook in the room. The hotel has very good customer reps, excellent Starbucks coffee on site and freshly baked cookies every afternoon. The location is also great - there're so many restaurants and malls nearby. We would definitely come back here in the future!

The hotel advertises free breakfast, on-site gym and hot tub. All of these are sub-par.

The so-called breakfast is highly processed "food" available in corner of the lobby. Orange juice is from metal cans (really!), bacon and egg are so heavily processed that they are unrecognizable as such (see picture in this review) and environmentally unfriendly single use plates/cutlery is used.

The fitness room is very tiny... with one tread mill (that did work properly), one elliptical and very small set of dumb bells. Not a properly equipped gym, and not sufficiently sized for "hotel" of this size.

The so called hot tub is one person size hole in the ground. See picture in this review. Absolutely hilarious.

Rooms are tired looking, but somewhat ok. Rooms have kitchenette (hotel profiles for long term stays). However air conditioner is really noisy and rooms have annoying draft from the air conditioner (when it is on). Walls are not thick enough to dampen traffic noise from nearby highway.

WiFi works well and is fast enough.

Location is good, with important tech companies close by, big shopping area across the road, and a running trail near by.

Staff is very friendly and efficient. Both check-in and check-out were fast. This was high lite of the stay.

Elevators were operating on temporary permit letter, and one of the elevators behaved in a manner (really slow and unsteady arrival to ground floor) that made me consider every time if I really want to use it.

Because of the sub-par amenities and sub-standard room (traffic noise, air conditioner) I would not recommend this hotel for the price they offer.

Larkspur Landing Milpitas is essentially over priced motel. Proper hotels are available at same price. I do hate to leave review this negative, considering how nice the staff at hotel were, but facts are facts.

Found this last minute room for our trip to Levis Stadium to watch our Boys put a beat down on the 9ers. Let me start by saying that the location is great. Driving distance from the SJ airport is about 10 min. The hotel itself is at the beginning of a shopping center...Walking distance to In&Out, Walmart, Applebees, Starbucks, McDonalds, etc. 10-12 min to the stadium. The hotel is nice, the staff is very friendly. We booked a room with a king bed and the room itself was BIG! A family of 4 could stay there. They have a separate living area that has a pull out couch and a full kitchen and a large bathroom. I will say that the comp breakfast is not the best but enough for a light breakfast.
