We rented the 3 bed/2 bath 1 story home with pool and the home was clean, open and had plenty of room for the 5 of us and our 2 dogs. CONs: pool was dirty upon arrival with trash on the bottom and it took them 2 days to get it clean after being told several times that they would send someone to clean it (we had 2 kids who were super excited about the convenience of the pool at the home and had to stare at the pool they could not get into); luckily Publix is only a few min. away because you will need to buy basic household items that you would not normally take on a vacation like garbage bags, hand soap, dish soap, sponge to clean the counters, paper towel, toilet tissue, clorox spray to clean the counters with, laundry detergent, etc; if you plan to cook beware they provide below the minimum needed. We cooked every day we stayed and it was difficult making meals with only 1 pan that did not have a lid. They did provide 2 pots/lids, silverware, mixing bowls and dishes; the light switches were not conveniently placed (especially the bathroom; on our first night when my husband got into the king bed it fell and we found all the boards under it had fallen to the ground and the bed was very lumpy with a big lump right in the middle, was not a comfortable mattress; the drinks at the bar & grill were expensive, I paid $21 not including the tip for 2 small drinks. PROs: roomy home, once they did clean the pool it was really nice for the kids (and adults), relaxing; the water slide and water playground were great, clean and it was not crowded at all; we took a few walks and the grounds are kept clean; the gym was nice, had all the basic equipment you need; the staff were friendly even though there seemed to be miscommunication between them and maintenance when we needed the pool cleaned; great location and it was really nice not having to drive during our stay as everything was right there and we could walk to the main pool. Despite the cons, we may consider returning as it was better than staying at a hotel.

My son and his future bride found Balmoral Resort searching for a place that our families could stay close together for their wedding in February 2020. We rented two 6 bedroom, 6.5 bath, waterview pool homes. My stay was for 3 nights. Balmoral is 30 minutes north of Bok Towers in Lake Wales, FL, the wedding venue location. No problems with traffic on US27 for the rehearsal and ceremony.

Each home was clean and spacious with plenty of room for everyone. The kitchen was well stocked with the basic essentials of silverware, cookware, dishes and glasses. Each bedroom has its own bathroom and TV. Shopping for groceries at Publix was literally 5 minutes from our rented homes. Very convenient. Although my home was close to the waterpark we could not enjoy it because the weather was cold and windy. Another time hopefully.

Staff at the front desk were friendly and available until 11:00pm to answer questions and assist with any issues. We encountered none.

Rates were fair and reasonable for the accomodations. My family is looking forward to stay at Balmoral again in the future.

We booked two houses in Balmoral Resort House number 210 and House number 187, both houses were incredible and comfortable with all of the comforts from home, we stayed on Brookes Drive and because we were travelling in a party of twelve our houses were allocated across the road from each other, We had requested an accessible home and house number 210 was ADA compliant it was excellent, with assist bars at the toilet and a decent shower bench which we had requested and was on site on our arrival, all areas of the downstairs were accessible with plenty of space in which to circulate in your wheelchair, lower kitchen appliances also added to the comfort and accessibility of the house, as we were touring most days we were prepared for the traffic which is a feature of Orlando not this specific area and we felt it was a great location to stay as it gave us access to a large area of Central Florida and the coasts Cocoa Beach and Clearwater being equidistant from our location. I would highly recommend this Resort, Staff were friendly and helpful and while we only briefly availed of the facilities on site at the reception and pool house, bar cafe and gym and attractive outdoor pool area and kids play area and play room they were adequate for this facility. Highly Recommend particularly if you have a wheelchair user travelling as part of your family or group. Well Done Balmoral Resort!

We have a place in Haines City but it’s not big enough when all the family comes at the same time. We booked a 6 bedroom home for the holidays and we were disappointed when they called two days prior to the stay and said they didn’t have one available. The manager however, was very accommodating and made changes necessary to house everyone comfortably. The grandkids asked if we could do this every year. I’m sure they will be seeing us again.

We stayed for 10 nights with family. We booked the 6 bedroom for 12 people.We were disappointed that it was not very homely and paint work is terrible . Just needs a good freshen up, some cushions on the loungers would be more comfortable. The size of the property is good but we found it was lacking in kitchen utensils , cups etc . We had to buy , garbage bags, toilet rolls, kitchen paper, dish washer tablets etc . All the things we usually get when staying in a rental . The bedding was not the best and pillows were small. We didn’t have the best nights sleep as the A/c by our room and neighbours heat pump going all night. Also the freight train that passes at night (2am) sounding it’s horn so loud. We spotted a mouse and had lots of bugs . The staff did send someone straight away to deal with that . Pool was heated at extra cost and was good to go in by the second day . The property is way to far from the parks and traffic is heavy . Took us an hour either way .
We Didn’t use water park or restaurant.
We would not return as there are better places to stay

We rented the Manor House which is located next to the clubhouse. We had 8 adults & 3 children. The kids did love the water park area. This house is a huge 5 bedroom 3.5 bath home. The house is need of some TLC. Entire house could use a fresh painting. The hot tub jets didn't work. The carpets are in need of replacing. The kitchen isn't well stocked with cooking supplies for a large group. There was also a problem with sugar ants in the kitchen. Some of the bedroom mirrored furniture is cracked. We had a great time being with family & doing nothing because of COVID. This is close to Legoland BUT not Disney. It is almost an hour drive to Orlando & theme parks. When we arrived the outside garbage cans were full & trash is only picked up once a week. This was a major turn off. You need to bring all your own supplies(toilet paper, garbage bags, soaps, paper towels, etc. Also watch out for gators in the backyards.

The resort was beautiful. the area around the home was quiet. The exercise room was small. Equipment minimal. Pool area was great. The home was clean. Home furnishings were cheap. Beds and couches were uncomfortable. Be prepared to purchase garbage bags, toilet paper, soap, dish detrergent, laundry soap, etc. Publix was very close. Traffic heavy on rt. 27. 1.5 hours to the orlando resorts with traffic. Leave early. Traffic gets heavy south of Posner mall Champions Gate area. There are a few restaurants and fast food close by. Nothing special. More ammenities and mall about 10 miles away on rt27. Avoided route 17. Too depressing for us.

The unit we were in was brand new. Clothes washer was not plugged in, no extra toilet paper/garbage bags, TV cable didn't work, paid for pool heater but wasn't on until we called on day 2. Very responsive to concerns, but didn't feel like it was inspected before our arrival. 4 bedroom/ 4.5 bath with a small electric water heater. Out of hot water after 3 showers and a load of laundry with 8 people staying there. Outlets in the bathrooms for drying hair did not work and never did get fixed during our 7 day stay. Pool heater only goes to 10 degrees above air temp and has no cover so don't pay for it unless you are ok with water temps in the 70s. Hot tub is at the clubhouse. All sounds negative, but it was a beautiful home and staff was responsive. Just frustrating to have that many issues at this price.

After paying all RCI fees to exchange there and then have to pay extra fees when you get there. I would never go back to this place. Every other resort I have exchanged through RCI has been very nice with no resort fees or clean up fees.This was my first disappointment. They give you 3 rolls of toilet paper for a 3 bedroom sleeps 8, then charge you for more paper. Ridiculous!

The resort itself was attractive and the communal pool was lovely. However, we encountered a few problems with the home itself:

The dishwasher didn't work and even though we reported this to reception staff daily, it was only investigated after several days when we sent them photos (as attached to this review) of the filthy filter with mould growing on it (which turned out to be the reason that it wasn't working) and messages via social media!

The coffee maker didn't work and was in a dangerous condition with water leaking into the electrics. This was only exchanged after several days of reporting it.

The kitchen wasn't as well equipped as expected e.g only four wine glasses between six adults.

There were no cushions on our sun loungers which made the loungers very uncomfortable. We were informed that this was because it was hurricane season but other homes (both occupied and unoccupied) had cushions on the loungers throughout our 22 night stay.

The tumble dryer didn't work particularly well which was very inconvenient as we were only supplied with one set of bedding and towels per person for the entire 22 night stay so obviously needed to launder them a number of times and it took forever to get them dry and back on the beds.

Only three hangers per person were supplied so in spite of the lovely big closets, we were unable to hang our three weeks worth of clothes. We asked for more but were told no so we went out and bought some rather than live out of suit cases for three weeks.

You need to make sure the property has a heated pool prior to booking. If the property you are renting does have a heated pool option you should tell them you want it turned on during your stay and they will turn it on before arrival. There is a charge to have it on so please be aware of that. It has been warm lately so you’re right it might not be necessary during the day but it might be good to have if you plan to swim at night, which we enjoyed most. It it not easy to get someone on the phone now and there is no one there on the property to help you now, so I would try to get things set up well before arrival. Good luck.

We went there a three months ago and did not like the experience. It was our second visit and the place has deteriorated. Bad customer service, maintenance calls were delayed by days, the clientele has gone downhill with mac trucks, trailers parked in driveways. We will never go back.

We found the management very unresponsive during our three week stay last year. We experienced a number of problems with our accommodation which were simply ignored!

Yes, you can book it through the resort. I followed the weather forecast for the area before arriving and did not request a heated pool due to cooler temperatures and expected rain during my stay.
