This is not the only place that can rent rooms to foreigners. It may used to be and I think they have taken advantage of it. For the amount of people who stay here and the money they are making you would think they would put some money into maintanence.

There is no doubt that Soe Brothers provides amazing customer service. My friend and I arrived at 0500 and they let us stay in their lobby until 0700 and we were able to do an early check-in without paying extra. They also have an abundance of information and have a tour around Hpa An for an affordable price.

Fantastic customer service aside, I'm not sure why some reviewers have said this is to "backpackers" standards. I've been backpacking for a long time and I've stayed at some grimy places and for the amount of money a grimy place would cost. But Soe Brothers is beyond grimy. The communal area for the bathroom smells of urine and feces. The room I was in didn't just have dirty walls, but it was mold caked to the walls. We ended up staying because my friend was too incoherent to understand me when I said we should go somewhere else even if we were really tired.

I checked out 2 other guesthouse just down the road that were in fantastic shape and were affordable and of course moved to one of them, Golden Sky, because I was sick and needed a hot shower. If you want your money's worth go further down the street from Soe Brothers and make a left on Thida Street. From there you will see a purple guesthouse with no name, it just says guesthouse. They have clean, well-maintained rooms from 6,000-15,000 kyat. They are called Than Pwin Oo Guesthouse.

The other guesthouse is Golden Sky on Thida Street as well about 150m from Than Pwin Oo, also on the right side of the street. They have rooms with a great view between 20,000-25,000 kyat with hot water and breakfast included. Both these places also have wifi.

We didn't wind up staying here because the place is a dump. Dirty, small, dingy rooms and shared bathrooms. We walked down the street and found a much better guesthouse (big room, clean) for 1$/night more, with a private bathroom. This place is great for tours, but it is hard to believe Lonely Planet recommends it for lodging.

+ friendly and helpfull staff
+ excellent day tour with a tuk tuk (good value)
+ spacious bed and room (double room)
+ room is quite clean
+ good air cond
+ lots of travellers

- bathroom are old, with cold water, and not very clean (although they clean everyday). Not enough modern toilets (mostly turkish toilets). Need renovation!

It is not the most modern or cleanest place ever, but for the price (16 000 ks a double room), it is a good value in Myanmar. I would stay again.

We loved our stay at Soe Brothers hostel, we stayed 3 nights and enjoyed it a lot. We had a double room with A/C and private bathroom. Everything looks old and faded but this is the appealing part. The common area as well as the room were clean, the breakfast is really amazing, with local food! Loved the pancakes!! 😊
The staff is super friendly, speaks English well enough and is always available to help you.
We decided to go on a day tour with Soe Brothers for sightseeing (8:30 am to 6:30 pm). We were a nice group of 5, we had a really good time and on top of that we paid only 8000 kyats each, including a stop at the bat cave (price doesn't include entrance fee for caves).

Small room, with AC, bed looked dirty, walls and floor were dirty, and toilets were dirty. No breakfast included and no wifi at the room. We only stayed for one night and found something better and cheaper the next day.
Upside with Soe Brothers is they have good booking tours (can be booked even though you stay at another hotel). Overall very low money value.

I found the soe brothers guest house to be not at all like it has been described in some other reviews.

This place is a backpackers dream. I paid 6 USD per night for my own room (an unexpected luxury after staying in 8 bed dorms for so long) with a fan. I was there in probably one of the hottest times of year (it reached 39 degrees in the day), and the fan was enough.

There is a balcony to chill out on in the evening and they sell beers behind reception very cheaply. A great place to meet other travellers.

As has been mentioned, the staff are all incredibly kind and helpful.

The place is not dirty! Yes it is old and yes the showers are cold but it is all perfectly hygienic.

Overall, if you are a traveller on a budget, I strongly recommend soe brothers guest house.

The hostel it self is super basic. Showers are cold and old. The rooms are as clean as the old room can get. The staff was super friendly and helped us out with everything. They have a selfmade map of the town with all good spots and restaurants. Try to get a room on the first floor as these are less hot.

The staff is great and helpful for organising trips around the area, free coffee and water. You can get fan or AC room, but doesn't really work. The room is like a box and really small - just to put your bags down and roll over in the bed. Shared toilets are clean.

Just arrived in Hpa An, Myanmar (Burma) today after a lovely cruise up the Thanlwin from Mawlamyine. Given the lack of accommodation and difficulty in securing a place here in Myanmar, we reserved a room at the Soe Brothers Guesthouse several days in advance of our arrival and we checked into a lovely room with a nice balcony. Much to our dismay, we found that:

Soe Brothers Guesthouse currently has an epic BED BUG infestation.

When we showed the ecoparasites to the kind, elderly owner (in room 24), he did not appear surprised, he offered us an alternative room, and he instructed one of the young ladies to address the problem. The second room was on a different floor, but cursory inspection of the beds revealed bed bug evidence (black, frass markings) and a bed bug exoskeleton. When we returned to the original room (24) a few minutes later, we found that the young lady was spraying the infected areas of the bed with insecticide.

Unfortunately, given that we found adult bed bugs and given the extent of the bed bug infestation, it seems that this problem is not new. And given the lack of attention to this problem and the ineffective treatment, this problem is unlikely to abate anytime soon and we feel morally obligated to make other travelers aware.

Perhaps if enough of us mention this problem to the Soe Brothers, then maybe they might take the infestation seriously and attempt to properly deal with their bed bugs.

Very cheap and extremely basic. I found no hot water in shower and toilet paper only when u r very lucky. Big holes and very warn and quite dirty towels. Very little maintenance done here. Very cheap but you wont want to spend any hours awake in the rooms. No idea why so highly recommended by Lonely Planet.
