Our House Clapton Manor was built in the 1500s and is a traditional Cotswold stone house surrounded on three sides by its gardens next to the 12th century Church of St James. The interior, with its three-foot thick stone walls, old oak beams, mullioned windows, large inglenook fireplaces and antique furniture is both informal and comfortable. Clapton Manor is a family home where we have brought up our four chiuldren. Guests sleep in one of two en suite rooms, one with a five-foot (queen) bed with bath and shower, the other with a six-foot bed (super king and this can be double or twin) with bath and hand shower. Both rooms have tea and coffee trays, hairdryers, electric blankets and clock radios. There is a private sitting room with a television, and log fires in the winter, for the use of our guests. The Barn at Clapton Manor This is a newly created self-catering barn that sleeps two people. Lovely and private and yet close to us in case you need anything!

This venue is some 500+ hundred years old, yet has all a traveler needs to relax and plan day trips through much of the Cotswolds within an hours' drive. Fantastic breakfast, served with homemade breads, jams, and Karen's award winning marmalade. A fire was lit every night in the common room which had the feel of a mansion's library - books everywhere. Karen, who runs the place, is full of facts, charm, humour and a great source of what to see in the area. We could have spent all day chatting with this fascinating person. Our stay was truly an experience.

We stayed at Clapton Manor, a beautiful country house in the Cotswolds. Wonderful warm welcome with tea, homemade cake and a roaring fire. Owner Karin looked after us so well last week. The room was lovely, with a beautiful view. Great breakfast, plenty of choice with homemade or local produce. It just felt like we were staying with friends. A&K

Amazing place, hostess, location! We stayed in the “Barn”, a repurposed old Barn converted to an amazing house with great attention to details. Fully equipped kitchen with everything you need, modern bathroom and cosy, warm living room. Barn was extremely clean and tidy. Online photos are unfair as in reality the place is absolutely fantastic! In front of the Barn there is a very convenient driveway where you can park your car right next to huge grass area and plenty of space for kids and adult to play and relax. On the side and behind the barn there is fantastic garden to spend time. Clapton Manor is in a tiny village called Clapton on-the-hill, strategically located at the heart of Cotswolds 10-30mins drive away from main things to see and do like Bourton on-the-water, Lower and Upper Slaughter, Wildlife Park, Cotswolds Farm Park and many more. Amazing scenic drive routes between the small villages in the area so take your time to drive around and avoid the first route recommendation from Google Maps as this will probably route you from the main roads. Karin, the owner, and hostess was amazing, polite, and always there to help with great suggestions and tips. Plus, she is an amazing bread maker! Direct booking experience was straightforward without any hassle or misleading promises. Definitely will come back! Pro-tip: the house on the left-hand side just before Clapton Manor’s entrance has a small on-street box selling free-range eggs with honesty box. Don’t forget to buy some! Pubs visited during our stay for dinner: The Victoria Inn and The Black Horse Inn, both great choices!

Extremely comfortable, clean and peaceful place. Karin and James run a beautiful B&B and extend their excellent hospitality to the Barn where we stayed. Karin gave us many recommendations and helped us find new places to visit nearby. Her and her husband are both delightful people, and the home is an amazing gem. Look no further - book here!

We arrived on a cold dark January afternoon to a warm and cozy super well equipped cottage, slept very well in comfortable bed and woke to beautiful views in the morning. The location is perfectly idyllic and private. Nearby are all the delights of the Cotswolds. You cannot go wrong with this lovely place and we cannot wait to cone back very soon.

My children and I were so pleased with our stay at the Clapton Manor - Special touches throughout from the hidden door bathroom, the comfortable beds (fabulous buttery duvet cover!), the wonderful, fresh and hearty breakfasts and the beautiful grounds - Shelves and shelves of the classics for your reading pleasure, a cozy fire in the den to warm you on a rainy night and seated in such a romantic town with shops and restaurants just a few miles away. Blissful! Highly recommend. Karin is a marvelous host!

Buttery duvet cover.. I like that.. but you are right.. it is lovely and soft! Well you were all great but I feel you could have seen England in somewhat less grisly weather... you will just have to come back.

Karin is amazing! If you ask she’ll help you plan your day trips and make sure you have a nice cozy fire to return to. The beds are comfortable, the food is great, the coffee is strong and we’d be happy to return here if we’re ever in the area again.

This is a charming old house located in a quiet village, only about 7-10 minute drive to the Bourton-on-the-Water, and less than half a hour drive to other attraction in Cotswolds. The beautiful garden, lovely room, home cooked breakfast and Karin's great hospitality are all beyond word.

A friend and I just finished 5 perfect days at Clapton Manor and I can't say enough good things about the property and our hostess. The house itself is a lovely historic property filled with the owners' antiques and includes a large garden designed by Karin's husband who is a professional garden designer and lecturer. The rooms with en suite bathrooms are spacious and beautifully decorated with large comfortable beds and top quality linens. Each room is equipped with a kettle and tea/coffee supplies as well as cookies and chocolate treats. There is a private lounge and very comfortable lounge for guests which we made use of each evening. We were treated to a sumptuous breakfast every morning which included Karin's home made bread and jams as well as local eggs, bacon and sausages. It kept us going until tea time. On our return at night we were greeted with Karin's home made carrot cake. The property is ideally situated for exploring the Cotswolds. It is no more than half and hour from most attractions and major towns and is close to many smaller centres such as Stow on the Wold and Bourton on the Water. While there we visited Sudeley Castle, Broughton Castle, Chedworth Roman Villa and Cirencester, Buscot Park, Upton House, Kelmscott, Sezincote and Chastelton. It could also be used as a base to visit Blenheim Palace and Oxford. We also attended lovely evensong services at Tewkesbury Abbey and Gloucester Cathedral as well as visiting other nearby towns and Chruches. There is no shortage of things to see and do and we still have others on our list so a return visit is definitely in order. Karin gave us a tour of their new self catering unit in the garden which is first class and would make a lovely get away at any time of year but in particular I think it would make a great Christmas holiday stay. Lastly I can't say enough about Karin as hostess. Her warmth and hospitality was exceptional and she went out of her way to make sure our stay was perfect from our first contact with her to her email alerting us to the possibility of obtaining tickets to the Highgrove garden tour ( sadly later cancelled due the Queen's passing). All was much appreciated.

This beautiful house is an excellent base for many Cotswolds day trips - Swinbrook, Burford, Stow on the Wold etc. and within easy reach of a number of stately homes. The home is gorgeous and Karin, the hostess, is amazing. The bedrooms are luxurious and breakfast superb (as was the carrot cake!). Highly recommend.
