The bed and breakfast suite overlooks the River Exe at Barnhill Cottage, Brampford Speke and boasts of wonderful views of the Exe Valley and river walks along the Exe Valley Way. Brampford Speke is just 5 miles (a 15 minute drive) from the exciting and vibrant city of Exeter and Exeter University, and is a picturesque Devon village with thatched cottages and in walking distance of an award winning Free House called "The Lazy Toad". The single story Bed and Breakfast suite offers guests a comfortable double bedroom, sitting room/single bedroom, a private bathroom with a deep relaxing bath and dining area where breakfast is served. The dining area has well-stocked tea and coffee making facilities, a small fridge and toaster. The bedroom and sitting room have flat screened TVs and there is a small music centre, books, magazines and board games to provide additional entertainment.

First class. Had been recommended to me by a colleague who’d stayed here, and it lived up to all expectations. Very comfortable and clean, and Sue is very friendly and cooks superb breakfasts. Will use again if available. Very convenient for Exeter where I was working.

If you want to stay at the best place in Devon then this is it. The accommodation is idyllic. As I drove up to the building the scenery was breathtaking and as soon as I saw the place I knew it was going to be good (I was wrong - it was more than good - it was perfect). I was greeted at the door by the owner, Sue Satchell, she was most welcoming and friendly. She showed us to the property, which is an annexe to the main building. I walked through the front door to be met by a home from home in fact I'd go as far to say it was better than that. A little table was laid out beautifully in front of me. To the right of the table there was a microwave, fridge (with fresh milk waiting) and a kettle to the left was tea, coffee, sugar, biscuits cutlery, and napkins (just one of the little finishing touches that made this place so perfect). Behind me was a unit with bottled water, both still or sparkling, glasses and a pitcher and cereals. There was a form that I had to complete with what breakfast I would like (from the menu) and at what time I would like it to be served and then I had to post it through the letterbox of the house. The breakfast arrived on time and there was enough to feed a small army, not only did it look nice but it was all fresh and cooked to perfection - the taste was outstanding and another one of those little touches that i mentioned was the fresh baked loaf of bread that came with it. In the bathroom was a unit full of little potions, from shower gel to body lotion for both men and women as well as little guest soaps. The bathroom was beautifully decorated with all the finishing touches that you would want in your own home. There was two bedrooms a single and a double both very tastefully decorated and each had everything you needed in it. (we only used the double room so I will describe that but the single room also had the same). As I walked into the room there was a little note left welcoming you and explaining where things were and that everything was for our use if needed. This was on a dresser which had a book for all tastes and ages. In this were leaflets on things to do in the area, a hairdryer and two dressing gowns all for our use. In the room was a TV and CD player with c.d's and an alarm clock. The bed was beautifully made and at the foot of the bed was towels folded with a soap and shower gel on top (again the little touch that made it perfect). If I listed all the little bits and pieces that were in the property I would be here forever because Sue really has thought of everything to make your stay there the best it could possibly be. There was one thing that Sue couldn't do ...... and that was what mother nature had done already and that was as I opened the door in the evening and first thing in the morning and looked out all around me was the most beautiful sight from the River Exe to the flowering plants and shrubs. So if you would like the perfect retreat, which I would gladly have paid double for, then this is it.

Stayed here while working in Exeter, a short drive from the town but well worth it. Situated in a quiet village with a good local pub. The owners live next door and nothing is too much trouble for Sue. Spotless clean with lovely decor. Great breakfast in the morning. Will definitely be staying here whenever I’m in the area.

We have stayed many times with Sue and Brian at the Exe Valley B & B. We are always welcomed like old friends and nothing seems too much trouble. The decor is beautiful and my grandchildren loved sleeping in the upstairs room - so unique. I've recommended many people to make it their first stop in Devon. Great breakfast !!

We stayed two nights and nothing was too much trouble for Sue. For example, when she discovered we were keen to do some walking she visited the tourist office when she went to Exeter and brought back a couple of books of local walks. The breakfasts were delicious and we loved being able to spread out - to sleep in one room, use another for our bags and the loft room as a sitting room.

The bed was comfortable and we slept well. Clearly a lot of thought and care had gone into the design and decoration, and there were useful practical touches such as hooks behind the doors, a key holder and a small torch.

We ate one evening at the local pub, the Lazy Toad, which was about 5 minutes walk away and had a good menu and courtyard seating. There isn't a shop in the village, but it's an easy walk through the countryside to the next village which has one. We would definitely return to the Exe Valley B&B if visiting the area again.

I have been staying at Exe Valley now for quite a while when on visits to the West Country. This Establishment ticks every box for me and Sue will go out of her way to make your stay very memorable. I would like to say Thank you once again for making my stay comfortable and for looking after me. So once again on the basis of this experience I have no hesitation in recommending Exe Valley.

On a recent visit to North Devon my first choice of somewhere to stay is this establishment. A few miles outside of Exeter and overlooking the Exe Valley I have been staying now at Exe Valley for a few years now. Sue and Brian are a lovely couple and Sue makes sure everything is spot on and it is. I now think of them as friends. Nothing is too much trouble, bedding immaculate and the breakfast is absolutely scrummy. On the basis of this experience I have no hesitation in recommending this establishment. Thank you once again for looking after me.

What can be said about this lovely B&B that isn't already written?? Sue and Brian are the perfect hosts.Myself,wife and 13yr old son stayed in Sept 2016.
All questions and little requests where answered and much more! This is how I would like to run a business,if I was lucky enough to have one. The rooms are thoughtfully decorated, with all the essentials provided. The breakfasts are to die for, thank you Sue for cooking our sons special request! We have already recommended this accommodation for our friends and family. I am sure we will be visitors again :)

Well what can I say , superlatives escape just how to describe to you this great little B&B (once you find it! Part of the hidden gem appeal ). Great value for money, food excellent , amenities top notch , Patron is one of the nicest.

This is the most delightful b&b. The owners are charming and have that rare skill of being friendly and giving you your space and privacy.

Nothing is too much trouble and the setting is idyllic.

Highly recommend for any visit to/around Exeter.
