As others have mentioned, the location is very convenient to the ferry, town, public bus & beach. The bus system is very good, so save yourself the expense (& possible hassle) of bringing your car on the ferry. The room was clean but small, & the bed was okay. Stayed here one night with a west coast buddy visiting New England for the first time. The rates are very reasonable for the island. I think it cost us $190 total. It's also dog friendly. The location is premium! Walking distance to the ferry , restaurant after restaurant & the town green with all the great architecture & colorful gingerbread...

2 adults, 2 kids stayed here for 2 nights in the beginning of August. Pros: location is right near the ferry and walking distance to most everything in OB. Free coffee in the morning. We've stayed here three years in a row. The staff, from booking the room, to housekeeping, to front desk and everything in between, is very courteous, helpful, and friendly. This is a great location, walking distance to everything in Oak Bluffs. The gardens are well kept, and the rooms have always been very clean. We would definitely stay there again.

I have stayed here many times. The grounds are impeccably kept. They gave a small lush courtyard that is beautiful. The rooms are very outdated and most are very small. Our sink leaked from the bottom of the vanity if you let the water run too long. It's very expensive for what you get but it is within walking distance...

Friendly great location. Right by beach Chowder company. The lookout tavern is right behind. Their is coffee in the morning. Beds are a little rough but location out performs the beds. Water fountains are a nice touch in the court yard. Go for 3rd floor and have a great view of ocean.

We chose this hotel because we like to travel with our dog and not many places take pets. It is a convenient location, within walking distance of the ferry and many restaurants. Room was terribly overpriced, a bit shabby, bed uncomfortable, no services (no one in office overnight, no coffee in room).
