We had a really enjoyable stay having booked all 4 units for family and friends as our daughter was getting married at nearby Layer Marney Tower. The accommodation is well-equipped, beautifully presented and was spotlessly clean when we arrived. In addition to the food we had pre-prepared, our hosts provided basics like toiletries as well as tea and coffee and fresh milk. There is a local shop and pub within walking distance. Having such a hassle-free base contributed to a most enjoyable wedding and Virginia and Peter also took the trouble to come to see our daughter setting off for the ceremony which was such a thoughtful touch. We will definitely come again if we need accommodation in the area.

My first ever visit to Essex and what a lovely place to stay. Fantastic views from Pond View.

Lovely selection of Wilkin and Sons jams and a pint of milk in fridge, together with shampoo and shower gel etc.

Good base for exploring too and the village has a local shop if you need anything.

we really enjoyed our week in Essex & Suffolk based at Rye Farm near Colchester. This proved a great central location for many gardens and places of interest, including historic Colchester itself. The cottages are immaculate and well equipped/ provisioned in a lovely quiet location near the Abbettson Reservoir.

Super accommodation for a relaxing break, ideal for easy walking.
Virginia and Peter gave us a warm welcome. We were very comfortable in Pond View and took pleasure in having such a tranquil scene on view.
Just short walk from the accommodation are some great views of the reservoir. From the farm it is only a 10 minute walk along the lane to The Layer Fox, a friendly pub offering excellent food. Further afield there is an easy beach walk along the Frinton promenade and for architectural enjoyment, the picturesque towns of Maldon and Burnham on Crouch are nearby and worth a visit.

I stayed at Rye Farm on and off for 2 months for work, and I can honestly say it was brilliant. From the first day it felt like a home away from home, not only thanks to the facilities but also the attentiveness and accommodating nature of the hosts. Would 100% recommend a stay in this lovely, family run, self catering accommodation.

5 star accommodation! 4 generations of our family stayed for a weekend of fun. Rosie and family welcomed us and provided every detail of comfort. Children watched the birds on the water, the sheep and even saw a fox. Easy walk to local pub where we enjoyed a relaxed excellent meal. Both the historic Colchester and West Mersey are close by.

Such a wonderful, peaceful place to stay, a feeling of isolation and tranquillity, lovely views but also close to many amenities and other attractions.
We stayed at Pond View, ideal for two of us, and everything we needed for our stay with regards to equipment.

We had a lovely 4 night stay in the Cart Lodge at Rye Farm. The accommodation is spacious for 2 and very comfortable and cosy and very quiet. Parking directly outside. Despite a few showers we found so much we wanted to do and all within a short drive. Nature is everywhere including just outside this accommodation on the moat of the farmhouse. We saw a Little grebe every day amongst other water birds. We even saw a Muntjac from our bedroom window and a mother and baby rabbit on the driveway. Fingringhoe Wick nature reserve is a short drive away and has lovely walks and some great nature including Nightingales, Adders and some beautiful Green Winged Orchids. Recommend visits to Colchester Castle and the Zoo.

I never write bad reviews about a place but I feel this is absolutely necessary as this couple who runs this farm were not nice to us and even accused us of stealing!
We booked Rye farm for 12 nights before we could move to our house in Colchester. We have three small children and the farm says “children are welcome”-well, definitely not.
At first, the couple who run this place seemed warm and friendly but we soon realized that this was not the case.
We stayed at the smaller apartment for the first 4 nights where the lady said to me straight away: Try that your children don’t run too much because we have guests downstairs.
I would like to start by saying that the advertisement on the website does not say they have problems with midges but they do have a big one as they are near a huge pond of stagnant water so we could not open the windows at night because the windows were covered in insects ready to come inside the apartment, just as a horror movie and because it was the summer, the place was just unbearably hot.
We moved then to “The Courtyard” which is the bigger apartment. The apartment is really nice but they did not give it to us in good condition. The fridge door was dirty and the TV and TV cabinet were covered in dust and spiders webs. Apart from that, they promote on their website that they have free Wi-Fi and really the signal was on and off during our stay and we were even 2 days without any access to the internet.
Anyway, those were not the main problems. The main problem was that one of my sons had wetted the bed once at the first apartment and another time at the Courtyard. Both times I washed everything straight away and we thought we did not cause any damage. Well, on the second time, the lady came to the apartment while I was washing the bed sheets and when she realized my son wetted the bed, her face said everything. She was unsympathetic and did not treat us the same again.
After we left, she wrote an email to us expecting full compensation and wanted us to buy her a brand new mattress. We thought that if children are welcome at her premises, accidents like this will happen. Anyway, out of goodwill we offered to pay half of the mattress. The reason being that we did not sleep in a brand new one and because all the problems we faced during our stay (mentioned above). After we told her we will only pay half, she sent us a very horrible email even implying that we had stolen 3 coasters and a knife from her. I admit that we took one knife by mistake as I took it to the park when we took our children and wanted to chop some food for my baby and then forgot and left it in the nappy bag but I returned it to them when I realized I had it. We never used the coasters and she accused us of stealing them!!!! Apart from that, she made up that we did not leave the place clean when she was the one who did not give us a place up to standards to start with.
We have never felt so humiliated! We have stayed in many hotels around the world and sometimes my children have got sick and vomited the bed and the staff has always been gracious and helpful and we have never been charged for anything. Even when I have asked at hotels for some plastic cutlery for my daughter they have given me non disposable spoons to take away with me!
This is the worst experience we have ever had I would not recommend this place for family with small children and if you don’t want to be hot avoid the hottest days of the summer at Rye farm and definitely don’t have any accidents at their place if you don’t want to leave with a bad taste in your mouth.
Their excuse in their final email is that they are a small business and can’t be as generous as big hotels but to be polite, respectful and helpful you don’t need to own a big business

What a shame we have had this review. We wll not be going in to all the details as mentioned in this report. We can only say we have guests who return to us time and time again and you only have to read their wonderful comments in our visitor's books, to know what we are really like here at Rye Farm. The midges are here for a few weeks in summer. We are in the middle of the countryside, surrounded by fields, trees and water. We provide fans for the comfort of our guests and windows can be left open during the night, when lights are off. We cope - we live here! The water is certainly not stagnant, there is a constant flow in and out of the pond and moat. We have a large fish population, who thrive in it. We also have a duck population who bring up their young here. We do provide free wi fi. A thunderstorm put it out and we thought it had been restored to all units. We were only informed of the problem, by text message, after 2 days, at which point we immediately got it going again. We do live on the premises and always tell guests just knock on our door at any time and we will do our best to help. We were disappointed to find a damaged mattress, espescially as we only had our first guests in The Courtyard in February 2013. We also found it when the Visit England Quality Assurance inspector was inspecting The Courtyard for the first time. Potential guests might be reasured to know the mattress has been replaced at our expense. You might also like to know that we have been awarded 4 stars Gold Award for The Courtyard.

Accommodation is made up of converted barns close to the owner's own home which does b and b. One unit is self contained and set apart and sleeps 4, the other units are all in one barn - two on the ground floor and one on the upper floor. The website is a very good representation of each unit.

The setting is very nice - quite rural, up a fairly long farm track and outside a village which has a shop and pub/shop and not far at all from Colchester. Although Abbotsford Reservoir is on the door step it is a car ride away to its new visitor centre and the reservoir is undergoing massive extension. Wildlife is starting to colonise but it is not as well established as other wetland areas.

Accommodation is rather old-fashioned (the pine wardrobe type) but has everything you need - the self-contained unit and the 2 ground floor properties have dedicated outside space with table and chairs (parasols for the hot weather would be welcome). It is provided with toiletries etc and very clean. The local ducks and guinea fowl have worked out that tourists = snacks and can be very charming!

We experienced a few problems which might not put other people off but did somewhat spoil our stay. Firstly, the barn with accommodation for 3 units is next to a rather stagnant pond and in very hot weather the midges are rampant. You can either have the doors opened or the lights on - not both.

The other problem is that if you are in the 3 unit accommodation and there is a family upstairs the noise of unruly children can be horrendous. We had one night of 2 or 3 children constantly jumping on and off beds whilst parents sat outside. It was so bad our lights shook and flickered. The next night the children tore round and round the units, which meant that sitting outside quietly reading a book was impossible as they raced past every few seconds. My view is that families with children should go into the self-contained unit which is set a little apart from the others and the 3-unit section should be adults only.

Another beef was that our party had booked the self-contained unit and one of the barn units for a week. However, in the middle of the week the owner said that on the last night our party of 4 would have to move out to make way for another group coming in which the owner blamed on a booking mistake. This meant one couple had to go into a barn unit and the other couple was put up in the b and b. The owner did offer us a very nice cooked breakfast on our last morning to compensate but we did feel that we had been bumped out.

If the owners can sort out the situation with the noise between the units it would be helpful. On a working farm there is little that can be done about midges and you just have to accept their presence and accommodate it.

We are really sorry our guests were not happy with their stay. We have made one booking mistake in 10 years of B & B and 4 years of self catering. Unfortunately this was the mistake. It was their last night. We were absolutely mortified and did our best to correct it. We thought they were okay with it and they did leave a lovely message in our visitor's book, so we were surprised when we read this report. To put a couple of things right. Summer does bring a few weeks of midges. Difficult to predict when they will arrive. We are in the countryside surrounded by trees, fields and water. We always explain the situation and provide fans for guests comfort. Windows can be left open during the night when lights are off. This has been an exceptionally hot summer. In no way is the water stagnant, it has a constant flow in and out of the pond and moat. The large fish that live in it are testament to the freshness of the water. As regards noisy chidren, this is sometimes out of our control. We do ask parents to be mindful of other guests, but cannot police it constantly. We always ask guests to come and see us if they have any problems, as we live on the premises, so that hopefully we can put it right. Please do not let this report put you off from staying at Rye Farm. We always try to do our best to make your stay enjoyable.
