In the South Downs National Park on the edge of Angmering Park Forest in the West Sussex village of Patching, 'Old Selden Farm' is a flint farmhouse. Ideally situated between Brighton and Chichester with Worthing and Arundel close by. We have a total of eight rooms, with seven on the ground floor. These all have their own front doors, with showers & WC en suite. We also have another spacious family suite on the first floor. Selden Farm B&B offers secluded rooms, with privacy, peace & quiet. All within 4 miles of the sea and beaches.

My husband and I stayed two nights in room 7 to celebrate our 40th Wedding Anniversary. The lane is a one track road with passing places to get to the farm. Our Queen Size bed was two singles joined safely. Lovely quality bedding and towels. Clean and bright with a large T.V. with plenty of channels. Drink making facilities and a fridge were also povided. Staff were lovely as was Breakfast, cooked to order by Andy, a lovely friendly chef who told us all about the acres of the farm and how they are being used. Looking forward to sampling their new wine, which will be available in 2024.

Beautiful farm, wedding venue and accommodation in the South Downs, short drive from central Worthing. The proprietor was wonderful and welcoming, as was the lovely lady on reception at check in. Amazing, home cooked breakfast, beautiful room and wonderful night's sleep. Great stay.

Just stayed for 1 night after a long journey and very busy day in Arundel. The farm setting is beautiful and very quiet with grazing horses in the fields and fruit trees in a well kept garden. Rooms are converted barn buildings that are fully equipped with comfy beds, country chic furniture, good size tv and en suite bathroom with shower only. Good quality bed sheets, pillows and towels. We had a great welcome from Ally who is very sweet and she served us at breakfast with chef Andy who is a lovely guy, very friendly, funny and cooks a breakfast fit for a king. The cost was £190 for 2 double rooms including breakfast which is exceptional value compared to other local hotels and my company will be returning multiple times when in that area working. What more can you ask for ??? 😎

Enjoyable stay overall. The location is lovely, surrounded by green fields full of horses. There was some communication prior to booking around my arrival time, which was a nice touch. My plans & arrival time drastically changed at the last minute but this wasn't an issue for them. I would agree with another review that the road in is a bit of a hazard, full of potholes, no lights, etc. However it didn't stop a couple of very nice cars getting in (Merc AMG GTR & a very nice FD2 Civic Type-R which was definitely on the low side!). The room we were in was a family room. It wasn't quite like the photos - see my own photos attached to the review. But it was absolutely acceptable. I understand it's the last room to be modernised so perhaps it will be made nicer at some point. This room is great as you get two completely separate bedrooms. While the room was generally clean I feel there could have been a little more attention to detail and dusting higher up than eye level, but also appreciate it's a 3 star period property so I set expectations accordingly. The bathroom looks like something from the 1800s but the shower was fantastic. Really powerful and consistent temperature. The bath was apparently really decent as well. There's the usual miniature kettle with some quite odd choices of teabags / coffees. I wasn't that impressed with the selection or the UHT milk, but I'm sure if I had asked, they would have sorted something out! If staying longer I would have. Plus points for the borders biscuits, though! There are a couple of local pubs which we didn't try for food in the evening. Decided to go to Worthing which wasn't the best idea - not a lot there & most places were closed. Perhaps it's better after schools break up. The price for this room was around £230, which I think is on the high side. However, I also understand supply and demand. This was as close as I could get to Goodwood Festival of Speed at quite short notice, without spending a fortune. For reference, many other hotels were charging £600+ for one night. We basically needed somewhere nearby to sleep rather than trying to leave at 3am to get to the festival. Breakfast was included. The staff (Andy & Allie) cooking breakfast could not have been more helpful or friendly. The actual food was delicious! It was a great start to the day. Overall I was very happy with my stay here and would come back next year if I go to Goodwood again. Thanks!

The location is beautiful, and the welcome was warm and friendly. It’s a great location and a lovely pub, the World’s End, nearby for great food. However, the room I felt was overpriced at over £149 for the following reasons; - next to the door at eyelevel were raw light wires, sticking out and uncovered -there was dust along all the skirtings and door beams etc - the bed had uncomfortable old Victorian type springs so very hard - when I went to swap the pillows round, there was a very yellowed one that smelt of somebody else’s hair lotion so had to sleep with a towel wrapped around it - bathroom was quite chilly as there is no heating in there and nowhere to place a bar of soap or shampoo … Took me awhile even to find the loo rolls which were hidden in the cupboard! - and as for the most disgusting toilet brush I’ve ever seen… The chef at breakfast was lovely and cheery, and it was nice to look out over the garden and terrace, but the breakfast could do with a bit of work for the price. Leathery hard bacon and a fruit bowl on the main table with the most shrivelled up Kiwis and blackened bananas etc I’ve ever seen! Would it be so hard just to get some nice pieces of fresh fruit or make a big bowl of chopped fresh fruit? There are so many pluses here, but lots of things to watch out for. Please be extremely careful on the road down which is quite a long way off the main road. It’s steep and because it’s tree-covered it has worn away and is potholed, singletrack only, and sheer drops off either side. I certainly wouldn’t want to drive it in colder, wetter weather!! As I said, the location is fantastic and wonderfully relaxing in the countryside. It’s just it’s clearly a wedding venue based on quantity rather than a lovely B&B of quality.

Beautiful, quiet location. The welcome staff were professional and friendly. The room was spacious, clean and well presented with a nice big bed which was pleasantly comfortable. The shower was hot and powerful and the room was heated to nice cosy temperature. There were some aspects in the room which were tired and could have done with some updating and maintenance but not enough to cause complaint about. Breakfast was well organised with lots of choice and the hot option cooked fresh by a cheerful chef in the open kitchen exactly to your liking and the waiting staff very efficient (although did take a toast order which didn’t arrive). The whole estate was so peaceful, didn’t hear any other guests although it was relatively busy with bookings and the grounds were beautifully kept with lots of seating areas which would be nice to take advantage of in warmer weather and lighter evenings. Also access to local country walks. I’d recommend and would stay again.

What can I say . This place exceeded my expectations. I wanted a place to stay close to my daughter who lives in a small flat in worthing, so when I visit I have to find a B&B , but I need one that will also accommodate my small blind dog that needs twice daily insulin injections . This was 10 minutes drive away . They arranged for a mini fridge to be in the room so that I could store Lillys insulin . The farm is actually a vineyard, and a wedding venue .. so yep think about that... the room was spacious, clean and very nice ... now for the rave review .... breakfast ... well what can I say . Andy the chef.. such a warm welcoming person . Will cook your breakfast to your exact order ... James Corben , this is the place to come for the right omelette.....Best cooked breakfast .. different order two days , spot on for both . The owner also comes for breakfast , so a nice friendly environment ... Now the critic ......if you are going to be late booking in let them know... if you are not going to turn up .. let them know , they do not run a 24 hour reception, the poor owner, whilst I was there, was kept waiting twice until midnight for no shows.. that is not nice and extremely disgraceful .. This is a lovely place for a short stay or as a wedding /part venue

Myself my Partner and three year old boy stayed at this bed and breakfast as a last minute thing after we had booked into Butlins and the room there was so bad we couldn't stay in it. Luckily Selden Farm is the complete opposite, we had the family room which was very spacious, two big bedrooms and a lovely bathroom with a stand alone bath. At breakfast we were greeted by the chef who cooked exactly to our choices and took alot of time to talk to our son and share a laugh. Food was amazing, especially the porridge. Cant wait to go back again. Loveky setting, lovely room. Great food.

Appalling attitude of staff who are extremely unprofessional! What you don't want to hear when you arrive to check in is : 1.There is no booking for you despite having a confirmed booking 2.You are shown to an already occupied 'family room' 3.Your booking has been cancelled and/or they don't have any other rooms and worse they don't apologise or take responsibility for their error. Eventually after an hour + they admitted they didn't have a room available and as a result we were forced to accept accommodation at The Comfort Inn based at the back of a service station which they agreed to pay for. To add insult to injury, the following day I was charged for the one night stay at Selden Farm by booking,com even though the booking never appearing on 'their' system........ and I wasn't entitled a refund despite the inconvenience caused. My Save yourself the disappointment and hassle and book with a reputable supplier who values customers!!! This won't be the first or last time management DON'T take responsibility and blame customers for their lack of internal chaos.

We booked to stay for a family function in the area. When we arrived there were problems in finding us a room and they tried to put us into a room that was already occupied. They then claimed that our booking had been cancelled although we had a live confirmation on the booking site. After an hour+ of confusion, they admitted that they'd made a mistake and had cancelled our booking in error and we were forced to accept a move to a Comfort Inn behind a service station- very poor. We wasted around 2 hours which ruined the family party and spent a very uncomfortable night. One of the most basic functions of running accommodation is maintaining the booking system. The inability to do this reflects badly on the property.
