Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

My family and I spent Easter Holidays at this place. Great accommodation and good breakfast. Very clean. The owner is very friendly and ready to help. We also had our dog with us and he was welcome too. It's handy to stay there and visit Belfast.

We visited Down Royal House at the end of June. It was just a one night stop as we were attending a wedding nearby.
The room where we stayed was lovely....nicely decorated and very clean. The shower was really powerful.....really liked that!
Breakfast was a full cooked Irish breakfast and was excellent!
Dessie was very friendly and helpful.
We would definitely recommend a stay here.

The kindest thing to say in reviewing Down Royal House is that it is well below even a reasonable standard which is now expected in a guest-house. The allocated room was freezing cold and we decided to leave after an hour. The heat in the room was clearly only put on only when we arrived. The outside temperature was heading to sub-zero so worse was to come had we stayed.

From the little I saw of this house, the rooms were clearly in need of renovation. Sorry but this is not the standard expected to satisfy the requirements of discerning visitors!

It's 2 miles away from motorway, the rooms were big and clean. Bathrooms very big. More parking. Breakfast super. Staff friendly. There is no signs showing entrance. So it's a hassle. Should have some signs. Post code will stop u 200 yards before the house so keep driving.. we liked the stay and will recommend...

Having visited two years ago we are now making a return trip for 5nights. The Accomodation is beautiful and has all the amenities one would expect.
Beautiful and plentiful breakfasts to set you up for the day.
The beds are comfortable and the rooms furnished well, with ensuite provided
Easy access to all road and motorways taking you in all directions
Can recommend this to all

We had come to stay over for 1 night for a family wedding, down royal house was a fantastic place to stay! And when I come back to Ireland in February with my baby I will 100% be staying here. The owners are friendly and helped us out so much, the rooms were lovely and all round a lovely place to stay.

Highly recommend!

This place is located outside Belfast but close enough if you are driving (but if you're looking for a few nights on the town it might be a bit too far from Belfast). It's very affordable and comfortable, the food is simple and great. The staff are very helpful and friendly. There's a race course nearby that you can run to and around if you're into running. It can be hard to find with the GPS/satnav, we just ended up putting in the post code alone. The only thing I recommend is they put more effort into making sure the wireless is compatible with Apple and PC devices and has a decent signal strength. We had a lot of trouble getting our iPads on, though they were working on it for us, and very receptive to the feedback. Also there is a computer you can use on the premises. All-in-all a great location to stay at.

Having visited a exhibition at the Eikon centre nearby we stayed here. It is a pity it is not so handy to the M1 as you have to do a bit of a detour to get there. The room was fine and the shower good. Breakfast was ok.

"Make sure you get good directions to the local golf club for dinner; it’s only a mile and a half away. I misread them and got totally lost, went to the wrong golf club and finally ended up at McDonalds on the outskirts of Lisburn. Not what I intended."
