My wife and I recently spent a couple of nights at the Prospect House Private Hotel to celebrate our 40th Wedding Anniversary.
How awesome was it!!!
From the time the front gates were opened up for us to drive in until they were closed behind us at departure, we were made feel so very special by the staff.
Sonia was on the driveway to welcome us and direct us to our parking, show us around our room and the property, before we settled in.
Sonia was also there to provide us with afternoon tea, evening drinks and breakfast on the first morning and answer any questions we had.
Patrick followed on the following day with the same amazing service, friendliness and professionalism seldom found in Tasmania’s hospitality industry.
Both of these staff provided worlds best customer service.
The rooms were exceptionally well presented and the bed very comfortable. Lovely bathroom complimented the room and it was clear that the renovation of this property was not done on the cheap.
The outside garden sitting area was so relaxing and a great place to meet and share a drink with other guests.
The rooms inside the old house were set up for meals but also there were a couple of beautifully furnished rooms to sit in a quiet space to read or have a drink.
We did this both nights.
Breakfast was whatever you wanted from continental to fully cooked meal.
Butter, condiments and bakery items were all made in the kitchen and were delicious.
Ask for the granola receipt.. it was fab.
We also enjoyed one dinner over the weekend and it too was first class in all respects, looked after by Glen.
Only 15 minutes from Hobart and walking distance to the historic town of Richmond, there is no doubt that this hotel will provide some wonderful experiences for guests going forward.
The owners , John and Libby Pooley have done an awesome job renovating this property and are also the owners of one of my favourite wineries in Australia, Pooleys.
It is a short walk across the road to their cellar door so make sure you get the time to try their award winning Rieslings or Pinot Noirs.it is worth being a member of their wine club.
If I could make one constructive suggestion it would be that the wines provided for purchase in the rooms be sold at cellar door prices.
It would certainly encourage guests to take the top off whilst staying.
Brilliant staff in a truly beautiful property.
Do yourself a favour and check it out.

We spent two nights at Prospect House in January 2020 with another couple for a long weekend pottering around Richmond. We didn't hire a car as it's roughly a 15 minute / $50 taxi ride from Hobart Airport and we wanted to enjoy wineries. It's an easy walk into the main street of Richmond where the shops and restaurants are. Prospect House is only 150 metres from Pooley Winery and a quick 10 kms taxi ride to Frogmore Creek Winery. (Once again, Frogmore Creek was a brilliant visit)
From the lady who greeted us and showed us to our rooms, to Patrick the Manager, Glen, Kylie and the chefs, the staff were the highlight. They were clearly proud of the this newly restored manor (which re-opened in 2019), extremely friendly and happy to answer all our questions. The place is kept immaculately. The choice at breakfast was huge, freshly prepared and with lots of home made condiments. We also enjoyed a delicious dinner there too.
There were two living rooms guests could relax in and enjoy which were richly furnished. The bar in the downstairs living room was one of the most well stoked bars we've seen.
We had room 7 which was upstairs at the back. It was well designed and beautifully furnished. Thick lush towels, Molton Brown toiletries, super comfortable bedding, Riedel glassware for a variety of drinks, even coloured pencils and paper. There were two skylights with roller curtains so there was a lot of natural light if you wanted. The room wasn't just trying to look luxurious, it was.
The staff were very happy for us to laze around the outdoor setting in the back yard amongst a colourful garden. There were also outdoor games to play including quoits.
We had a lovely stay and will return.

This property is the real deal. Starting with the staff who without exception provided the best quality service. From the friendly welcome to the highest standard meal service and wine recommendations. The meals are exceptional with the highest quality choices and quality for breakfast and dinner. The refurbished rooms were comfortable and spacious. As a person with limited mobility, I found the bathroom very accessible with excellent aids.

We recommend this property to those wanting a quiet relaxing stay and expect a high quality of service. The meals will surprise you and I believe satisfy.

We had a two night package for the hotel which included breakfasts, a three course dinner and a number of other extras.
From a very personal welcome from Sonja, we knew we were going to have a great experience, and we did. Sonja took us to our room and explained how things worked in the room as well as what was available during our two days. The room was very comfortable and roomy with absolutely everything we needed for our stay. The manager, Patrick, was very friendly and was genuinely interested in us and the other guests.
Breakfasts were individually cooked in front of us by Kirsten, the head chef, and were enjoyed in a communal setting.
The dinner was a highlight with a small menu offering only two choices for both entree and main course, but what a choice. Scallops or quail for entree and pork belly or wallaby for main. We both chose differently so were able to see and taste all the options and they were magnificent. I am a fairly big eater and initially thought the servings were a little on the small side but at the end of the meal I was well satisfied.
The hotel is about one kilometer from Richmond and (free) bicycles and helmets are available
We felt as if we were treated as family by all the staff; Patrick, Kirsten, Sonja, Keily and Glen and thank each of them for making our stay very memorable.
Thoroughly recommended for a special occasion or celebration.

After a change of ownership and considerable outlay on refurbishing this hotel it reopened for business a year ago.
Evening dining is available for a limited number of casual, non guests, in their upmarket restaurant. They offer either a two or three course fixed price menu. This is certainly not a low priced restaurant but the quality and presentation of the meals justifies the price. The attentive service is appropriate.

We had the most special two-night stay at this wonderful property. Such warm and friendly hosts in Sonya and Patrick who made us feel welcome and right at home; the tour of the main house was a highlight, especially venturing down into the cellar with its stone walls just oozing with history of days gone by.
The stable has been lovingly converted to guest rooms; the furnishings and en suite are luxurious as befits a private hotel of this calibre, right down to the toiletries and linen, and nothing has been forgotten in ensuring guests' comfort. We slept soundly each night as there was not a noise to be heard from the surrounding countryside.
Our stay was made even more memorable with the culinary delights of Kurstin, both at breakfast each morning and our three-course dinner in the front dining room one night; the appetiser was a taste sensation of goat's cheese, caramelised beetroot and black garlic, as was the entree of Southern calamari and tortellini of pork & fennel seed. And special thanks to our awesome waiter for our after-dinner G&Ts, which we enjoyed in the front drawing room, with all its wonderful period furniture.
An unforgettable stay for an early celebration of a special wedding anniversary, thank you all.

This is a lovely place to spend a couple of nights. The room was gorgeous; large and airy and beautifully furnished, The bathroom was modern with plentiful hot water (always a plus).
We hd two dinners at the hotel and the quality of all dishes was excellent. The menu is small as expected for a hotel of this size and type but there was certainly enough choice for us,
Breakfast is included and again is a highlight with fresh juice and coffee and superb cooked items,
Staff were without exception friendly, accommodating and highly professional.
It was almost like stepping back in time but with the modern accoutrements we have come to expect.

We were lucky enough to take our Luxury Escapes break before the lock down this week! When things settle down you should do yourself a favour and book a stay at Prospect House where Patrick and his team will show you a level of hospitality that is truly world class.
My husband and I enjoyed our 3 night stay with another couple and loved being able to take advantage of the multiple lounging areas at the property. We enjoyed a casual self catered dinner outside on our first night, another self catered dinner in the kitchen meals area on the second night and a very special dinner in the formal dining area on the third night. The 3 course meal was excellent and we really enjoyed being looked after by Glen.
As the other great reviews have mentioned, the accommodation is immaculately clean and fresh. A lot of thought has gone into providing guests with excellent room ammenities and great lighting in the room and the bathroom - which was very much appreciated.
We had terrific wine tasting experiences at Derwent Estate and Pooley wineries and visited other local wineries as well. We appreciated the close proximity to the lovely town of Richmond - only a short walk up the road.
A big thank you to the owners for their ability to bring their vision to reality with their beautiful refurbishment and to Patrick and the team for their warmth and wonderful hospitality. 10 out of 10 !

Our first night in Tasmania was at Prospect House and we were pleasantly surprised. The location is perfect for arrival or departure as it is only 15 minutes from the airport.

We were welcomed with afternoon tea and shown around the manor. Our room was in the renovated stables where there are 10 rooms. All have modern ammenities and are well sized. Dinner was delicious and we chose the kitchen menu rather than the more extensive a la carte menu.

Breakfast was more than adequate and a great start to the day. We would happily use this hotel as a base to explore south Tasmania.

My husband and I spent 2 nights here ( 10-12th jan 2020). We live in Sydney and It was the first time we had a child free weekend in 1.5 years and we wanted to relax and enjoy some quiet time together whilst being able to see some of what Tasmania has to offer. Prospect house absolutely delivered and went above our expectations. The house itself is stunning, you feel like you are in someone’s beautiful home however have enough privacy to feel like you are getting away from everything and not on top of other guests. It’s elegantly designed interior is beautiful without being pretentious and I loved all the mahogany and antique furniture in the main house. The evening meal was beautiful and the portion sizes were perfect. Breakfast was freshly cooked for everyone which meant it was delicious however slightly slow if you come in at the same time as all the other guests. But the point is to relax and not feel any stress... we didn’t come away to be on Sydney time. There are bikes and games and lots of beautiful spaces to relax in including the stunning gardens. But the best thing about this place is the staff.. In particular Sonja and the Manager Patrick are truly incredible but also the lady who cleaned our room and served us at breakfast unfortunately i didn’t catch her name. Patrick was always on hand to answer questions, is genuine and knowledgeable and obviously dearly cares about the guest experience. He’s there when you need him but not in your face... he gets the balance absolutely spot on. If you are looking for a relaxing luxury break with no kids we 100% recommend prospect house!
