Stayed for three nights with my wife. We were met and made very welcome from the very start with coffee and homemade cake. The room was really comfortable and the linens and fittings were of a very high standard and immaculate. The en suite room was spotless and everything worked. Roger and Frances, our hosts, were warm and welcoming with every comfort provided to ensure that we felt at home. Rooms were clean, spacious and thoughtfully furnished. Frances welcomed us with tea and home made cake on arrival and Roger helped with the luggage. The house is pretty and the room was comfortable and spotless with fresh flowers on the windowsill. We were in the area for a wedding and Roger and Frances could not have been more helpful - a warm welcome, lovely rooms, great food, beautiful gardens and comprehensive directions to the wedding venue. We were really grateful for their kindness.

The owners were lovely and very welcoming. The breakfast was ample and delicious- with cereal, toast, a full english and more on offer, plus tea, coffee and juices. Very warm welcome from owners Frances and Roger including cake for us and treats for dog!. Comfortable rooms spotlessly clean. Brilliant showers with plenty of hot water.Good position for exploring the coast. Enjoyed walks at Southwold and Dunwich Heath. Excellent breakfast with eggs from own chickens.

Fantastic comfortable homely B&B run by the most attentive and helpful couple imaginable. Stayed here 11 weeks and enjoyed every part of it. Large comfortabe, well appointed en-suite bedrooms with very comfortable beds. Generous delicious breakfasts with locally sourced or home make ingredients. Stayed for two nights early August in the ground floor garden room at rear of house which was perfect. The hosts were very helpful and well organised and the catering was first class particularly Francis's home made cake ! The location was perfect for places such as Southwold and the Minsmere RSPB reserve. Would not hesitate to recommend this first...
