Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

I was a platinum member with Radisson, and after the acquisition, I am a diamond member with choice. Diamond with Wyndham and only four stays away from being a diamond member with Hilton. I travel 90% of the time for work so I stay in a lot of hotels. I also have a background as a Director of customer service. I have high expectations. I am blown away at the experience being provided at Mainstay suites in, Mount Laurel, New Jersey. it exceeded the customer service experience at any choice property. At the time of this review, I’ve stayed in anchoice property. At the time of this review, I’ve stayed and 81 choice properties this year. At this property The staff is very friendly and personable. Not to mention they have good personalities, and when you interact with them they actually seem to enjoy being there. No hotel is perfect and I can tell you that with 100% certainty . What I look for a property is a clean property, that is safe, a friendly and attentive staff. Yes, there are other hotels in Mount Laurel, but I will always stick with mainstay suites whenever I’m in town. There is a girl that works in the evenings who I adore. So friendly, so professional, and funny too. You can’t beat that. So if your browsing hotels right now I’m looking for a perfect hotel, you won’t find it. If you’re looking for value, cleanliness, professionalism, safety this is your spot.

Not a clean place to stay! Room smelled bad and there were some crawling bmites in the bedding. Management was reluctant to refund my money even after almost a month of inquiry! Opted to get BBB currently involved!

We booked this hotel on Booking.com because it was listed as a Marriott property for a 2-night stay Memorial Day weekend (May 26-28, 2023). By were we wrong! Apparently it was sold or abandoned by Marriott, and is now called Philadelphia Executive Suites. Our first warning should have been the outdoor pool being closed. But hey, it was only May, even though it was Memorial Day weekend. When we entered the front desk area, the shelves with toiletries/snacks/etc. were bare. The receptionist told us Marriott had just left and taken most of their employees. Both pools were closed, and the promised included breakfast was no longer offered. We though, ok, all we really need is a clean room. Were we in for a rude awakening! We walked across the parking lot to the building with our room. It was after 7 pm, and the hallways were filled with large bags of trash. They were clearly overwhelmed, still trying to clean rooms at 7 pm. Once we entered the room, it was even worse. There were what looked like blood stains on the floor and couch. There was no lightbulb in the lamp. There was red mold all over the shower. The kitchenette looked like it had been trashed. The burners had been ripped out. The coffee pot was missing the carafe. There were crumbs and dirt everywhere. To add insult, my son turned on the TV, only to be brought to a "Welcome to Marriott" home screen that, of course, did not work because Marriott had quit literally left the building. We asked for a different room. The receptionist made some calls on her walkie-talkie (no phone), and we exchanged the keycard for a different room. It was worse than the first. It looked like someone had vomited on the couch, and the kitchen and bathroom were just as bad. On top of it, the second room had an unpleasant smell I could not place. We returned to the front desk and informed the receptionist we could not stay there, and requested a refund. She told us we would have to speak with the manager, who would not be available until the following morning, but that it shouldn't be a problem. While standing there, we booked a nearby Comfort Inn for the night at nearly twice the price, and left. We have spent the past week on the phone with Booking.com and the hotel trying to get a refund. Booking.com has been no help, repeating the hotel's false assertion that we stayed the night. Booking.com should know the hotel is incorrect, as we booked our replacement lodgings through Booking.com. Booking.com has relayed that the hotel promised refund of the second night, but we have not received even that. In short, DO NOT STAY HERE! and do not use Booking.com. They will not help you when things go wrong.

I had stayed at this hotel many times in the past but, not since Covid. I assumed it was still a Marriott (as the travel sites still list it as being). DAMN, WAS I EVER WRONG!!! This property is no longer a Marriott. It was sold & is now Philadelphia Executive Suites. This hotel is filthy, smelly and disgusting at every level. The furniture was worn, torn, and covered in gross stains. The bathroom showed signs of water leak damage and had mold on the shower curtains and shower fixtures. The kitchenette was poorly cleaned, if cleaned at all. The carpet was covered in stains and my shoes literally stuck to it. The TV screen was all scratched up. The heat and air conditioning somewhat worked - sometimes. At over $100 per night this is a purely awful excuse for a hotel. STAY SOMEPLACE ELSE!!! Even a Motel 6 would be a great improvement over this dump.

Do not stay here! They are no longer owned by Marriott. They have sold to another company who obviously doesn’t mind the filth of the hotel. The room looked like a crime scene. Marriott, you owe all the guests who stayed at this hotel for the past year their money back. It was a disgrace. Once again, Marriott showing themselves for who they are. Greedy pigs.

I’m too frustrated to write a lot. I should’ve read all the other reviews. Nice workers, but nasty, nasty, nasty, run-down, stained, chipped property that Marriott obviously doesn’t visit or inspect. Absolutely worst Marriott property I’ve ever seen. Yuck.

For anything with the Marriott name I would have expected more attention to sanitary matters. The mere fact that housekeeping thought it was okay to leave a couch in my room that looks like someone had sex and pissed on it was unacceptable. This is after changing my room because the first smelled like smoke. I was also informed that prostitution and other crazy stuff goes on here. I was very disappointed..in addition all the plumbing was backed up sink, toulet and shower

Do I have to give it a star??? Booked a 2 bedroom suite to see my daughter thru surgery and had to leave on arrival. DO NOT BOOK HERE. It is the most deplorable, filthy hotel I have ever been to and baby I have been some places! Furniture was worn out, is that period blood on the sofa?? Stove, microwave, fridge, cupboards, sink were disgusting. A whole tray of bacon grease in the oven, trash in the trash can... is that vomit on the floor?? Oh, how nice... a skid mark in the toilet. Windows were unlocked and screens were pulled back so maybe someone was 'staying' there (except the room across the hall had all the same issues). The place looked like a voucher motel if you know what I mean. The only positive about this experience was that I received a full refund. After trying to move to the room across the hall and finding it to be WAY WORSE, I asked the unphased clerk at checkout if this was commonplace and she said they are having staffing issues... ok, but that doesn't make it acceptable to check me into someone's dirty room. JUST DON'T DO IT... YOU WILL REGRET IT! Do not trust the Marriott name on this one!!

Disgusting. Visible mildew on the showerhead. Black mold around the shower. The couch was stained. Grubby surfaces everywhere. And I'm pretty sure the sheets weren't changed between guests. I'm in disbelief that this is a Marriott property. We checked in late and were too tired to do anything about it. My wife slept in her clothes. The next morning I cancelled the three remaining nights in our reservation. I was in NJ for my father's memorial service, so this was the last thing I wanted to deal with.

Never stay here. Worst experience. Hotel had no clean rooms after we checked in, had no customer service and left us with zero help to solve the issue on their end because they can't staff the hotel. Poor management, poor customer service and dirty with leaks all over. This hotel should never be considered part of the Marriott chain. Beware you will be more than disappointed.

Response from Christine Nieves, General Manager at TownePlace Suites by Marriott Mt. Laurel
Responded 18 Nov 2022
Thank you 421mariannep for taking the time to respond about your most recent stay with us. I have spoke with the departments that you have mentioned above. Unfortunately with limited availability on a sold out night we did not have any other rooms to supply. This however does not excuse the room that was given to you not being up to standard upon your arrival. We are working with our plumber and the leak that you had mentioned to ensure that we are properly fixing our items as they come up. I can assure you that we are working on a renovation and hope that you afford us another opportunity once completed.
