Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

We were lucky enough to get tips on this wonderful accommodation in Hout Bay. We had a perfect starting point to visit Table Mountain, Cape Town, Godahoppsudden, Bolder's beach as well as the vineyards of Stellenbosch and Franschhoek. Ian and Grace made sure we had a great time on our last holiday week. Shops, restaurants and lovely beaches are only minutes away. Will recommend this place to anyone planning to visit Cape Town. The accommodation had everything we needed if we didn't want to go out to a restaurant. We enjoyed relaxing evenings on the patio.
Thanks, Ian and Grace for this time, would love to come back.

Our two week stay in the newly refurbished The Dales means we have now stayed in all of the Kings Place options. Space and quality are two words that sum up The Dales from the superb kitchen to excellent bedrooms; large patio; mountain views and pool. Ideal location midway between Cape Town and Cape Point. Plenty of restaurants and beaches nearby and our favourite, Kirstenbosch Botanic Gardens just a short drive away. Ian King and his staff could not be more helpful. Will definitely be back for our 14th stay next year.

We stayed in the Apartment for 8 weeks during the 2013 UK winter ! We were wonderfully looked after in this spacious and clean two bedroomed accommodation, by Ian, Kim, Grace and the Team.
The views of the lovely gardens and the swimming pool were enhanced by the surrounding majestic mountains. A peaceful and relaxing place.
It is a great location from which to access all the many local amenities, and with Cape Town, The Cape Peninsula, and the Winelands all within easy reach.
We were very comfortable and safe at The King's Place, and we look forward to our return in 2014.

Have just returned from the Kings place. We booked the Kings Apartment for 17 nights & had specifically asked (and double checked) regarding BBQ (Braai) facilities. On arrival it was clear we would need to adapt to the facilities on offer, and we did! Whilst we had a lovely, restful time if you are looking for a private BBQ and terrace/patio - do NOT book the Kings apartment! Grace was Fab u lous and showed us the other accommodations and that clearly illustrated how tired and in need of an update the Kings apartment was in comparison.
We also had an issue with dogs wandering around the pool area leaving the faeces unattended. This was resolved eventually but we felt our concerns had initially been dismissed.
There are a mis match of people using the 'allocated' pool from guests (not a problem obviously) , a care home resident, the owner's children (and dogs!) and other children - from where we could not work out.
So in essence would we return, definitely not. It evidently works for others as seemingly there are guests who return year after year, which brings it back to the title of this review. What will you actually need from your holiday at the KIng's Place Hout Bay.

My husband, three children and I were all excited to stay at the King's place as we had read so many great reviews. We made reservations 4 months in advance for the busy holiday season of Easter. We received an email a week later saying they had changed their minds and realized they didn't want to split up the weekend. In the meantime, other guest houses were rapidly filling up and we needed to spend hours on the internet searching out any other accomodations in the Capetown area. They apologized, and said they would make it up to us the next time we were in South Africa - as we are coming from Europe and it is an expensive trip, we will not return, and if we did... there is no way we would ever trust making a reservation with them again. If you decide to book with them, beware!

As we said before, we are really sorry for the inconvenience! However, your review is slightly ambiguous and gives the feeling that you had booked your accommodation 4 months before we came back to you with our problem when in fact it was 5 days after your initial email. I do feel the need to put the story into perspective. You inquired about staying at The King's Place on Friday the 09 November 2012. By the 15 November I mentioned the problem and gave you alternative dates to work to. The dates you were inquiring about were from Sunday 31 March - 03 April 2013. We had unfortunately, forgotten that it was the Easter weekend and you wanted to arrive on the Sunday. Had you booked awhile before and then we realised our mistake, we would never have even mentioned the problem. However, we were still in the initial stages when we realised and being the EASTER long weekend, we couldn't take a booking from the Sunday! You seemed very understanding of the situation at the time! Once again, we are really sorry for the inconvenience! Kind regards Ian, Kim and Grace THE KING'S PLACE

The King's Place is a working home: a commercial nursery with greenhouses bursting with plants; stabling, a show ring and paddocks for horses; chickens; ducks and a Koi carp pond — plus a range of understated luxury accommodation for couples, families or groups. We arrived to find we had been upgraded to Valley House 2, the two bedroom part of a larger house sharing an enormous pool that, for the duration of our stay, we had to ourselves! Our portion had a full-size kitchen that made 'self-catering' a reality with top-quality appliances and two full-size bathrooms, one being en-suite to the main bedroom. Through the glass doors in the lounge is a patio and steps down to the pool and on through the hedge to the rest of the property that we were encouraged to visit. From the garden are views up the valley to Constantia Neck, down to the sea at Hout Bay and across to the township. Manager/owners Heather, Kim and Ian were very friendly and helpful, allowing us to use their computer and arranging for the pool to be tidied at a weekend when we arrived. We found the King's Place to be very conveniently located to access the bars, restaurants and shops at Hout Bay, the wineries and woodlands at Constantia, travel the scenic route round Chapman's Peak to the vast expanse of Noordhoek Beach or join the 'sundowners' and surfers on Llandudno beach — or we just chilled-out round the pool. The lush gardens screened visitors to the other facilities on the property so they never intruded on us and the overall experience was that we were part of the community — or as close as you can be on vacation. We had a really great experience at the King's Place and would recommend it unreservedly.

We have been here many times and will come back again. The house we stayed in was wonderful, clean and had all mod. cons. Swimming pool large and also well looked after. All and all loved being there again.

We spent 6 nights in January in the Kings Apartment, Grace and Ian were very helpful and nothing was too much trouble. We found it was a good base for exploring the area, it was especially good for the hop on hop off bus stop just outside the World of Birds.

We stayed at the cottage apartment for two weeks over Christmas and loved it. Perfect for us - plenty of space, we love the patio area where we had breakfast every morning, the pool is lovely, Grace and Ian were extremely accommodating and the holiday went without a hitch. The Kings place is perfectly located and very peaceful. Hopefully we will return next time we come to Cape Town.
Thank you for a lovely Christmas.

We weren't an easy group - 10 teenagers and 3 grown-ups. We stayed in Cape Town for the South African Junior Chess Championships. The house is spacious and beautifully decorated. Excellent accommodation. Attention was given to our needs. I will recommend it any time.
