Kiponda Bed and Breakfast is in a historical house dating back to the 18th century when it was built as part of the palace; simple and functional yet friendly and welcoming, nested in the charming Stone Town of Zanzibar. This beautiful old original Swahili house is just a walking distance from the harbor and a stone throw from Forodhani Garden and the House of Wonders. The small and simple B&B is an integral part of the neighborhood – meet our friendly neighbors and feel at home in the middle of this buzzing town rich in culture and full of stories. Peaceful, authentic, comfortable and furnished simple but with style, this place has it all if you are out for the true experience. Built in Arabic style – with one interior portico, thick walls and plenty of natural ventilation – sitting at the roof top seating area where we also serve breakfast makes it easy for you to dream up your own story of ancient times. Kiponda B&B is one of those special little hotels you‘ll want to return to again and again, and that’s what many of our guests do. We offer simple quality accommodation and services without fake luxury – a true Zanzibar experience.

We loved our stay at Kiponda. The place has so much old world charm. The room was spacious, clean and comfortable. Breakfast on the rooftop was just lovely. Location is a short walk from the ferry and a great spot from which to explore all the key sites in Stone Town.

Kiponda B&B is perfect for a stay in Stone Town. There are just a few rooms and it is very familiar. It is close to the ferry and situated in the old town, not far from all the sights. Breakfast was great!

Kiponda b&b remains unchanged in its third decade - in a town which changes at a rapid pace. The hotel continues to offer clean and welcoming simplicity, without any of the poorly planned and executed ‘amenities’ of surrounding so-called middle class hotels. It’s a neat place, with whitewashed walls, decent beds and reliable hot water, and without flat screens, superflous furniture and unnecessary ugliness. And above all: the staff are by and large the same kind and idiosyncratic lot that make you feel at home each time. Thanks!

I stayed at the Kiponda in June 2022 and felt extremely welcome and at home :) The location is excellent with just a minute or so walk to the waterfront and 5 or so minutes to the old fort and Forodhani park where the lively nightmarket takes place. It is also just 5 minutes walk to the ferry terminal if required. My room was clean and cosy and the openair rooftop common area was a wonderful place for the yummy breakfast and to relax in the evening. The staff were super friendly and the manager Salma, went above and beyond helping me organise day trips and transport. She has many years experience in the tourist industry in Zanzibar and was one of the first female tour guides there. Apart from having someone pick me up at the airport when i arrived, she even organised for someone to pick me up from the ferry terminal in Dar Es Salaam and take me to the train station where they also helped me buy a ticket for my onward journey. I can't recommend the Kiponda highly enough! Asante sana Salma and all at the Kiponda! :)

I really felt like at home here, not just because it´s a nice place and I had a nice room but mainly because the staff made my stay super comfortable and my life super easy in COVID times!! Thank you Salma for organizing the transport from Kendwa to your hotel, for arranging my snorkelling experience and cultural guided tour with Ali in just a couple of minutes. Your help with booking the COVID test and organizing the transport to the hospital was priceless!!! Irene Sanjuan

Brilliant location, a nice room (#21) with a comfy bed, fair price (25 USD a night), good wi-fi at the top floor, lovely breakfast (but it takes a very long time to get your fried eggs), friendly staff - especially an older man who cleaned my room, flexible on dates and check-out time. However, you should note that it is not the quietest of places so if you are a light sleeper, you will have problems. Suggestions for the owners: re-check the window mosquito nets. I also found it a bit odd to be the one to approach the girls making breakfast and not vice versa; moreover, they did not seem to understand what I asked for.

Hi! Thanks for your review about our bed and breakfast. About noisy we are trying a lot to speak to our neighbors because all around stone town local people are also leave with their families and we have closed our bed and breakfast for many months due to pandemic so we are now doing renovation and we had to change so many things which we have done a lot includes the windows nets and others. You are mostly welcome back to kiponda next time where u will see a lot of changing. Next time it will be your home away from home. All the best! Team kiponda

I greatly enjoyed the time I spent at this B&B located in the heart of charming Stone Town. I arrived in the middle of the night and was picked up from the airport by a driver organised through them for a reasonable price. The first room I stayed in was not particularly to my liking. It was very small and I'd wake up drenched in sweat every morning. I had the choice of either opening the shutters to let more air in (along with a lot of light) or baking in the darkness. I had a private bathroom but this was located across the hallway. Not ideal. I had picked this room myself having looked at pictures on a booking website but hadn't realised how it was actually laid out. I went away to the beach for a few days and upon my return, stayed in a bigger nicer room with air con. Wifi however, virtually did not reach. The breakfast was great, with a good selection of tropical fruit plus cereal, bread and eggs. This was served in an attractive upstairs area. All of the staff were super nice, friendly and helpful. As was pretty much everyone I met in Zanzibar/Tanzania. If I were to return to Zanzibar (which I surely will do at some point) I would most likely stay here again.

A extremely styled and well maintained B&B in the Center of old town. It’s located in one of the oldest buildings of he city. Friendly staff. Great breakfast 🍳 Only drawback is the missing a/c. The fan kept me cool during the night though.

We stayed at Kiponda B&B for 2 nights during our visit to Stone Town. What we liked the most about our stay was the wonderful hospitality of the staff (especially Jimmy), always making us feel welcome and making sure we had everything we needed. They are happy to organize a taxi, wash your laundry etc, always with a big smile. Our room was comfortable, with a big bed (with a mosquito net), we didn’t experience any mosquito bites during our stay here. There was AC and fan which were both great to have. The bathroom was spacious and had hot water with good shower pressure. Breakfast was served every day on the lovely terrace and consisted of eggs of your choice, toast, fruit, coffee/tea, juice, yoghurt and other things. Overall, we had a great stay at Kiponda B&B. Thank you for everything.
