My recent stay at Kisiwa House Hotel was truly extraordinary. Situated in the heart of Stone Town, this charming boutique hotel offers a serene retreat from the bustling streets of the old town. Its central location made it convenient for us to explore the main attractions, all within a leisurely 15-minute walk.

This visit marked our third time staying at Kisiwa House, but this time, we decided to extend our stay for several nights, opting for room #8. Before our arrival, we were pleasantly surprised to receive a personal welcome note from the hotel manager, which made our journey even more enjoyable. This thoughtful gesture allowed us to plan our requirements, ensuring a seamless experience upon our arrival. Arriving late in the evening, we were delighted to find the restaurant ready with fresh, delicious food that we had pre-ordered. Accompanied by relaxing music and gentle ocean breezes, the tranquil ambiance set the stage for a delightful dining experience.

Our room on the second floor was a sanctuary of simplicity and sophistication. The furnishings were elegant, and the recently renovated bathroom showcased the hotel's rich cultural heritage. Every detail reflected the essence of Zanzibar's unique culture, adding to the charm of our stay.

The following morning, we enjoyed an exceptional breakfast on the rooftop terrace, offering breathtaking views of the sea. The service throughout our stay was consistently warm and courteous, with the manager personally ensuring the comfort of all guests.

Having stayed in four different hotels in Zanzibar, I can confidently say that Kisiwa House Hotel stands out as the best. It exceeded my expectations in every aspect, from its prime location and genuine hospitality to its tasteful décor and culinary delights. Without a doubt, Kisiwa House is my top choice, leaving the rest far behind. If you're looking for a memorable and enriching experience in Stone Town, Kisiwa House Hotel is the epitome of excellence.

We are not often writing reviews but special places call for special measures. Already upon arrival we were welcomed warmly with some cloth to clean the hands and very refreshing hibiscus juice. The house is a perfect mixture of Swahili style adapted to some modern tastes. One could see and feel that the interior was well thought through and designed with special care. We liked the room, which has been spacious with a big bathroom attached providing lots of comfort. Located directly in stone town the hotel provides a perfect base to explore the surrounding and get some rest whenever needed. We took our breakfast on the beautiful terrasse which provides enough shade especially in the morning. The staff was attentive, and the breakfast provided choices for all possible tastes. On one evening we had an excellent dinner enjoying the quiet atmosphere. Special thanks to Mr. Juma Ali and the whole staff to make our stay comfortable and unforgettable. Kisiwa House will be our choice for the future and we recommend it to all our friends who are looking for a suitable and save accommodation in town.

Frank and the Kisiwa team were exemplary from the second we walked through the door on our 2 night stay. We were greeted with a fresh fruit juice and cold towel which was just what we needed after a 16 hour journey.

The room was clean and homely with good amenities. The fan and air con combination was ideal for getting the temperature just right in the evenings.

The rooms were turned down every evening with someone regularly coming in to freshen up throughout the days too.

Frank was brilliant. He couldn't do more for you with recommendations, helpful tips and even organising a personalised birthday cake for my girlfriends birthday.

The food was fresh and tasty for dinner. Frank requested we make our dinner selections earlier in the day so the chef could go pick up local fresh ingredients and you could really taste the freshness. Breakfast was enjoyable too with beautiful rooftop views, fresh fruit, juices, pastries and anything else you wanted to order.

The staff at the hotel were all super friendly and were always checking in as you past them.

The only minor criticism would be the TV in the room which was a bit outdated and not the most user friendly.

Overall Kisiwa was great and gave us everything we needed and more, during our 2 night stay in Stone Town.

I have never wrote any review because of the experience I have been given is normal but this time around My son, husband and I stayed for two night at the beginning of our time in Zanzibar. We arrived at 1pm. Our room was quite large and comfortable with extra bed; the bathroom was very large with dual sinks and a bathtub/shower. The common areas of the hotel are nicely decorated and really give the place a "house" atmosphere. One amazing dinner on the rooftop which has a great view of Stone Town and the ocean. The seafood and fresh fruit were the highlights of our meals here if not here where else in stonetown Zanzibar?. While not the cheapest in Stone Town, we feel Kisiwa House is good value and is comfortable without being extravagant. Only a thing walk around Stone Town on your own risk: Fortunately, Stone Town itself is very small so if you get lost it's not a big deal so for more info of what to do where and what to eat contact receptionist FrankTiba is always there for the guest whenever you need assistance i loved him being extrovert.

Our driver dropped us off a few yards from Kisiwa House, as cars cannot negotiate the narrow streets. The room was light and airy, clean and cool thanks to air conditioning and ceiling fans.
The food was excellent, the staff friendly and helpful, and the free WiFi was an added attraction.
It's a short walk from the hotel to more or less any part of Stone Town - the ATM was just a ten minute stroll down Kenyatta Road.
Less than two minutes away is the African House hotel, where for the cost of a cocktail you can sit and watch the sunset over the sea.
The street outside is quite lively during the day, but quietens down completely after sunset, so we slept well.

I loved everything. The hotel is absolutely stunning with a beautiful oriental design, gorgeous rooms with the most beautiful bed I have ever slept in. The breakfast was the most delicious I had during my two weeks in Zanzibar, with stunning ocean views, plenty of fruit and delicious pastries. The location is just perfect right next to the ocean promenade, walking distance to everything and perfectly safe even for a solo female traveler at night. It was a beautiful oasis of peace in the midst of the busy Stone Town. Franck was very kind and polite i felt new with no travelling trauma i had from the mainland. ATM is near, the port is near, boat trips are near, the night market and many local restaurants and cafes are near. Staff were lovely😍. I will undoubtedly stay at kisiwa house again when I return to Stone Town.

Kisiwa House is the better in every way for a traveller who wishes to experience the best Zanzibari hospitality without scrimping on familiar home comforts. The newly-renovated house is spotlessly clean and immaculately decorated with sumptuous fabrics. With only 9 guest rooms spread over 3 floors, there is a generous amount of communal spaces on each floor, with a gorgeous ground floor semi-open courtyard. I stayed in a Burdan room on the third floor, on the front side of the hotel. The narrow corridor-like streets will channel sound from the street, but that is part of experiencing Stone Town. I stayed during the quiet season, but Kisiwa House remained fully staffed and on top form. On one of the evenings when I was the only diner on the fourth floor restaurant, the kitchen was in execution mode nonetheless and my welcoming waitron served one delicious course after another in very timely fashion (which is not the usual pace in Stone Town). The location of Kisiwa House is also excellent, with all the major heritage sites and other landmarks (like Baboo Beach Cafe, Forodhani Gardens where Tiba gave me recommendation on what to eat and what to do not eat) all within easy walking distance. To find your way back, turn at the DHL sign on Kenyatta Road.

When selecting the right hotel in Stown Town any discerning traveller is spoiled for choice. Rather than go for an excessively priced large-scale property which is owned by an anonymous international brand (the profits of which never benefit the local community) we were delighted by our choice of the Kisiwa House. Whilst not boasting a five star rating, the standard and cleanliness of guest rooms and public areas and more notably the levels of service surpass those of many properties that have been accorded the maximum number of stars.

The hotel occupies one of Stone Town's first buildings, an Omani merchant's home that was built in 1840 and the house's origins is reflected in the decor of Kisiwa House - dark wood antique furnishings given a touch of the exotic by the careful placement of tropical flowers in public spaces. Linens are of the highest quality, crisp and welcoming after a long overnight journey from Europe and the air conditioning affords a cool respite from the humidity of the city outside. Whilst a limited amount of noise is to be expected from the street in any property in Stone Town , the Kisiwa House is situated on a convergeance of alleyways which is not accessible to anything larger than a moped.

Food in the hotel is delicious, a simple but perfectly adequate choice of à la carte items at breakfast, served with warmth by Happiness (an apt name for a lady who exuded smiles and kindness). At Dinner, served under stars on the roof terrace there is a small but exciting selection of items from the Swahili kitchen along with a limited range of Western staples for those with a less adventurous palate. Whilst the Kisiwa house does not sell alcohol, staff are happy for residents to provide their own and will even give directions to vendors of 'the hard stuff'.

The professionalism and attention to detail that is displayed by the entire team at Kisiwa House matches standards that I have experienced at properties under the management of Industry luminaries such as The Dorchester Collection. Thank you to all for making our stay so memorable and special.

We booked Kisiwa House for a 2 night stay in Stone Town.

The location is great and walkable to the beach, to the post office to exchange currency and pretty much everywhere else.

All the staff members were extremely polite and kind with always a smile on their face. Franktiba welcomed us wholeheartedly, him & Hassan helped coordinate for the excursion and my favourite person - the ever smiling and kind Sufian who lovingly served us breakfast every morning and was a joy to interact with :)

In terms of the hotel, it has so much character, just like the whole of Stone Town. Every nook and corner is special and I was just in awe. So much aesthetic and rich in culture. I absolutely loved the decor. The room- a Junior Suite, was spacious with a large bathroom. I especially loved the fact how the house keeping would set up the room for the day and every evening close the windows and set up the bed with the net drapes.

The hotel serves breakfast and dinner( upon prior reservation). However we only tried the breakfast which was very nice, no complaints. Great view from the rooftop restaurant too.

Thoroughly enjoyed our stay :)

The stay went very well in Kisiwa hotel, from our arrival until departure the welcome was worthy of the name. (To read until the end for useful tips)

The rooms were clean and the service more than satisfying, always a little attention and sweet words.
Concerning the hotel itself, it is an old hotel but well preserved by time and its seniority brings it all its charm.
Kisiwa is located right in the center, but the alley where its located makes that one does not feel bothered by the noise of the city.
Moreover the center is very safe day and night, you can walk there without fear.

Regarding the useful advice I recommend that you contact Frank Tiba if he is present during your stay, its a young man with an extraordinary sense of hospitality that will put you in the zanzibar atmosphere from the start, a man with a big heart who gives without asking in return.
Ask for tips for restaurants and activities in and around Stone Town, he will be able to advise you perfectly, and don’t hesitate to choose him for your activities because it’s not the money that comes first with him.
For my personal experience I chose my activities based on Tiba’s advices and I now have a friend in Zanzibar.
And for my French people, allez à la salle de sport juste à côté de l’hôtel avec Tiba et n’hésitez pas à discuter avec lui pour apprendre à le connaître, vous ne serez pas déçu ;-)

I had them meet us at the ferry terminal in Stone Town to drive us to their location. Just e-mail them directly, they are usually very responsive. The beauty (and frustration) of Stone Town is the winding narrow roads/walkways, so it's worth it to pay to have them pick you at the terminal and ensure you get there to start. Once you find it for the first time, it is easy to navigate home. Just my thoughts. Enjoy!

No, I wouldn't recommend it. The stairs are steep and there is no lift.
