Broughton House was built in 1810. It is set in 2 acres of south facing garden, and - until autumn 2020 - was a Bed and Breakfast. This is now closed, but the self-catering Garden Houses, and Ben's Yurt, which are situated in the grounds, are still open and ready to welcome guests. Two miles away is Cartmel, which has a Priory, horse racing 4 times a year, and plenty of places to eat, drink, and buy Sticky Toffee Pudding! I look forward to welcoming you soon.

This review is long overdue as I have lost track of the number of times we have stayed at Cates! We've stayed in both Garden House and Ben's Yurt, and we often travel with a friend who stays in the Little Garden House. The yurt is our fave as we love the private garden area.

We always love coming back, it's such a lovely peaceful spot, and the huge garden is fantastic (and much appreciated by our dog as well!). It's also in a quiet part of the lakes so you can come here and avoid the crowds whilst still enjoying really nice walks.

Cate is the most incredible host and has thought of everything - love the brownies, shortbread and eggs from the hens! And she is so flexible letting people book for however many nights they want, and offering reduced rates for solo travellers. Also one of the only places we have stayed that doesn't charge extra for bringing dogs.

Already looking forward to our next stay later in the year!

Just spent a very relaxing long weekend here at broughton house. We stayed in the garden house which was clean and comfortable and had everything we needed. Cate provided us with a few lovely welcome treats, fresh eggs from her chickens and some extremely tasty homemade goodies. The only niggle we had wasn't anything to do with Cate or the property, but with another guest who allowed their dog to run free not cleaning up after it,the dog kept scratching at our door trying to get in and then cocking its leg on the furniture on our veranda. This aside we would definitely stay again and happily recommend to anyone.

Hello - and first of all I have to apologise as, for some reason, I have only just seen this review. I'm glad that you enjoyed your stay, and can only apologise for the rogue hound that pestered you. I do tell people that their dogs have to be under control, and that they should clean up after it - I even provide the poo bags - but you can't win 'em all, and it's my gardeners I feel sorry for, when they mow the grass! My husband and I had such a fantastic stay at Broughton house. Cate was certainly the hostess with the mostess and she has thought of everything to make your stay perfect. We travelled with our two little dogs and they had a fun time too! The room was spacious and comfortable, and had wonderful tea and coffee choices, and of course the brownies and cookies were amazing! The best part of the stay has to be Cate's magnificent breakfast, we felt like royalty! There was so much to choose from, but that didn't affect the quality and it all tasted divine. She had made some sourdough bread too which was lovely dipped in my poached eggs. I could have had that breakfast every single morning! The location is a perfect spot to explore a lot of the lakes. We didn't have to time on this occasion but there is plenty of surrounding countryside to explore and cartmel itself isn't far. We would love to stay here again if possible.

What a perfect little home for two! Clean, cozy, quiet! Great location for touring the Lake District and the historic village of Carmel. My husband and I loved the property, the views, and seriously...we would stay here again just to enjoy more of Cate's delicious homemade shortbread & brownies! Yum! The room has everything you need to start your day: coffee, cream, eggs and bathroom toiletries. We highly recommend The Garden House!

It doesn't get better than this staying in the grounds of host Cate's lovely home whether in the garden cottage or the Yurt. You are greeted to freshly baked brownies and biscuits on arrival along with the freshest possible eggs from Cate's own chickens, it will be no time before you feel right at home. Accommodation is fully equipped with everything you need, particular enjoy making use of the huge BBQ on a warm summers evening whilst taking in the peace and quiet of the surroundings.
Being located to the south of the lakes you are far from the madding crowds yet only 4 miles from picturesque Cartmel with it numerous quality restaurants, shops and pubs.
Visited Broughton House on a one night stop over on my way to Scotland in 2016 and been back every year since.
Says it all really.
Ps. Cate is a super host and will do everything possible to make you comfortable.

Ok, so i haven't been to every single B&B in England so i can't say it's the best for sure. But i have been to quite a lot, and Broughton House is by far and away the very best i've ever visited. I stayed here with my partner as part of our engagement and birthday celebrations and could not have been more impressed.
The property is roughly 15/20 minutes drive from Bowness on Windermere, and about 5 minutes from Cartmel. Both of these places have numerous restaurants and bars to visit for evening meals etc.
We stayed in the garden suite which consisted of a large kitchen/living area, spacious bedroom, equally large bathroom with the worlds largest shower area, and a small conservatory out the back. We had our own little patio on the front, which looked out on to the beautiful gardens. The area itself is very quiet (despite not being too far from the towns mentioned above) and so to sit out on the patio with nothing but the sound of birds was brilliant!
As others have mentioned, the best thing about Broughton House is the owner, Cate. She made us feel so welcome throughout our stay that we really did not want to leave! Her attention to detail and thoughtfulness really made it an extra-special trip and we are already planning our next visit. It's very rare to find someone so passionate about what she does and it really does make all the difference.
We also (very briefly) met Cates son, Ben, who again was very welcoming and friendly.
The breakfast we had was all cooked to order and there was plenty of choice to suit all tastes. We both chose the full cooked breakfasts which were delicious.
We genuinely could not pick a single fault in this property and it's a shame we could only give 5/5 for it!

A B&B that only has two rooms but if like us you are a family of four it is ideal. A very English country house sitting in beautiful gardens, close enough to visit the Lakes or just pretty Cartmel. Breakfast is the highlight of the stay, homemade bread and marmalades means you eat even more than a full English!

This B&B is located about 7 minutes drive from Carmel (which is a lovely place to visit - do go to the Village Shop!) and less than 30 minutes from Windermere (where we stayed two nights before our final night here). Cate has converted her large family home into a little haven in the countryside. We went for walk down to the little church in the afternoon and my husband went for a run in the morning; both thoroughly enjoyable! The house itself is two stories with two bedrooms - the South room has a separate but very impressive bathroom with bath; and the East room, where we stayed, has a private ensuite bathroom with shower that is actually upstairs from/above the bedroom itself. This room had an impressive window that looked out into the fields and caught the morning rays of sunlight (probably not best if you're a light sleeper - maybe ask for the South room). In addition, there are 3 separate living areas - a formal lounge, a relaxed sitting area and the bright and cheerful conservatory; not to forget the large garden with multiple tables and grassed areas. It feels like a home that you instantly feel welcome into. Cate herself is super lovely and very helpful. Plus, she cooks an impressive breakfast. We had the bircher museli, fruit & yoghurt, and scrambled eggs with smoked salmon, and it was fresh and of the highest quality ingredients. If I had one niggle it was that I wish the bed in the room was a (UK) King rather than a Double, but we slept brilliantly anyway. Oh, and did I mention that Cate had left us freshly cooked brownies and bowl of fresh fruit in our rooms on arrival? Just another little touch of hospitality that seems to be her signature.

We stayed in the Garden House for 3 nights and could not have wished for a better place to stay for some much needed r&r. The Garden House overlooks the beautiful gardens and provided everything and more to make our stay special. The little touches, such as the freshly laid eggs and homemade shortbread and brownies are only a lovely touch but absolutely delicious, we could, have eat a jar a day! The well equipped kitchen gives you the choice to stay in and eat making the most if the garden views, or if you're lucky with the the weather there is the option of a BBQ on the patio - perfect! We planned to have breakfast on out first morning and then cater for ourselves, however once you have tasted one of Cate's breakfasts there is no going back and we subsequently had breakfast every morning. My husband (a full English fan) said it was the best breakfast he had ever had, he was particularly fond of Cate's homemade bread. I've got to say (a pescatarian) I totally agree I am not sure how it's possible to make Bircher Muesli so delicious, maybe the honey from the bees at Broughton? We've been visiting the Lakes for over 10 years, this is by far out best ever stay. Broughton House is in a beautiful unspoilt spots offering guests privacy in a tranquil setting. Cate is warm and welcoming, nothing was too much trouble not even Pip our lively dog. Broughton House is unique, has something for everyone (b&b, self catering, the fabulous Yurt) and we have already booked our next stay!

We arrived from the Middle East for our lovely engagement present from my brother. Ben's Yurt was perfect in every way. Homemade brownies and shortbread biscuits on arrival, a comfy and cosy double bed (plus another single where we put our bags), really lovely hot shower, the decking with huge BBQ, the fire pit outside and then the yurt itself... gorgeous inside and out. A fire to keep you warm, board games, candles and big sofas. I would highly highly recommend this to anyone. We roasted a large chicken in the oven so the cooking facilities are great - a wonderful warm alternative to camping. Such a treat! I honestly cannot wait to go back when we're back in the U.K.

Hello there - and thank you for getting in touch. Yes, there are several local taxi firms who can take you to the racecourse, and bring you back. I have a list of their numbers, and can organise one for you, if you decide to pay me a visit in August. All the accommodation in the Cartmel area gets booked up a long time in advance, so if you do decide to visit, then I wouldn't delay in booking somewhere pronto.
