We have stayed very many times over the last few years and I’ve written a couple of reviews previously but haven’t written any recently as I had run out of superlatives!
I wanted to write a review after this visit to reassure guests that Overwater Hall never disappoints and is Covid compliant.
From the moment you arrive, the team swoop into action and cater for all your needs. From the lovely touches in the rooms, fresh flowers and fruit, home made shortbread, fresh milk on the tea tray and a home made dog biscuit bone, the emphasis is on fresh, local and home made. The public rooms are comfortable and cosy, with a roaring log fire in the drawing room. The restaurant is classy, crisp tablecloths, with a fresh flower bud vase on each table, gleaming cutlery and sparkling glassware, you instinctively know you’re in for a dining treat!
The dinner is the main event, Adrian and his team consistently produce fantastic dishes to tickle your tastebuds, again, as much as possible is sourced locally and the producers are name-checked on the daily menu. It starts with the canapés, taste explosions in one bite. Bread is freshly baked in house each day, with some fantastic taste combinations, date and walnut, cheddar and red onion etc. The gin cured salmon, with tomato pannacotta, shaved fennel and leaves was my favourite starter! There’s usually a choice of 6/7 dishes per course, the Trio of lamb was just one of the spectacular main courses and the imaginative desserts are pure heaven.
Breakfast involves a great selection of cereals, fruit, juices, yogurt as well as a variety of cooked dishes. I have to say that the breakfasts are all cooked to order so you can guarantee everything is piping hot, a particular bugbear of mine is a breakfast that has been cooked and left hanging around for the orders to come in, not here! (Special mention to the beautiful thick cut bacon, yum!). Home made Danish pastries arrive on your table, the croissant and home made preserves are a real treat.
Dogs are truly welcomed and are made to feel at home, with a bowl of freshly made dog treats in the hall as well as the dog biscuit on arrival, the gardens and grounds are fabulous for their walks. The red squirrels regularly put in an appearance as do a great variety of bird life.
It’s a little piece of heaven so just kick back, relax and breathe.

As a general rule of thumb, when looking at Trip Advisor reviews, I knock off the top 10% and bottom 10% and what I'm left with is usually a very accurate assessment of the property. If you do this with the Overwater, you're left with all five star reviews and justifiably so. It is quite superb.

The greeting was warm and friendly, and all the measures taken to deal with Covid were carefully explained. If you're worried about Covid (we're not especially, but we also recognise that this is a personal thing and everyone's take on this must be respected) then the Overwater have been diligent and fastidious in their approach.

The rooms are clean and decorated in keeping with the age and character of the building. Ours (Room 1) was large with a huge bathroom containing large bath and large shower.

The lounge, bar and dining room are fabulous and the food is quite magnificent. Front of house service is quite superb. Very friendly, very personal, not intrusive.

Dog friendly too and most customers seem to be returning guests. I can see why.

If mobile phone reception and good Wi-Fi connectivity are really important to you, then go elsewhere. The Wi-Fi is rather slow and there's no mobile reception. But it really didn't matter much to us. We will definitely return.

Our first visit to this hotel and unlikely to be our last. The personal service is excellent, with the owners always being present.

As other reviewers have noted the standard of the meals would put more expensive restaurants to shame.

The bedrooms are well equipped with fresh milk supplied daily in a Thermos flask.

There are extensive grounds with woodland walks, should the weather be friendly.

We stayed in room number 9 which was wonderfully decorated and plenty of room. The bathroom was immaculate with all the trimmings including Bathrobes and good quality bath products. The view from the bedroom was very nice too. Each night we had a really comfortable night asleep. The service from arriving at the hotel was not officious at all and we were made very welcome by the managers/owners. The bar, although small offered a vast choice of spirits and beers with an extensive wine list to peruse over a pre dinner drink. The whole atmosphere in the hotel is very welcoming and warm. At dinner the choices were very good and everything had been sourced locally. Portions are good and served by friendly rofessional staff. There is a minor dress code and we even dressed up for one evening in particular. We did not feel out of place. Our stay had been relaxing and refreshing after a particularly busy Christmas at home. We hope to return soon.

i decided to write this review as we are returning on May 17th having stayed previously for only one night in October last year prior to lockdown . In 2020 my wife Marjie and I had a 5 day say in the lakes staying three nights in one hotel but in doing so as we always do when sightseeing , walking and visiting areas of the lakes are always on the look out for other places to stay. we came upon Overwater Hall by chance, was given a tour of some of the rooms, following on from this visit we decided to extend our stay in the lakes by a couple of nights and managed to book over water for our last night. what an experience !!!!

this hotel is a an absolute gem the accommodation , the staff and the food are truly memorable so much so we decided to book for my wife birthday (december ) but because of the lockdown we were unable to travel so re arranged for April 2021 for our anniversary again had to rearrange due to covid lockdown however have re scheduled for May17 2021. if anyone is looking for a quiet but stunning hotel to stay at, if you appreciate fine dining at its very best, if you are in search of a truly beautiful hotel with an air of relaxation and calmness this is the place for you. honestly my wife and I both have commented to many of our friends and family without doubt the best food and service we have ever had in an hotel in the UK. oh and look out for the local buzzard who doesn't take kindly to people getting too close.

This amazing hotel is tucked away near Bassenthwaite. Great location with gardens all around. Only a dozen rooms so feels very special and the owners do an amazing job of making you feel really welcome. Rooms are full of character, large with huge bathrooms and beds. The food is on another level, cannot recommend highly enough. The chef can adapt most dishes to be gluten free too and it’s a real treat for anyone in the area. Cannot recommend enough. Also dog extremely dog friendly even with homemade treats which our Marlie loved!

Spent two lovely nights at Overwater hall hotel for my wife’s birthday treat. The hotel is in a fabulous location, totally surrounded by woodland and open fields. The hotel itself is full of old charm and has a cosy feel about it. Our room was spotlessly clean and well equipped, especially loved the little treats of homemade shortbread and nightcap drink. The food in the restaurant was exceptional, they have done well to retain such a talented chef who I believe has been there for 27 years. The service from the friendly staff and owners was brilliant, they were there to attend to your every need without being intrusive. The hotel is very much dog friendly and our dog enjoyed his holiday as much as ourselves, he especially loved running loose in the 14 acres of grounds. Would certainly love to return sometime in the future.

We chose Overwater Hall as our wedding venue. This was without doubt the best thing we could ever have done. Right from the start, from initially setting a date in April and then having to move the date due to Covid to May, this was done with kindness, consideration and flexibility. We had the most perfect wedding. Nothing could have been done to make it any better than it was and it will live in our memories for ever.

Overwater Hall is set in the most beautiful surroundings in the heart of the northern Lakes. The venue is a small luxury country house hotel. We secured the whole venue for the wedding day and had the wedding party stay for 3 days. Each of the rooms were beautifully unique and perfectly decorated. We specifically loved our Turret room with spectacular views which we would highly recommend. We have already booked it again for our 1st wedding anniversary next year

We were married in the drawing room with its balcony facing the extensive gardens. What a beautiful location!

We dined the night before the wedding in the hotel’s restaurant. The menu, prepared by Adrian was exquisite, we could have been dining in a Michelin star restaurant.

The wedding breakfast was chosen from several potential menus and we were even able to give our guests choices as we were a small party of only 14 people. Adrian, the chef, along with Angela his wife and Stephen were fantastic hosts. The food, again, was fabulous. Artistically presented and creatively prepared. Each plate being a masterpiece in its own right. We are great foodies and this most definitely floated our boat!

There is no doubt in our minds that this fabulous experience was made all the better by the hosts. Angela spent many months communicating with us about our wedding plans while the world was overcome by Covid and our arrangements had to be fluid, even down to finding a hairdresser!

Stephen was our host on our special day, he was attentive with his own dry humour. Nothing was missed. We can honestly say that he pre-empted our every need, including fine wines, port and a fabulous cheese board

If we could give Overwater Hall more than 5 stars we would! This place is truly special not just as a wedding venue it is great as a romantic getaway for couples. We long to be there again……..

The hotel was recommended to us by a friend and it did indeed, exactly suit our requirements and more than meet our expectations. Our room was very pleasant with a comfy bed ,two windows, lots of storage space ,a small sitting area with tv, ( though a small table would have been useful) and a well stocked bathroom . But the joy of this hotel was in the spacious and comfortable sitting areas of the beautiful traditional building and the restaurant, where wonderful food was produced for us by the chef, Adrian & his team. The care and personal attention of the staff who looked after us during our stay ,and then our dining guests too , was exceptional- nothing was too much bother! Such attention to detail is exceptional these days ! The hall itself is set in beautiful surroundings , its own extensive gardens and the countryside beyond - which invite you to walk in and explore the area.

This was our first visit and we understood in talking to other guests that as first timers we were in the minority. Around 80 pct return guests apparently.
We had a tower room and stayed for 4 nights in early a July 2020.
The service was great and the food and ambiance in the dining room was exceptional. Beautiful food and wonderful and attentive service.
While the decor in the hotel is a bit old fashioned with floral walls , floral carpets and patterned chairs , it still has a lovely feel to it .
We have booked again to return in a October and looking forward to revisiting

This is certainly 5* without the pompous attire. Great hosts,amazing food by a very talented team. A unique house that I’m afraid are very hard to find. Will be visiting again in February 2023! I hope not for the very last time!

If we are not driving, how do we arrive the hotel?

Thank you for your query. We are in a very rural location, with no public transport. The nearest railway station is at Carlisle, which is about 25 miles away. It would be possible to hire a car from there and to drive to the hotel, but I am afraid that there are no bus services. Yours Stephen Bore
