I needed a room in Wellingborough to stay at while attending a friends wedding.
The Canberra guest house was well located close to the station which is why I chose it.
Before arriving I had to phone again to reconfirm as the proprietor hadn't replied to my email. Communication was limited.
When we arrived I was surprised to see white dog hairs everywhere. This was because of the owners dog! It was not a clean guest house. Carpets, curtains, bedcovers and the communal kitchen, toilets and shower room were all dirty. At least the bedsheets were clean.
However, I didn't feel ripped off. A double cost £46pn and a single £26pn. The cheapest I've paid for a nights accommodation in the UK since I went Youth Hostling in my teens. You get what you pay for. If you want a cheap room and don't mind some dirt stay here, otherwise stay away!

The first room I had was around the back with its own French doors to the back. the toilet would not fill or flush, the shower was no use as the water was either boiling or cold, the bath was working but 2 holes in the ceiling where lights should have been. the whole bathroom was very dirty. There was a connecting door to another room I guess that was not fitted properly and had polystyrene wedged around it & gaps /holes, the wardrobe doors were broken, only 1 of the bedroom spot light bulbs worked, the bedroom light switch being positioned half way down a wall. No chance of clean towels, you get the wet towel folded and placed on your duvet. sticky fly paper hanging around. the chairs would not be safe to sit on the legs are bent. no curtain to the French doors and a huge glass brick wall between the bedroom and kitchen, not ideal as you can see through it to some extent. The kettle was very grubby as with the microwave, no bin provided. Cars at the back spinning wheels in the middle of the night

Surprised to arrive and not have to check in. Owner not around (Although he did call to apologise). Was shown to room by another guest. Breakfast was provided, but self service in communal kitchen. Tea/coffee facilities also shared kitchen. No bedside lamp although all photos show one.
Husband was showering only to have another guest banging the door asking how long he would be! Which we felt was a bit rude.

I chose this guesthouse because it had good reviews. However, when we got there we were appalled to find dog hairs and dirt on the carpet. Cobwebs in the bedroom between the chester draw and wall. The fridge was over packed and was dirty. The cooker handles and surface was dirty as was the microwave. Now I came here with my mum and 2 of my children ages 3 and 18 months. Now kids being kids like to play around on the floor and there was no way I could let my children play about in the room because the carpet was so dirty. Sally although she was very accommodating didn't seem to see this. We were unprepared to stay there and asked for our money back of which it wasn't all as she had gone and done some shopping. We paid £42 and got back £35. But I didn't make a fuss. There was even dust and crumbs were the cereal boxes and glasses were. We had the family room and was told that it was due to be decorated but it didn't excuse it being dirty. I definitely wouldn't advise anyone to stay here especially with children. This was such an inconvenience for us because I went on the reviews that was on here. But if you are particular about hygiene then this is not the place for you!!!!

It's twice now that i have stayed at Sally's place and for me it was everything i needed. Friendly,accommadating,warm and comfortable. The price is more than competitive and very clean and tidy. Sally will go out of her way to make you welcome. I will happily stay there again should i need to and recommend this place to anyone looking to stay in the area as it's convenient and central to the town and all amenities. Top marks Sally. Martyn T

I moved to this hotel after a very bad experience with another hotel! I have now been here nearly a month with my work and I couldn't fault the place! Sally (the manager) lives on site and is absolutely lovely! The rooms, bathrooms, showers are all spotless. There is a shared kitchen with fridge freezer, cooker, microwave etc and dining room which again is surprisingly clean and useful! Mainly people there away from home with work and can be quite social in the kitchen and dining areas. Breakfast is included with many cereals, bread, milk, orange juice etc.

I work away from home a lot and stay in a lot of hotels, I have to say, this has probably been the closest to being at home as it gets.

I am about to finish my contract and move on to another area, I really hope I find somewhere like this place again!

I would recommend this place to anyone that has to go to Wellingborough! its within 5 mins from the station and about another 5 to the town centre.

Could do with Wi-Fi!

On the 1st of may to the 2nd of May my friend had booked this 'hotel'. We had travelled all the way from Leeds due to the unfortunate event of my best friends funeral. As you can tell it was already an emotional time for us all but the owners made this time much much more difficult for us.

They advertise as being a guesthouse, no. They are flat out a bedsit for either people who are in emergency housing or for contractors who just need a bed.
They not only over charged us but the pictures they display on booking.com are not what we encountered in any way shape or form. It is misleading to say the least.

On the way to this hotel, we received a call from the owner but unfortunately due to my friend driving and it being a broken call we could not respond at the time. I found it odd that we were getting a call but at the time it was nice to know they had not forgotten about our booking.

When we arrived, the 'secure car park' that was rewarded to us, was merely a run down space, a building site, behind a few houses that was very open and hardly secure. My friend parked her car there but did not feel comfortable with her car being safe.
As we walked to the front door we saw there was a security keypad which seemed very strange, and a note on the door telling us to ring a number if there was no answer of them knocking.
After calling this number we patiently waited for about 10/15 minutes for a lady to open the door in her pyjamas and dressing gown...great first impression. She seemed very unsure about keys and even made us test the door to our rooms to make sure they were the right one. I am still unsure who this lady was to this day.

Getting into the room, we noticed plaster still on the wall that held a flat screen tv, in which the wires hung down and laid on the floor in a heap and was placed underneath the sink! There was no kettle or microwave in our rooms which was advertised on booking.com and on here. It describes the rooms having a bathroom but did not clarify that each FLOOR shares a bathroom.
Needing to use the toilet, I walked through double doors in the hallway, and noticed two rooms for the shower facilities, and a room for the toilet. As I stepped into the room i was appalled by the dirt. The bins had not been emptied, grime and dirt on the counter and walls and empty toilet rolls. I was very grateful the toilet was clean!
My boyfriend and his mum were appalled at the state of their room also with marks on the walls, a cracked mirror, marks on the drawers, broken lampshade and a dirty kettle.
My friend decided after paying £96 for a twin room and £100 for our double room which ended up being two twin rooms they gave us, she was not happy with this and rang the owner to explain that she did not want to stay there in a polite manner. The owner explained that it was booking.com who dealt with refunds.
My friend called them and found out the owner had told them that we had only booked one room, and because we had been there an hour already (we had been there not even 20 minutes) that he needed to charge us a night's stay.
After speaking with booking.com ourselves it was actually the owners who dealt with refunds and they were happy to cancel it without charge if the owners were.
We then spoke to the owner again and after multiple times he spoke over my friend and wasn't wanting to listen, she grew frustrated and swore twice.
It was not swearing at him in any way, It was along the lines of 'for Eff sake' and 'Effing hell'. After each time she profusely apologised, but then he threatened he was now taking all of her money from her because she swore at him! He then hung up the call saying he was coming down.
Roughly 15 minutes later he approached us with his wife in tow.
She was the rudest most non sympathetic, empathetic person I have ever met. She told me that I had come in and messed up her room by sitting on the bed! The owner then lectured us that they were not the hilton and that we were not on holiday... We knew we were not on holiday, we were grieving! We knew it was not the hilton but we expect it to be at least clean! Frustrations rose and I even lost my temper at how difficult they were making this for us.
I am annoyed I did, but all we wanted was our money back to get out of there.
We couldn't afford another hotel, but thankfully thanks to booking.com my friend got most of her money back minus the 40 pounds he still wanted. They tried kicking us out, and after much hesitation from my friend who had paid for it all (she's was worried he would take all her money) we left.
I would never ever go back to a place so unprofessional, dirty and highly over priced. These are just some of the pictures from the room and toilet.

I grew up in the area and travel from Wales 2 or 3 times a year to visit . Sally the owner is fantastic and nothing is too much trouble . Prices are very good too and I ll always stay here when visiting . I'd recommend this guest house to anyone who comes to Wellingborough .

I booked two rooms to stay here for a night for my son and I. I got the confirmation receipt by email stating the rooms had been booked. So after driving for most of the day and then both of us working too we arrived here after a very long day only to be told over the phone once we had arrived at the property. ( notice on the door saying call this number). No face to face contact.
“ I’m sorry but I can’t see a reservation, besides we are fully booked”.
Too bloody lazy to sort the rooms out more like.

Run by a Pakistani woman. Still trying to get my money back might I add.

Terrific value for money at £27 per person single and £23 per person twin. This includes a help yourself breakfast of cereals. Toast, tea.coffee. Also a fully equipped kitchen where you can cook your own food if you so wish. Both microwave and conventional oven available.
Our two single and one twin bedrooms were large enough with a good TV. Clean and comfortable with washbasin.
Facilities are not en suite which worried us at first. However with three toilets and five shower rooms this was no problem. All are clean and in full working order. I suppose if the guest house were completely full booked things may be a bit busy.
We would certainly use it again. In fairness I should say we are all men. The ladies may prefer to pay more and have more luxury. Mind you, I am widely travelled and have paid more for inferior places. You pays your money, you takes your choice.
